Centrally located, close to Providenciales’ most important services, this villa sits on a hill just 1,700 ft (0.32 miles) off Grace Bay beach, which is regularly ranked as the best beach in the world. The villa is also 780 ft (0.15 miles) from the country’s largest supermarket, and within a five minute drive of everywhere else. Within a five minute walk is Graceway Plaza, with two dozen or businesses, including a bank, a liquor store, a café, a phone company, and a bookstore. Within a minute’s drive, or a 13 minute walk, are several beachfront resorts (and their in-house, TCI’s National Environmental Centre (with exhibits on local animals and flora), and a beachfront park. The same park is also the site of the very popular Thursday Night Fish Fry, which celebrates local culture and cuisine, and which is a must attend event for visitors.

The Regent Village and Saltmills shopping centers are a five minute drive away, while Turtle Cove Marina, with a number of restaurants, is less than a three minute drive.

Our accommodations
This villa enjoys exceptional ocean views from the master bedroom, living areas, and the balcony. Two of the bedrooms are in loft, which partially open to the living areas. It is newly renovated and tastefully furnished to five star standards, with a full kitchen, full size front load LG washer/dryer, granite countertops, double vanity master washroom (with private water closet), air-conditioning in all bedrooms, Hunter ceiling fans throughout, and a large outdoor terrace with pergola. The villa represents unmatched value for money.

The villa is more private than a resort (it is enclosed by a four to five foot wall), but there are multiple villas adjacent to each other, and there is generally a caretaker on site during the day, making the property far more of a deterrent to crime than the typical villa setting. The property is also well lit at night, with motion sensor lighting at strategic locations.

Pricing for accommodation, groups, and long term stays:
The price for this property varies depending on the time of year and the number of guests. The standard price for full occupancy is approximately $4,650.00 a week (ie just $61 per day, per person), but for groups of less than 11 the price is discounted by $50 per night, per person. Our lowest Winter rate is approximately $2,550.00 a week (5 persons), and our lowest Summer rate is approximately $1,250.00 a week (two persons). This scaled pricing model takes into account the reduced energy, cleaning, and depreciation costs of smaller groups, and it makes it feasible for small and large groups to rent this spectacular property.

Our calendars and the pricing on our online listings are always current, so guests should rely on them to calculate the price to travel on their desired dates. We have enabled and encourage automatic booking, but should interested guests have questions we are happy to quickly respond, and to provide additional information. If guests are staying three weeks or more outside of the high season (ie Christmas and all major U.S. holidays), we offer discounts on our standard rates, with the amount of the discount depending on the length of the stay and the date of the proposed travel.

This listing is for a four bedroom villa (two bedrooms are in a loft). It has two King beds, one Queen, three singles' and a Queen sleeper sofa. It sleeps up to nine persons in beds, but can accommodate up to eleven persons with two persons in a Queen sofa bed in the living room.

The villas have their own Jeep Grand Cherokee sports utility vehicle and a 28’ Pursuit Sports Fishing boat with two 225 hp outboard engines, which are available at discounted rates, 25% off prevailing commercial rates ($500 for a half day and $800 for a full day's excursion). We strongly recommend the rental of a vehicle for a broader, more authentic, and more fulfilling Island experience. Smaller and more affordable Japanese market vehicles are available at much cheaper rates from car rental companies on Island. Our fishing boat has to be booked at least two weeks in advance, and has to be hired with a captain for a minimum of a half day excursion. Rental of both the boat and the vehicle are strictly subject to liability waivers and availability.

Payment terms, processing, and cancellations are done through this site, and are on its terms. We are not paid until after your stay commences.

A Government Accommodation tax of 12% is charged on the weekly rates.

Cancellations less than 60 day but more than 30 days get a 50 percent refund. There are no refunds for cancellations less than 30 days in advance.

The TCI Government charges a 12% Accommodation Tax on our rates.
Security deposits of $250 to $450 are taken for all villas. I stayed here for a weekend (3 nights) with 3 other friends and we had a nice and peaceful time overall. The location is about a 6 minute walk to the beach and about 9 minute walk to the nearest grocery store (IGA) and shopping plaza. We rented a car so both were a 1-3 minute drive. I recommend renting a car from a local company, because it's cheap and will be very convenient to visit other parts of the island. The house itself had 2 bedrooms; master bedroom, and regular bedroom with single bed and bunk beds in it, good A/Cs in both, and living area has strong A/C. The loft bedrooms do tend to get hot during the daytime despite them both having A/C, but get very cold at night. The wifi was strong, kitchen was nicely stocked, and view from patio is amazing. Sherina kept good communication throughout, and the groundkeepers and housekeepers were very nice and helpful. We all enjoyed this house and our time spent here!

The property is centrally located. You can walk to the IG Grocery store. Only 10-15min to airport. You definitely need a rental car! Although the nearest beach is only a 1-2min drive down the road, Turks has several other amazing beaches that you can drive to. The major resorts where you meet for tours and the shopping area is only 10min down the road. The Conch Shack and Bugaloos was less than 15min drive. Loved the fact that the kitchen was fully stocked And plenty of beach towels and bath towels no need to bring your own. Also washing machine and dryer was a huge plus! They also had two chairs to take to the beach. The house is hot upon arrival especially in the loft but after turning on the ac and running it for several hours the house stayed cool and crisp for our entire stay. Sherina and staff were always available to answer questions. The grounds keeper came every morning. I would def recommend this property. Thanks again Sherina and staff!

Wonderful place to live in when visiting the island. The location is perfect and made it easy to explore the island. Only issue that the lack of AC in the living room, but other than that the house exceeded my expectations.

We appreciate that it is blistering hot in the summer, so a three ton air conditioning system is scheduled to be installed in the living area on 28 June, which will now provide for air conditioning in every area of the unit. This, however, is only needed between May and early October, when the existing systems are not sufficient to cool the living area during the day. In the evening, and the rest of the year, the systems in the other areas are sufficient to cool the entire house. Between January and March some guests in fact ask for blankets.

The house was amazing. Everything was organized, clean and ready for our weekend adventure. Upon departure, we were left a bottle of wine and a generous note. The maintenance workers were very helpful and attentive. I must say, our overall stay was great. I would definitely recommend staying at Sherine's place.

Set on a hill overlooking the Bight, one can walk to the Lower Bight Beach from here. The Villa is a 10 minute walk to the beach and easy access to all else by car. It is very pleasant to sit on the porch where you can see the ocean and have breakfast or escape the midday sun or have dinner. Well supplied kitchen and a grill makes eating in easy. Our only real issue was the lack of a screen door on the master bedroom slider which would have allowed in the lovely breeze. It does get hot upstairs during the day but was ok for sleep when we were there in early January. The master suite is very nice and my grown kids were fine with the other bedrooms and 2nd bath. This is a very good value for Provo for a family.

The home was everything we expected and more!!! The location was superb (walking distance to the supermarket, beach) and it was exactly as described on the listing. The space is clean, appliances are fantastic, beds comfortable, and there were also bicycles available which was a plus. There isn't much to do around, but we didn't mind. The "downtown" area is a short 5-10 min drive away where all the larger resorts are around if you're looking for things to do. We would recommend to rent a car to go around to the different beaches across the island. It was truly a fantastic vacation -- you will not be disappointed with the space and scenery. We can't wait to come back!!! :)
