Homely, traditional flat near to the botanical gardens, with free parking and great views over the city to the hills. Freshly decorated, with a big kitchen, high ceilings and a spacious lounge, a short walk from Stockbridge and handy for the rest of the city centre.


Classic Edinburgh flat with stunning views and lots of light, a great base from which to explore the city. There are two spacious double rooms, one small bedroom with a single bed and a single pull out chair/bed, there's also a double sofa-bed in the lounge, so there's room for up to 8. There is free on street parking, as we're just on the edge of the controlled parking zone. Watch the sunset over the hills from the bay windowed lounge, get creative in the large dining kitchen and enjoy a night in with family or friends, or pop into Stockbridge for an excellent range of pubs and restaurants.


The whole flat is your home for the duration of your visit.

There are two spacious double bedrooms, with wardrobes, bookcases and full length mirrors. There is a large separate lounge that gets the afternoon sun, with a selection of games and DVDs in the cupboard. The kitchen/dining room has plenty of room for cooking and entertaining, and has the all important dishwasher for afterwards. The bathroom has a bath and shower. There is also a small single bedroom (box room) with a single bunk bed (2m up and accessed via a wooden ladder), and a chair that folds out into another single bed below it (perfect for kids!). In the lounge there is a double futon.

There is also a shared garden that you will have access to.


You can have as much or as little interaction as you want. I am happy to chat about the local attractions (though you should only listen to my pub suggestions if finding the best real ale is your main priority!). Feel free to text throughout your stay if you have any questions.


There is also a highchair in the flat, a hairdryer and an iron/ironing board. In general I won't be in any rush when it comes to check out time on the last day, but please give me a rough idea in advance, so I can plan when to come round and change the beds etc. Please also let me know your intended arrival time with your booking. If you need a left luggage facility please let me know - in most cases I should be able to work something out.

Relax, and treat the flat as you would your own home. But please bear in mind that we've just redecorated most of the rooms and bought new furniture, so want them to stay looking nice.

We don't charge a cleaning fee, as we hope you'll leave the place tidy.

We get on really well with all our neighbours, and we're lucky that they are all lovely. Please be considerate to them after 10:30pm, by keeping noise in the communal stair to a minimum, avoid slamming doors, and don't buzz excessively on the entryphone which is quite loud. If you're staying up late talking or watching TV, please keep the volume at a reasonable level and keep it towards the living room area of the flat where it is less likely to disturb others. Also no smoking anywhere in the flat or common stairwell.

Great location near the Botanical gardens, close to Edinburgh center! Majestic open top bus route goes close by on Ferry Road, which was convenient to get to see the sites (URL HIDDEN)

Great location and very easy to access public transportation. This flat was very close to family we were visiting so this was a very big plus for us. The flat is spacious, it has 3 bedrooms with a separate living and separate kitchen. The 3rd bedroom as shown in the pictures is a bunk bed loft. Our kids are too young, so we kept this door closed and they quickly forgot about it. The amenities include tv and wifi which were great. The building is old and they did make updates to the flat. Ross was very responsive and very nice.

Ross is definitely the best host I have had thus far on airbnb! He is super helpful in giving out information and anything that you might need. His house is really close to anything that you might need and Ross is always willing to lend you a hand if you need it! house and host are excellent. House is also plenty spacious and comfortable!

My family and I stayed at Ross's flat for three days and were extremely grateful to Ross for facilitating our visit. In addition to providing detailed directions to the flat from the station, Ross passed on a wealth of information and recommendations for things to do in the city and nearby area. His flat is in a neat area (right next to the Royal Botanic Gardens, which are quite expansive and beautiful), removed from the main bustle of the city but we found it easy to get around by several nearby bus lines that run straight into the rest of the city. The flat itself is beautiful and well furnished, with nice views and a fairly spacious kitchen for cooking. We loved our time in Edinburgh and would gladly recommend Ross as a host.

Ross's place was lovely and clean, well stocked with everything we needed. The location was great with nice views! The kids loved the bunk bed and we really appreciated the dishwasher! Would love to stay again sometime!

This was a fantastic place to stay for the group of 5 of us! The place was really close to the Royal botanical gardens and not far from some really good pubs! It took a bit of time to walk to some of the other major tourist attractions like the royal mile and arthur's seat, but taxis and ubers were really cheap. The place itself was really lovely and we felt like we had a lot of room. Highly recommend.

We have booked 3 accommodations from airbnb during our trip to Britain and Ross is absolutely the best host and his flat is the best among the 3. Almost everything a tenant may need is prepared and the necessaries are adequate for 8 people. The single bedroom is small, so it is better to sleep just one person. Outside the flat is the view of Royal Botanic Garden, which is really amazing seeing that beautiful green. Also, Ross is really nice and helpful, and the gift is sweet:)
