The Wireless Network is Broadsail Online. There will be 2 or 3 that can be viewed as wireless networks available. Chose the one with the strongest signal. For some computers, you don't even have to search for a wireless network, just try to open your internet browser, and it will go to the Broadsail Online Homepage. When at the Broadsail Online home page, select "Use Membership" (Topsail Reef has a membership). It's on the very right end of the menu bar toward the top of the page.
Another small window will open and ask for the Username & Password.

RIP CURRENTS and BEACH SMARTS
o IT IS VERY IMPORTANT YOU LEARN ABOUT RIP CURRENTS AND TEACH ALL GUESTS ABOUT THEM; ESPECIALLY CHILDREN.
Rip currents are relatively common in North Carolina and how you respond could make the difference between life and death. I’ve never seen a rip current at the Topsail Reef since we purchased the Sweet Escape, but I’ve witnessed others in trouble on other NC Beaches, so I’m on a mission to make sure all my guests take a moment to learn about them. Knowledge is truly power with these deadly currents.
This beach and ocean are amazing and it’s always changing! Just a few things to keep in mind. Some ocean creatures have seasons. This means at certain times of year there will be more fish, jellyfish, stingrays, etc. Stingrays don’t like to be around humans and will typically swim away when you approach them either swimming or walking. Stings typically happen when they’re being taunted. jellyfish stings are more common. Typically, they will feel like something scraped your skin for about ½ hour and then the irritation typically becomes unnoticeable. If you want to neutralize the sting faster, use white vinegar (located in the cabinet above the oven fan). Jelly fish range in size from 1 inch to 1 foot in diameter here. Most jellies at this beach are just annoying and can be painful, but none are life threatening unless you’re allergic. With a sting, typically with a good white vinegar treatment, time, and perhaps an ibuprofen, you’ll be back to play in no time.

BEACH AFTER HURRICANE MATTHEW
Our fall season has been such a beautiful time there!!! We are thankful to still have our beach front condo after hurricane Matthew hit and extend our sympathies to those who have lost their homes due to damage and flooding. Due to the storm, I do want to make you aware that the water hits our building during high tide so you'll have to walk to building #8, or the public access just south of building #8 to access the beach at high tide until they place new sand from hurricane Matthew. That said, our guests are still having a great time there, and we even had a fantastic guest wait out the hurricane on their day of check-in, and head down the next day after it passed, and stayed there another eight days.
The couch has been updated and there is a new recliner. The bed is brand new and is probably the most comfortable bed I've slept on to date.
Let me know if you have any other questions about the beach condition.

BALCONY
o Ocean rescue can is located in the storage bin just in case – beware there are no lifeguards on Topsail Island.
o Do not hang towels over balcony; use the Adirondack chairs instead.
o Adirondack chairs belong on patio to left and storage bin in the far right on the balcony during your stay, and are not to be removed from the balcony.
o Beach stuff is there for your use, but gets good use over the rental season, so you may need to rent items you want for play or recreation. These items can be (EMAIL HIDDEN) Please make sure items are rinsed and washed with water when you bring stuff in. Older body boards are on the deck. Newer body boards (when supplied) should be washed, dried, and placed under the bed for storage.
SLIDING GLASS DOOR
o Remove security pole(s) before opening which is used to lock the balcony at this time (there is no bolt lock on the door at this time).
Keep vertical blinds to the left when door is open. Sea spray isn’t kind to our sliding door screens for this unit and they keep rusting/breaking every year, so please handle the screen with care.
AIR CONDITIONER
o If not working, trip circuit breaker, or contact Emily for help?
BATHROOM
o If no hot water, check to make sure 2-green circuits in the electrical panel are on; this turns on the hot water heater.
BEACH
o Do not climb on dunes/sandbags including using the balcony to enter or exit from!!! They are protected and may impose a $500 fine. Please teach little ones about this ordinance to use access stairs only. There is no curfew on the beach at night! It’s really fun to grab a bucket, & flashlights and go crab exploring at night.
TV-VCR-DVD
o A very basic TV and DVD player is located in the unit. The DVD cord in the bedroom is often located in the drawer just below the TV.
TENNIS
o Don’t forget your favorite tennis racquet and balls for a game of tennis!
PARKING PASSES
o Parking passes are only needed during high season when parking is scarce. Display in front windshield. They are located in the condo in the “What to Do” book, or on the counter. During high season, the HOA pays “off duty” cops to patrol our parking lot to prevent unauthorized parking – not because of crime. If there are no parking passes, simply put a piece of paper in your front windshield with “Unit 163”, and notify Emily of missing parking passes.
WHAT TO DO BOOK
o Be sure to verify any plans to make sure options are still in business prior to making arrangements. Also, you can check with the Chamber of Commerce to see about dining. (URL HIDDEN) Some guests have also made recommendations of restaurants in the guest book in the unit.
BUNKS
o These beds are a size twin if you rent or choose to bring your own sheets.
WATER AND WATER HEATER
o During high season, the water heater should be left on. To ensure you’ll have hot water, check the water heater breakers upon arrival (green) to ensure they have been tripped so you’ll have hot water. Please note that water pressure can be lower during high season on the island during peak use hours.
PANTRY
o When you first arrive, it’s nice to have a few things to munch on until you get a chance to go to the store. Please feel free to eat whatever items you’d like, but don’t forget to re-stock what you eat. Use a pad of paper available to keep track of what needs re-stocking.
o The refrigerator may only be left on during high and mid season.
LAUNDRY
o Recommend bringing plenty of quarters in case you need to do laundry. Please note that during high season, washers and dryers are in high demand so you may need to try multiple times to get a washer and dryer that is available. With children, you’d be amazed at how many clothes they can go through.
o The unit comes with plenty of blankets, but it is the renters responsibility to ensure they are left clean for the next guests.
THINGS TO BRING
These items are usually found in the unit, but can at times be out, so be prepared.
o Paper towels and toilet paper (usually there, but sometimes we’re out)
o Hand soap and dish soap
o Laundry detergent/fabric softener
o High Season - Lots of Sunblock!!! Can’t emphasize enough to wear 50 spf minimum sunblock at all times during the summer! You’ll still get a great tan and it won’t ruin your vacation shortly after arriving with a bad sunburn.
o A great book to read – we have a few in the unit if you forget.
o Board Games – when the weather is too cold, or too hot, great board games are really fun to play in the living room. We have basic scrabble and chess in the unit.
ELECTRICITY
o If you visit during winter or mid-season, you may need to make sure the main power breaker is on when you first arrive. The circuit breaker is to the right of the bathroom in the wooden box on the wall. The top switch is the main circuit breaker. If you arrive, and the main power has been turned off, the refrigerator should be left open to keep it fresh. In this case, you will need to turn the light bulb in the refrigerator to turn the light on. The light bulb works, but is unscrewed when the refrigerator is left open during winter season.

This skin protector creates an invisible barrier on your skin to prevent blisters, chafing or any skin discomfort caused by friction. For most guests who swim in the ocean, this is a must!
4. High Season – More sunblock than you think you’ll need!!! Suggest invisible spray on as rubbing lotion on your body with sand blowing in the air is not a good combination.

NOTE FOR RETURN TRIP!!!
(SENSITIVE CONTENTS HIDDEN) maps, and GPS always map a different route back via hwy 50 which is not as fast as taking Hwy 24 East back up to I-40. To avoid this, remember, when you see the checkered water tower on the right, and go under a highway on 17 North, it’s the next left hand turn to get onto West Highway 54. I can’t tell you how many people MISS this turn off and end up very frustrated when they drive into the town of Jacksonville.

The Sweet Escape - Self Check-Out
13 POINT SELF CHECK-OUT PROCEDURE FOR ALL GUESTS
1. Check out is by 11:00 AM
2. Empty all garbage and place new bags in every garbage can (save grocery bags for small cans)
3. Wash used dishes, dry, and put them away
4. Fold dry/gently used blankets and leave on couch/bedroom. Wash and fully dry wet/dirty/sandy blankets. Please note that there might be damage deposit charge of $50 if large blankets/comforters need to be washed.
5. Empty ALL perishables from kitchen –
6. Make sure wood pole is placed in sliding door and bedroom window and the front door key is put back in lock box for next guest.
7. Summer high season only – leave both air conditioners set to 75 degrees.
Other seasons - turn off air conditioners, and turn off ALL heating elements on walls in the kitchen, bedroom, bathroom, and living room.
8. Turn off all lights including the TV.
9. Do not leave any inside furniture on the balcony (inside chairs, high chair, etc.)
10. Double check to make sure there is no food left out. The ocean humidity will quickly ruin the food and it will attract bugs if left exposed possibly causing an unpleasant visit for the next guests.
11. Make sure key is in the lock box and extra key hung up on the hook above the phone, and put parking passes back in the welcome book.
12. Notify Emily through AIRBNB messages that you’ve checked out.
13. After you return e-mail me a brief description of your experience and give me feedback of how I can make it better next time?

ABOUT CHECK-OUT HOUSEKEEPING
Check out housekeeping does not cover washing dirty dishes, putting away dishes, emptying trash from premises, soiled or dirty blanket/sheets, and perishable food clean up. Extra charges will apply for extra work and is up to the discretion of the housekeeping service to impose charges which will be taken from the damage deposit.
Linens – The renter is responsible for all linens for the unit which include bed sheets, bathroom towels, beach towels, and kitchen dish rags.
All used blankets must be left clean. If comforters or blankets get soiled, it is the responsibility of the guest to wash them and fully dry them, or plan to pay extra for cleaning them out of your damage deposit up to $100.
TYPICAL ADDITIONAL CHARGES FOR ADDITIONAL HOUSEKEEPING SERVICES NEEDED
Note: Any additional charges will be deducted from your damage deposit.

o Cleaning is our highest priority at the Sweet Escape!
o Guests may use this check list upon check-in to ensure that the unit is cleaned to the owners’ expectations.
o Upon check-in, please notify the owner by text if the unit is not cleaned properly so we can notify the cleaning crew.

TOPSAIL REEF HOA RULES
1. Loud noises, music, etc. and unacceptable behavior will NOT be tolerated. Good judgment and consideration will be expected.
2. Charcoal, gas and electric grills are prohibited at the buildings, walkways, and back porches. Interior heating systems requiring flammable fuel are also not allowed. There will be no open flames of any sort.
3. Pets are ONLY permitted for Unit Owners. RENTERS ARE NOT ALLOWED TO HAVE PETS!! Owners may be fined. All owners MUST pick up after their pets. Stay within designated areas for pet walks.
4. Stairways/breeze ways are NOT to be used for running or playing. Bicycles are NOT to be parked in stairways/breezeways. Storage in these areas is also prohibited. This includes back porches.
5. Walking on Dunes is NOT permitted ($500 FINE). Their importance to erosion control creates the need for their protection. (NC State Law prohibits the picking of sea oats with FINE)
6. Balcony rails are NOT to be used as clotheslines for towels, blankets, etc. Outside lines may not be installed for this purpose. The balcony needs to be kept clean and uncluttered.
7. FIRE HAZARD: Cigarettes/butts must NOT be thrown over balcony or back porch rails.
8. Fenced in dumpsters are located throughout the property for disposal of all trash. Place trash in the receptacle and not on the surrounding ground. Household furnishings are NOT to be placed in or beside dumpsters.
9. Boats and trailers should be parked in the side parking areas by Buildings No. 1 or No. 8
10. Kayaks and Canoes should be placed in the rack provided at the south end of the parking lot.
11. Occupied campers are NOT permitted on this property.
12. Setting off of fireworks and/or the carrying of unregistered concealed firearms not in accordance with the NC State Laws are prohibited.
13. Fishing is allowed in front of the villas but consideration of swimmers is required. The cleaning of fish, fowl, or game is not allowed in any common area.
14. Vehicles are not to be washed nor maintenance performed in the main parking area. All vehicles must have current tags, inspection stickers and Topsail Reef Parking Permit. Any vehicle not kept current and non-operable vehicles beyond 30 days will be towed at owner’s expense.
15. Speed Limit within the parking area is 5 mph.
16. Rules pertaining to tennis courts and swimming pool will be enforced as posted. If you do not have a pass, contact the rental Management Company or owner. PETS AND/OR GLASS CONTAINERS ARE ABSOLUTELY NOT ALLOWED.
17. Use of skateboards, roller blades, roller skates, manual scooters, and bicycles are NOT to be ridden on the property. This also

18. ALL TV , internet and pest control requests using the HOA account must go through HOA office ONLY. Fees will be applied should any calls be made directly from homeowner or renter on the HOA account.
19. PLEASE use the Recycling Dumpster at the center of the development for recyclables ONLY.

Although this is an older apartment unit, it is very clean with a deck on the beach! Emily provides everything you will need for a perfect beach vacation. Great location and nice area.

The host, Emily, was wonderful. She was responsive, accommodating, and flexible. There was a scheduling miscommunication with the cleaning service, but she handled it swiftly on the spot. The apartment itself was simple but it has everything you need. The full kitchen was perfect for making breakfast in the mornings and the air conditioning was very much appreciated. The place was both clean and neat, and it is super comfortable for a small family or a group of friends. The location of this place is amazing. I was able to nurse my baby on the balcony while watching the waves crash every morning - it was peaceful and beautiful. And at night, the balcony is perfect for looking at the stars above the ocean!

We really enjoyed the ease of check-in, the sound of the ocean pretty much at our door step, and the first floor location which made coming in and out super pleasant. It was a lot of fun to have such fast access to the beach at all tides, and this is a prime location for finding sharks teeth. I really liked this host's hands-off approach. She gives you access to all kinds of information, and then lets you enjoy your stay. She seems very conscientious and like she would be available if you had any problems. We found the place exactly as described and had no issues what-so-ever. Thanks!

Molly, Thanks so much for your positive review! We've got Lowe's coming next week to measure to replace all the flooring to laminate floors. Hopefully this will help with our guests who LOVE the ocean as much as I do and might have accidentally brought in some ocean water to the existing carpet. The place as a whole would be nice with a few fixes. We couldn't sleep on the bed at all. We actually left one night early so we didn't have to the last night. At first it feels soooo soft but then you sink into it and it becomes very uncomfortable and impossible to sleep on. There is also an awful mold/mildew smell throughout the entire condo. Luckily we stayed gone all day and came back to shower and "sleep". I couldn't stand to stay in the smell. I did find the exhaust fan switch in the bedroom which seemed to help but it is very noisy. We have never stayed on a first floor before usually higher up but the condo felt damp, even the furniture. Emily said it was from being on the first floor but the damp combined with the smell was all around unwelcoming. The view on the balcony is beautiful as long as you were standing up. I like to go out to the balcony and sit and enjoy the view and clear my mind, but you can't at this condo. Once you sit in the chairs on the balcony the only thing you see is the fence and sand dunes obstructing the view. The location is great and we didn't mind walking to building 8 for beach access during high tide. The beach is very peaceful and private. Everyone we met was friendly and offered advice fishing and recommendations on where to eat or visit. We would definitely go back to the area, but just stay at a different condo higher up. The price was nice, but it would be worth spending a few extra bucks to not have that smell.

Annicka, I'm so sorry about your unpleasant stay. I would love to have you visit again. We are on the schedule with a contractor to replace all the floors this spring with beautiful tile throughout because we have guests that I think are tracking in ocean water during their fantastic time at the beach. We have many guests with small children who might have tracked in ocean water the weeks prior to your visit so I'm very sorry. I'll update the page when it's been completed. I'm sorry you don't like the bed - our guests absolutely have LOVED it so this is the first negative review I've had of the bed! It's the best bed I've ever slept on personally so I think it's a matter of personal softness preference. I love a soft bed and this one is brand new. I'm sorry you didn't like the Adirondack chairs either on the deck. We opted not to get the taller bar chairs for comfort over the view when relaxing on the chairs so again a preference and those chairs are clearly featured in the pictures. As for the little bugs, our home owners association will be notified ASAP to resolve that issue and please in the future notify hosts immediately if you have bugs in a unit because that is a health issue that needs to be addressed immediately so they don't multiply. I provided my email and cell phone number so I would have appreciated this concern during your stay. My current guests are affected by me not knowing. I hope you have a better experience with airbnb in the future. We love hosting, we take feedback seriously, and we love being guests at airbnb.

Pros-the location is amazing!! You can hear and see the ocean from the living room. The little balcony is nice to stand out there and enjoy the view or have your morning coffee from there. The neighborhood/building is great nice neighbors and very quiet. Parking was great. Cons-the place is outdated with old stained carpet, outdated furniture, Tv had a weird screen. The sofa bed mattress is very worn out and thin. ( I don't recommend sleeping on it) Some of the dishes that were put away were not clean, there were tiny bugs in the kitchen, no paper towels or a dish towel, small things but they add up. The place really needs a facelift and someone to maintenance it & it would be so adorable and pleasurable to stay in. Its great for two people but no more than that.

Denise, First off, I'm so happy you got to stay with us. The sofa mattress has an air mattress built into it which I'm guessing you might not have seen needs to be blown up. It's the best sofa bed air mattress you can get with a spring mattress below, and an air chamber up top which has to be blown up. I'm so sorry if I wasn't clear that this was a hybrid airbed and will notify my future guests about this more clearly in the welcome packet. As do not provide linens as is clearly stated in the rental, and offer the opportunity for you to rent linens from our cleaning company for $25 direct through them. We used to provide linens, but guests had a difficult time keeping them in our unit. Our unit is scheduled to have beautiful tile floor installed throughout the unit this spring and our unit is next in line, so I agree on the carpet. We love having carpet but our guests keep tracking in ocean water which makes the unit smell so unfortunately we have to change over to tile which doesn't feel as good as carpet when you still have a bit of sand on your feet, but is more sanitary. We were in the area for a Marine Corps ceremony at Camp Lejeune and Emily'splace wasn't too far away from the event and it was nice to stay in a neighborhood instead of a hotel. Her place was exactly as described and pictured, check in couldn't be easier. The location is AMAZING which made for a wonderful and relaxing weekend!
