Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei . It is centrally located on the island with close amenities such as groceries, shopping, restaurants, gas stations etc. There are two six storey buildings with elevators. Sugar Beach which fronts the property offers exceptional sunsets and is great for swimming, snorkelling, paddle boarding, windsurfing, long relaxing beach walks on the soft sandy beach, turtle gazing and spectacular seasonal whale watching.

Our beautifully furnished condo on the fourth floor, is a remarkable 30 feet from the Pacific ocean.

As soon as you walk into our condo you will see spectacular views of the ocean and from our lanai you will see a panoramic view of the Pacific along with views of Molokini and other islands. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi and a children's wading pool, oceanfront gas barbecues, sandwich shop and bar and free on-site parking.

Sugar Beach is a beautiful 6 mile sandy beach. Great for beautiful long walks and a great run. It's great for family fun like building sand castles, boogy boarding, paddle boarding, snorkelling and much more. Sugar Beach Resort is central to pretty much everything with an on site sandwich shop, massage, activity planning centre etc. It's also a 20 minute drive to Costco, Walmart, and Target among other convenience stores and amenities.

Sugar Beach Resort is central to almost everything. If you don't have a rental car you can easily commute by bus as Kihei Road which is full of grocery stores like Safeway and Foodland as well as other convenient stores.

CANCELLATION POLICY: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year's, 120+ days for Long-Stay). For cancellations received within 60 days of arrival or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.

LATE CHECK OUT: There is late check out available for a fee IF the unit has not been rented for the following day. This can only be confirmed closer to the date as our calendar is dynamic and can change at a moments notice. If you would like to secure your late check out then the guest would need to pay for a full night.

From December 15 - April 30 late check out is available but at a full night rate as this is our peak season.

Reservation Policy
•Check-in time is 3:00pm / Check-out time is 11:00am.
•Confirmed reservations will receive a letter of confirmation.
•All units are non-smoking and pets are not permitted.
•Rates are subject to change.
•All rates are subject to 13.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
•A 3-night deposit is required at time of booking. All payments must be in USD Dollars.
•Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
•Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year's bookings). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
•All reservations are subject to a $45 booking fee and $129 cleaning fee plus 4.17% Hawaii State tax.
•A ½ day charge of regular priced rent is required to guarantee a Late Check-Out except during winter high season.

•Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people). Additional person(s) charge of $15 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people). Children 12 and under are free, but are counted towards maximum occupancy.
•Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Management Office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred.
•Guest is responsible for all phone charges outside of USA and Canada.
•Owner and /or Management Company and /or hired vendors of Owner/ Management Company may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit to prospective tenants.
•Sugar Beach LLC is not responsible for the retrieval and return of lost and found items.


House Rules
ALOHA AND WELCOME TO SUGAR BEACH RESORT The owner of your apartment wishes you a pleasant and relaxing stay. We ask that you exercise reasonable care of their unit, as well as the property in general.
Please checkin with the Sugar Beach Resort front desk to obtain your pool code. Compliance with the following HOUSE RULES is required for all owners and guests of SUGAR BEACH RESORT:
1. Use of Sugar Beach facilities is limited to owners and guests. It is the responsibility of owners and guests to see that everyone in their party obeys the rules.
2. Quiet hours prevail from 10:00PM to 8:00AM. Please avoid making noise or doing anything else that interferes with the rights, comfort or convenience of other guests.
3. All trash must be wrapped or bagged when deposited in the dumpsters or trash chute, located near the elevators.
4. NOTHING SHALL BE PLACED OR HUNG FROM THE LANAI RAILINGS. Nothing shall be swept or thrown from the lanais or hallway balconies.
5. Please DO NOT feed the birds. Their presence creates unsanitary conditions.
6. Barbecuing on the lanais is prohibited! There are gas barbecues located in front of the Plantation Building.
7. ALL “BALL” GAMES; baseball, football, Frisbee, smash ball, etc. are considered “beach” games and should be played on the beach not in corridors, parking lots, elevators, lawns, or the common area lobbies.
8. Enter the ocean at your own risk!
9. Close all doors and windows when operating the air conditioning.
10. Be sure to secure all doors and windows when leaving your unit or retiring for the night.
11. Lock your car and DO NOT leave valuables in vehicles. ***We appreciate your cooperation in abiding by these house rules. Pool Deck Behavior – POOL HOURS 8:30AM – 9:30PM
A. Sugar Beach Resort does not have a lifeguard. Persons under 12 years of age must have adult supervision present within the pool area. The pool is reserved for LAP SWIMMING or AEROBIC EXERCISE only from 8:30AM – 9:30AM. Please be advised that the temperature in the hot tub can exceed 102’. Pregnant women and young children should not use the hot tub before consulting with a physician. The hot tub is prohibited to infants and toddlers and is NOT a “kiddy” swimming pool – no toys, swimming, or horseplay will be allowed.
B. All persons must wear swimming attire at all times in the pool and hot tub. Infants and toddlers must wear swimming diapers.
C. No one is allowed to climb the gates or fence at any time. You MUST use your room key. Warning – DO NOT use the pool after hours. When chemical agents are being added, gates are padlocked. These chemicals can cause severe burns to skin, eyes, and lungs.
D. No ball playing is allowed anywhere in the pool area. Also prohibited is the use of any type of raft, snorkelling fins, and the playing of Marco Polo, yelling, diving, jumping, or running.
E. Persons using radios or tape decks must use earphones.
F. No glass or breakable containers are allowed!
G. Pool furniture may not be removed from the pool deck and cannot be reserved for more than 15 minutes.
H. Spitting, spouting water, excessive splashing, blowing nose, or discharging bodily waste in the pool is prohibited.

This condo is beautiful. It definitely feels like your home away from home. You have everything you could need for your stay. My favorite part was waking up every morning and having coffee on the lanai with my family. We also enjoyed falling asleep to the sound of the ocean. You honestly can't go wrong with this property. It's close to everything and the price is perfect. Vicky is such a nice lady and Ali'i resort staff is a joy to work with before and during your stay. Thank you again Vicky for opening up your home to my family.
