Spend your next vacation at an incredible oceanfront historic house on Manzanita Beach! Recently updated with all the modern conveniences we've maintained the original charm and character. This house sleeps 20 and is great for family getaways & group gatherings.

Please contact us regarding minimum stays for holidays and summers. The minimums are different for these times!

Due to local short term permit requirements, guests must provide all mandated contact information upon booking.

Contact us for permission to bring your pet. Upon approval, we will send you a "special offer" which will include a pet fee of $75 per pet.

Fridays and Saturdays booked together except with special circumstances and owner permission. When a partial weekend is booked, guests still pay for two weekend nights, plus week nights (as example, if a Saturday through Tuesday stay is booked, guests pay for two weekend nights, plus one weeknight; if a Wednesday through Saturday is booked, guests pay for one weeknight and two weekend nights).

Terms of the Agreement:

Please ask about pets. If allowed, there is an additional pet fee of $150 per pet collected after booking.

The Owner has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guest, Guests, or Visitors of the Guests' during their stay [hereafter referred to as Guest(s)] violate any of the terms of this Agreement, the rental period shall be terminated immediately. The Guest(s) waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest(s) shall vacate the premises at the expiration time and date of this agreement.

Further, Guest(s) acknowledge that security cameras may exist on the premises to monitor the security of the home. Guest(s) understand and acknowledge there may be security cameras installed on the premises (exterior and or not in private spaces) to monitor the security of the home. Please let us know ahead of time if you have specific question concerning the security monitoring.

There is a long distance block on the telephone - a calling card is needed for long distance toll calls. Emergency medical and police service can be called by dialing 911.

The Guest(s) shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guest(s) shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Owner as being immediately habitable by the next tenants. Guest(s) shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guest(s) agree that the Owner shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.

Guest(s) agrees to not move furniture with the exception of the dining room chairs, which shall be returned by Guest(s) to their rightful place before leaving. Guest(s) agree to pay for any damage at costs provided by receipt for unauthorized moving of furniture resulting in damage.

The Guest(s) shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins in the garbage shed during their stay for pickup. Monday is the garbage day and is picked up early morning. Trash collectors retrieve trash from the Trash Hut, so Guest(s) need not move trash bins. Guest(s) is cautioned not to leave trash outside for long periods of time because it attracts animals

The Guest(s) shall pay for any damage done to the premises over and above normal wear and tear.

No animals or pets of any kind will be brought onto the premises without prior permission. Guest(s) agree if violating this clause, Guest(s) will be responsible for the cost of deep cleaning the full house and for any lost revenue if the house is not habitable, without pet hair, dander, or stains, before the arrival of the next Guest(s).

The Guests shall not sublet the property.

The Guest(s) shall have no more than 20 persons in total reside, visit or sleep on the premises, including infants, children and visitors. Guest(s) agree that violation of this policy shall result in immediate eviction without compensation. Tents are not allowed to be used on the property.

The Guest(s) shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guest(s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest(s) shall then immediately vacate the premises. Quiet hour starts at 10 PM and lasts until 8:00 AM.

There shall be no smoking inside the premises. Smoking is permitted outside the home. Guest(s) agree to pay a fine of not less than $500 if violating this clause, plus any of the fines mandated by the City of Manzanita, the County of Tillamook, or the State of Oregon.

Owner shall provide such indoor only supplies as towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Owner's family. Paper towels, shampoos, and other consumables are to be purchased by the Guest(s). No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Guest(s) arrives the Guest(s) is free to use them...

The Guest(s) shall hereby indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Guest(s), and that Guest(s) should purchase their own insurance for Guest(s) if such coverage is desired.

Guest(s) agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Owner enforcing this agreement.

Further, Guest(s) agree the local courts of Tillamook County will have exclusive jurisdiction to adjudicate any dispute arising under or in connection with this Agreement. Further Owner and Guest(s) agree to submit all their disputes arising out of or in connection with this Agreement to the exclusive jurisdiction of the Courts of Tillamook County or the nearest applicable local court.

Guest(s) expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest(s) do not intend to make the property a residence, household, or event venue (see Events, below).

We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

Do note we have absolutely no plans to sell the houses. However, if the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Guest(s) stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the Guest(s) vacation. Guest(s) shall allow reasonable viewings of the home between 11 am and 9 pm, present or not.

There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.

It is the Guest(s) responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Guest(s) agree to have a responsible adult supervising minors at all times. Guest(s) is hereby notified that the beach can be dangerous and tenant accepts fully the risks involved. The beach and ocean areas are a risk 100% the responsibility of each Guest(s).

No firearms shall be allowed on the premises according to State and local laws.

Guest(s) agrees that Fireworks and other hazardous materials shall not be used in or around the property.

Guest(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. ; shall cause termination of this agreement with no refund of rents or deposits. Additionally, the property will only be used by Guest(s) for vacation purposes, unless written permission is obtained by Owner for other activities.

No Events, weddings, receptions, retreats, classes, etc. (hereafter referred to as "event" or "events") may be held at the property without prior written consent by Owner. If written consent is obtained for said events, etc., the Guest(s) agrees the maximum number of people on the property at any one time will not exceed the maximum number of guests permitted for the property. Guest(s) in violation of this policy shall cause termination of this agreement with no refund of rents or deposits and agree to immediately leave the premises. Further, any Guest(s) assumes the responsibility of paying for any damages caused by any events, etc. not authorized by Owner including but not limited to loss of Short Term Rental Permit and loss of income from business.

If permission is granted by Owner for the Guest(s) to hold an event, Guest(s) acknowledge Owners security service will make checks on the status of the property at any time.

Guest(s) agrees not to access the “Owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults. The Owners closet is located just inside the main front entry way.

Guest(s) is advised that the property contains a gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood. Further, Guest(s) assumes any and all liability for use of gas grill or other gas powered items.

The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the Guest(s) to inform Owner immediately should the fire extinguisher become less than fully charged. Guest(s) agrees to use the fire extinguisher only for true emergencies.

The property has fire alarms installed and they are believed to function properly at the time of rental. Guest(s) will notify management without delay if a fire alarm “chirps” or has a low battery condition.

Guest(s) is advised that there may be a carbon monoxide detector on the property, but if not, accepts the risk involved in not having one.

Guest(s) shall see to their own security while in the property by locking doors, windows, garage doors, security the property and the property of Guest(s) when it’s prudent to do so.

Owner is not responsible for items of Guest(s) that are lost, stolen, or items left on the premises after departure. As much as is possible and reasonable, valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Owner. The Owner shall not be help liable for condition of said items.

Cable TV is provided and service level has been chosen by the Owner. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.

High speed wireless internet is provided as a convience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Further, Guest(s) agree the internet of the property will not be used for any and all illegal activities, whether under local, state or federal laws. Guest(s) assume any and all responsibility for internet usage and internet activities during the use of Guest(s) stay, including fines, fees, or legal proceedings.

Guest(s) agrees that (if available) air conditioning shall not be set below 70 degrees and heat shall not be set above 70, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation, when rainy conditions occur, or when wind creates a situation that may cause damage. Guest(s) assume financial liability for not following this clause.

Now that we've told you everything To Do or Not To Do, go and enjoy your vacation! You'll note from our Reviews we are easy going and helpful. These Additional Rules serve to ensure both Owner and Guest(s) have a correct understanding of the use of the property.

Thank you for letting us stay at your wonderful house on the beach. We had 4 generations in the house and even with rainy weather everyone had a great time sitting around the fire in the great room and watching the surf. The kitchen was outfitted beyond expectations and made preparing our Thanksgiving dinner like being at home. Our grandchildren had fun digging clams in Tillamook Bay nearby. Thank you for a great place to be with the whole family!

Holy cow the kitchen is so well stocked! Fantastic place to stay as a group! We loved our stay and would definitely go back.... A little high on the pet fee but we enjoyed ourselves all the same!

Our 2nd time and we'll be back next year. This house is great for larger groups with lots of space to hang out inside and out. Right across the street from the beach!

Our second stay here was as wonderful as the first! I think this house may be our favorite place on earth! We can't wait to come back!

Kim and Eric's place was absolutely wonderful. They designed the space incredibly well and it's really calm, restful, and peaceful. It's got an ultra-stocked kitchen which makes cooking for a lot of people easy and easy to clean up afterwards as well with two dishwashers. They were in touch with us the whole time and made the experience really amazing. Would definitely recommend their place if you need a place to gather a small group of people.

We loved staying at this beautiful home with our guests for a creative retreat we held this Spring. The view and beach access is perfect to help fuel creativity and renew the mind. There were so many things we loved about this home but the many comfortable beds, giant-well equipped kitchen and beautiful bathrooms were our very favorite parts. We loved using the fireplace each night when the ocean stormed outside and taking walks on the beach when the weather cleared up during the day. Thank you for an unforgettable stay! We loved every minute!
