We welcome you and hope that you enjoy our property however we would like to inform you of our House Rules:

1.)Please note: SMOKING IS PROHIBITED IN ANY INTERIOR AREA OF THE PROPERTY. Smoking is also prohibited on covered roof areas or near any open windows or doors where smoke can go inside the dwelling. If you have a visitor who smokes, please have them do so outside towards one of the front open areas by gate and discard of extinguished cigarette butts in garbage.

2.)Garbage must be placed in canisters with lids which are on the grounds and out for collection one day before scheduled pickup and returned to the property the days of scheduled pick-up. Please place in front of property near mailbox. The pickup days are Tuesdays and Fridays (follow holiday postings).

3.)The maximum occupancy for the Property cannot vary from the number of occupants listed in your rental agreement. No overnight guest allowed. We reserve the right to impose additional rent due, fines, or fees if there is a violation of the occupancy provision, or even forfeiture and; default of your rental agreement. Parties and social functions on property are prohibited.

4.)Loitering or Littering is not allowed. We ask you be courteous of your neighbors and surroundings. Monroe County Ordinance states as follows: “it is unlawful for any person to continue, or cause to be made or continued any excessive, disturbing, unnecessary or loud noise, or any noise which annoys, disturbs, injures or endangers the comfort, repose, health, peace or safety to other persons within Monroe County."

5.)No Animals or pets are allowed on the property or inside the house, regardless of breed or type of animal.

6.)Watercraft must operate at IDLE SPEED/NO WAKE in canals. Boats, boat trailers, etc. may not encroach on other properties or the right of way and must be parked over rock area in an organized manner. No Live-Aboard or overnight sleeping on any boat or trailer on the property is allowed. Boats cannot parallel dock and no rafting is allowed.

7.)No Motor Homes, RV's, or Campers are allowed on the property.

8.)If you elect to join the Homeowner's association, use of the homeowner's park/boat ramp, is subject to association's rules and regulations.

9.)No children under the age of 18 or adult incapable of swimming allowed on lower dock for safety reasons.

10.)No illegal substances or contraband is permitted on property.

11.)Please use care with food, beverages/drinks, eating, nor drinking with furniture inside the house.
12.)No sitting on furniture or bedding with wet bathing suits, clothes, or with applied sun or skin protectants, or tanning oils or lotions as they do stain the upholstery.

13.)No fireworks are allowed on property.

14.)There is a child barrier fence available for the sea wall only for protection/deterrent purposes and not as a restraint system. Adult supervision of any children under the age of 18 is expected of you and you are responsible for proper adult supervision of children at all times.

15.)Please maintain unit, especially kitchens and bathrooms; clean at all times to avoid unnecessary pest invasion.

16.)No foreign objects are allowed to be flushed down the toilet (i.e.: feminine napkins/tampons, paper towels, wipes, pampers or other non-tissue item).

17.)No flammable or combustible liquids or fuel is to be stored on property or on vessel docked on canal.

18.)No damage is to be caused to the property or contents.

19.)You are responsible for any damage to unit contents (i.e. broken or lost glassware, dinnerware, silverware, soiled or lost linens, accessories, etc.).

20.)No leaving of running water and no car washing is allowed. Please help us preserve our precious environment.

By signing below tenant acknowledges and accepts responsibility for themselves and members of their party, and agrees to all terms and conditions of the house rules and rental agreement. If you feel you cannot abide by any of the above rules, especially the No Smoking Policy, please look for another property as this policy will be strictly enforced without exceptions. If you violate any rules, you will be asked to vacate the property and be charged the cost of any cleaning, repairs, or incidental damages caused by your actions.

Villa Brisas Del Mar was a gorgeous accommodation with so many awesome extras. We had two adult couples and three teenagers all comfortably situated for a week with great shared and private spaces. There's granite everywhere you want it, beautiful bedrooms, excellent bathrooms, and many cool spaces to be in the home. TVs, board games, video games, foosball, canoes, bikes...we used them all. The teenagers fished relentlessly in the backyard and rode bikes everywhere. We saw beluga, sharks, and several types of fish in the canal out back. Neighbors were super friendly. We were walking distance to fishing charters and biking distance to Rainbow Reef scuba and many stores and restaurants. The beds were super comfy and superfluous linens and pillows were in each closet. All appliances were new and in great condition and the WiFi was strong. We ate out alot, but also made good use of first and second floor kitchens and patios. It's difficult to describe why Villa Brisas del Mar felt so luxurious, but I have a feeling it had to do with the excellent decorating (awesome vibe) and outfitting of a large home in an awesome location. We will absolutely be back.

Our host was very welcoming, sending emails before, during and after to make sure our stay was good. She was easy to get a hold of and responded to any questions in a timely manner. The neighborhood was wonderful with the park, pool and water feature within walking distance. The home was exactly as presented on the site, we were very satisfied and truly enjoyed our stay.

Our stay at Brisas del Mar was awesome. We were a family of 8 people, so it was good value and great to share a house together. The kitchen is well equipped, the beds are comfortable and we enjoyed paddling around the canals in the kayak. The house is right next to a variety of snorkeling and fishing tour operators, so that too is very convenient. I definitely recommend staying here...
