Newly added are latest NEST ( SMART Thermostats) - Please keep in mind all air conditioning is monitored for safe operation and continued pleasure during your vacation stay, owners are notified via email and phone SMS if the AC system has been put to an unsafe equipment level so in effort to protect all from air conditioner lock/freeze temperature limit is 74 the lowest.

Pool/Spa: Pool/Spa heat upgrade is optional (Not recommended/required from May-Sept, however we do recommend getting it from October through April, if you plan to use the pool/spa). If requested, it’s an additional $35 per night (3-night minimum). This means if your stay is for only one or two nights, the fee will be an additional $70.

*** Pool/Spa Heat Disclaimer: If the outside temperature is below 60 degrees, the pool/spa heat may not heat up adequately due to the low outside temperatures. The pool/spa heat generator may not even turn on if the temperatures are too cold, as to keep the generator from overheating and burning up. When it is very cold outside, all of the heat in the pool dissipates faster, making the generator work even harder to get the pool/spa up to temperature, so the generator won’t turn on for safety purposes. Properties managed by owner, cannot be held responsible for weather conditions affecting the efficiency or operation of any pool heaters. No rebate can be approved based on circumstances beyond the Property Owners .

Pool Area and Children. Children must at all times be supervised by parents or other responsible adults when using the swimming pool. All persons use the pool and surrounding area entirely at their own risk. Pool patio areas and tiling inside the home can be very slippery when wet. Diving is not permitted. Quiet Time. Please note quiet time around pool area is 10:00 p.m. to 8:00 a.m. unless otherwise indicated at the home or Sub-Division.


Trash days are on Monday mornings and recycling Days are on Friday Mornings, as a guest, it would be much appreciated and helpful if you are visiting during these days, if you would bring the trash and recycling out to the edge of the curb in front of the home. This way the garbage is emptied for our next guests. If this is done, it will not guarantee that the can will be empty, however it will help in making them become less filled. Think of it as a pay forward courtesy. Thank you in advance for your understanding and assistance with your participation in keeping a clean environment.

Valid Reservation of a Vacation Home between Homeowners (hereinafter called the Owners) and the person making the reservation (hereinafter called the Guest) is valid after (a) the terms and conditions/booking confirmation has been sent out; and (b) Any guest who confirms a reservation at our listing will be responsible for damages. No charges or authorizations will makes a claim within 48 hours after check out.

Payment in full is required at the time the reservation is made. Receiving this Reservation Confirmation indicates the Guest accepts the terms and conditions for rental of vacation home and warrants that he/she is authorized to agree to abide by them on behalf of all other persons named on the registration form including those substituted or added to the reservation at a later date. The Guest may not sub-let or assign the property or share with other than the persons included in the agreement with the Owners. Additionally, acceptance of these terms and conditions authorizes Owners to charge Balance Due (including any additional requests by the guest); and to charge any additional amounts for gross miss-use of the property.


You must notify Owners of any damage or theft to the unit during your occupancy. Owners is not responsible and or cannot be held liable for any lost and or left behind personal items.

Cancellations. We recognize the strict cancellation policy that Airbnb provides.

Rental Period commences after 4:00 -8:00 p.m. local time on the day of check in and the property must be vacated before 10:00 a.m. on the checkout day as stated on the Reservation / Confirmation form. Any late check outs may be subject to a $35 per hour fee.

Persons / Children under the Age of 21 years are not acceptable unless accompanied by parents or a responsible adult.
July 4th -No fireworks allowed in and around the home.


Use of the Accommodation and Amenities is entirely at the user`s risk, and no responsibility can be accepted by the owners of the property or the Managers for injury, or for loss or damage to the user, visitors or their belongings, however caused. Baggage and personal belongings are at the Guest`s risk at all times, and no responsibility can be accepted for loss or damage to any vehicle or its contents.

The Guest is Responsible for the Property. These properties are privately owned and the Guest is expected to take reasonable care of it. All damages and breakage`s are the legal responsibilities of the Guest and their cost shall be paid on demand. Kool Aid (as well as other colored punches and grape juices) are not permitted inside the home. These beverages cause stains that are unable to be removed from carpets and upholstery. A $250 fee will be charged if stains are found as a result of your stay, caused by the above items.

The Guest is also responsible for occupying the home in a quiet and dignified manner. Any maintenance or repair of the premises, equipment amenities or fixtures required due to misuse will be charged to the Guest. Owners cannot under any circumstance be held responsible or liable for any accidents or injuries to guests however incurred or for loss of money, jewelry or valuables of any kind. Barbeque/Grills - it is the duty of the customer to clean any barbeque / grill provided after they have used it. A charge of $35 will be made against the Security Deposit in the event the barbeque/grill is left unclean.

End of Stay Cleaning - a house cleaning is included in the cost of your stay. If our housekeeper should need to spend more time cleaning the property after your stay than the normal time allotted by the Owner you will be charged accordingly, so please leave the house in a reasonable condition.

Service Calls to the Home - Our office is open from 9:00 a.m. until 4:00 p.m., Monday - Friday. Non-emergency service or maintenance calls to come out to the property outside of these hours will incur a $50 charge.

As the owners reserves the right to refuse service to anyone it considers an undesirable guest.

Each Unit Has a Maximum Occupancy Level: if the home is equipped The Guest undertakes not to exceed these maximums and understands that any violation of the limit will be cause for immediate eviction. Occupancy is defined as any overnight guest in or at the house`s premises.
The Houses Are Privately Owned Homes and are decorated according to the owners` tastes and preferences. The Managers cannot be held responsible for providing additional furnishings or equipment not presently available in the unit. Should the Guest consider that there is any reason for complaint while staying in the property; the Guest must contact the Managers.

In the Unlikely Event of Equipment Malfunction, the Managers will strive to reduce the Guest`s inconvenience by expediting any necessary repairs to the home`s appliances and fixtures. However, no rebate can be approved based on circumstances beyond the Managers control.
Should the Home Become Unavailable due to circumstances beyond the Managers control, the Manager reserves the right to substitute the reserved home with a comparable accommodation. In very rare Instances, circumstances may dictate that the Managers must cancel the contract prior to the guest taking occupancy of the property. The Managers reserve this right of cancellation and will refund all monies received from the Guest in this circumstance. The Managers or the Owners of the Home Will Not Be Liable for any loss or delay to or cancellation of the Guest`s vacation plans due to industrial disputes, riots, threat of hostilities, political unrest, natural disasters, aircraft grounding, closure of airports or ports, weather conditions or any circumstances beyond their control.

This Contract is subject to and shall be construed in accordance with the laws of Florida and the parties hereby submit to the exclusive jurisdiction of the United States Courts System.

Tenant agrees to abide by the Rental Rules attached as “RENTAL RULES” at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Tenant agrees to abide by policies set by the management, refrain from loud noise and to return unit in clean, sanitary, good and rentable condition and pay costs for final cleaning. Tenant will obey all Rules & Regulations, Smoking Bans, Animal & Pet Bans & Noise Bans.

1.Smoking not allowed within the home for everyone's pleasure..

2.Pets are allowed upon request in advance notice additional fees. (Signs posted) $ 50.00 per pet

3.***GUESTS over 14 ppl are REQUIRED TO HAVE DAILY HOUSE-KEEPING SERVICE at Owner discretion (not the cleaning fee at checkout included with rental) if staying more than 14 days time frame***

4.BBQ Grill (cleaning : please clean when finished) Please do not leave food on grill. (there will be extra fee if at check out is not cleaned) (signs posted)

5. All toiletries are startup (ie. toilet paper)

6. Garbage collection fee will be taken from security deposit if not taken to curb on select recycle and standard non recycling days posted on Sunday night and Thursday night.

7. Pets are permitted only with prior approval and the Pet Addendum must be complete.

8. Parking:
Vehicles are to be parked in designated parking areas only. Parking on the road is permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping:
There is no daily housekeeping service. We offer cleaning service at request – payable in cash by tenant after service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

10. Pool:
Please BEWARE pool patio and pool floor may be slipperty when wet. We are not responsible or liable. So please be careful!

A great location for Disney! The home was clean and communication with the owners was easy. Thanks for a great stay!

Very disappointed! When we arrived, the house was a warm 84 degrees, it was 103 outside. The thermostat will auto adjust to a much higher temperature then 74. I suggest checking it hourly if you desire74. The kitchen drawers had food crumbs in corners, the oven had a layer of foil in bottom covered with food. There was hair in the bathrooms, on the floors and under the beds. The pool was dirty as well as the hot tub. Both had remnants of outside debris in them and the host tried to say it was not dirt. The hot tub filter in the bottom had hair in it. The barbeque grill was covered in food and ants when we arrived. When I asked the host she told me, well what do I expect it is outside. Note in the pictures it is under the enclosure, really it is back behind the enclosure. There was dog droppings in pool area. Pool area has holes in enclosure, bring bug spray. The game room leaves much to be desired. There was not one board game that we could play as the pieces were missing and torn. The pool table was lopsided and had 1 stick with a tip and WAS NOT an adult sized table. The ping pong table, the net was full of large holes and would not stand, the table was broke into 4 pieces without paddles. The air hockey table was warped with water damage and although the air would come out it would not slide the puck across the table. Holes in the padded game room floor and the wood enclosure although cute, was not sanded and if touched would cause a splinter. That goes for the fire place(not real) in the living room. Beware of splinters! The chalk provided is used.The Children's bedroom with castle was a huge disappointment. The castle did not light up, nor did any of the decorative light fixtures thru out the entire home. There was a layer of dust on all the blinds. The blinds in the main room have a tendency to fall off. The super cute clock in the kitchen was missing three numbers. The artwork was coming off the canvas. The drawers were not lined and had water damage. The washer rusted and could not wash anything white in it. The main shower stall had wood overlay tiles did not fit properly. The 2nd bathroom doesn't have a plastic curtain and the head of the shower does not pivot. The sofa beds are thin and the metal springs are present. I would not suggest anyone sleeping on these. No mattresses are enclosed in a bug barrier and hair present On cloth. Sheets stained. Electric breaker sockets near hot tub, beware with younger children. If it rains breakers will trip, making hot tub not work. Suggest disposable ware as you are not able to put plastic ware provided in dishwasher. Required to hand wash.

Kristie First, let me say we make a point to make everyone's vacation a good one but, there are some that we can not please and so sorry again for your bad stay. 1. NEST is SMART thermostat while many ppl would love this technology is also can record and learn changes made to it ... 2. Games while I understand that children do not place items back in organized manner a. pool table is adult size the air hockey table is child size. b. pool sticks how unfortunate that are used many times as swords we replace as we see them broken. Just a simple phone call c. Yes all wood features in the home could cause splinters 2. Castle is simple point and click for 32 different colors and designs 3. Bedding sorry that not all sleeping accommodations were to your level. I will look into Bug Barrier as we only have mattress protectors on at present. 4. None of the bathrooms shower heads pivot 5. clock numbers are always removed from walls by little ones and always have to be placed back on to wall again I am sorry these fell off. 6. Master bathroom shower teak tiles sorry this is for extra comfort , but I see they are not to your liking 7. Hot tub and Pool are open to elements and certain small debri can be in the pool especially during hard florida rains ...but hot tub is always working . 8. Dishwasher and dishes there is no need to wash dishes in this home all dishes are able to be used in the dishwasher and no need to hand wash. Thanks kindly Henry & Jean

Jean's place is exactly as described. It's conveniently located, has a comfortable king sized mattress, and the pool was great!

This place is just what it saids cozy and comfortable for the whole family. Pool, hot tub, gameroom, screened in patio,cable and spacious,comfortable for the whole family. I wish I didn't have an event planned could have stayed in all day with the family and just avoid the crowd.

The home is very cozy and very clean. It smelled great when we arrived and the owners made sure to clean and fill the hot tub before we got there. We ended up having major delays and got to the home at 8pm exactly and Henry was kind enough to still walk through the home and explain everything. Jean was kind enough to allow us to extend our stay one night and was very quick in answering all questions. We enjoyed the pool and hot tub every night and Henry even stopped by once during our trip to clean the pool again. Check out was easy as well. The only negative thing is we couldnt use the pool table in the game room as Henry reported the previous renter had broken it. Other than that the house was perfect!
