This house has 3 levels; first one with the living room, dining room, and open kitchen with bar counter facing the terrace, with an extra dining table set and sofas for you to enjoy drinks and food surrounded by nature. The first floor also features a guest bedroom with a full bathroom.

The second floor features the master bedroom with a king-size bed, its own terrace with double bed and umbrella to chill and relax. A huge bathroom with double sink, and walk-in closet are also part of the master room. The second guest bedroom features a queen-size bed and a balcony.

At the top, the private rooftop terrace. Enjoy the magnificent view of the turquoise waters of Akumal.

The residence is fully equipped with linens, towels, kitchen appliances, internet connection, satellite tv in all three bedrooms plus in the living room, and a lot more.

· Check-in starts at 4:00PM

· Check-out is before 11:00AM

· Leaving the property after the check-out time without prior consent of a manager will incur charges in the security deposit.

· In case of missing the house key, you will be charge a fee of USD 35, which covers the replacement of the door's lock.

· Pets are strictly prohibited.

· Smoking is strictly prohibited inside the unit.. Evidence of smoking within the unit will incur in an immediate loss of the security deposit.

· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.

· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

Our experience here was absolutely incredible. Pao's level of responsiveness to communication could not have been better. Booking, check-in, and all the administrative aspects were simple and fast. The home is absolutely gorgeous and set in such a quiet, well protected community. The security staff on site could not have been nicer. A 3 minute walk to the beach, yet secluded in its own way, we loved the location. The home contained every amenity we could hope for and we never found ourselves searching for something that wasn't there. Cooking many meals at home, we made extensive use of the well-stocked kitchen, which was beyond expectation. Evening sunsets on the roof were incredible. I could go on and on. We will most definitely be back. Thank you Pao!

We had a great family week with a baby and older kids. The house itself is nicely done -- I especially enjoyed the roof deck. It was well fit out, well kept, and in excellent shape. Pao was very responsive and very helpful. A few things we thought other folks should be aware of: The townhouse is across the street from the ocean side, which means that it's not "on the beach" but a 2 min walk. We weren't quite sure about that when we booked. And the walk to Akumal Beach, where most of the swimming and snorkeling takes place, is about a 10-15 min walk along the beach (a nice walk!). There are restaurants on the block and on Akumal Beach , so you can walk to dinner, which is nice. Also, the availability of the pool(s) is at the Bahia Principe and the Tao Wellness center, which are short 5-10 min drive south along the highway, but there's no pool at the complex itself. Lastly, people should know that there was a daily pesticide spraying which took place every evening. I understand the need for this with Zika and everything, but it essentially meant that we kept all the windows and doors closed, and didn't use the the patio and outdoor grill for fear of any exposure, especially to the baby and the older kids.

Great location on the ocean and walkable restarant and grocery store. Condo well equipped with beach supplies.

This is a really breathtaking property- as nice, or even nicer than the photos. Beds were extremely comfortable, master bedroom/bath with private sundeck was luxurious. Pao was responsive in answering questions, coordinating things needed for our arrival and even providing us with a DVD player for our visit. During our stay, we did find it a bit difficult to contact the office to ask questions. It is very nice to walk 2 minutes and relax on the beach but the water really isn't swimmable even with water shoes. We were 2 adults, teenage son and 2 young girls (2,4). Because of the stylish design of the home it definitely isn't child safe for kids until they're around 8- the stairs from the first floor are completely open on 1 side, the one of the railings on the 3rd floor terrace has a huge opening 2 feet up. Overall, we loved our stay and would love to come back (when our kids are a bit older)

La ubicación de la casa es excelente si uno va con auto y decidido a recorrer la rivera maya. Akumal tiene unas playas preciosas, esta a pocos minutos de Tulum, playa y Ruinas, y a un paso de la ruta para recorrer Puerto Morelos, Playacar, Playa del Carmen, Cancun, etc. La casa es muy comoda para adultos principalmente, no recomendable para niños pequeños. El parque esta lejos de la entrada (200mts) , eso a veces complica pero no es terrbible. La zona es muy tranquila y segura, hay siempre personal de seguridad a disposición. La casa es esplendida, muebles y decoración bellisimos, totalmente equipada con todo lo necesario para disfrutar, incluidos elementos de playa. La limpieza excelente también y la comunicación genial, era cuestión de llamar o escribir y en minutos estabas para solución o resolver.

I stayed here for 6 days for a trip primarily meant to be relaxing and to just get away from it all. It worked perfectly. I arrived at the home to find it beautifully decorated, well stocked, clean and in fantastic shape. The home is relatively new, it's modern, plenty of beautiful windows (lots and lots of windows, it's fantastic), and individual air conditioning units per room to keep the temperature well adjusted. The house is just amazing. I truly loved it. The check in process was easy as can be, and there was plenty of help if I needed it. If I had any questions about anything, Pao or Darren were there to answer them. I had a great time, I'd recommend this to anyone as you really can't go wrong with a home that's steps to the beach, and close to everything else. I look forward to coming back soon!!!

The house was very beautiful and comfortable and the security staff were very friendly and helpful. Akumal is a lovely beach community and staying at the villa enabled us to feel part of that. We were especially surprised to be able to walk from the villa along the beautiful beach to all the great restaurants, yoga studio & shops
