Open the front door of Homeport, and you’ll be greeted by the upscale coastal style that extends throughout the home. The living room sofa and chairs are very comfortable and perfect for a nap or curling up with a book by the gas fireplace. If extra seating is needed, just pull up the 2 stools under the glass console table in the entry. The living room also features a 46” flat screen TV with HD cable and a Blu-ray DVD player.
In the dining room, seat 8 people comfortably at the trestle-style table. Pull up kitchen barstools or nook chairs to seat even more around the table. As the center of the home, this is where meals are shared, games are played, and memories are made!
Kitchen, Nook, and Powder Room
The light and bright kitchen is fully stocked with place settings for 16 and all the cookware you’ll need. There are plastic cups, plates, and bowls for the little kids, and a margarita maker and glasses for the big kids. Plug your iPhone/iPod into the Bose SoundDock on the counter and enjoy your favorite tunes throughout the main floor. (You’ll need a lightning-to-30-pin adapter if your device is newer.)
The sunny corner nook seats up to 6 and makes a great kids’ table (or grown-up one!). A convenient powder bath is located here.
Step out the back door and enjoy the sunny southern-facing deck, complete with a gas grill, table and chairs for 6, and 2 lounge chairs and ottomans for soaking up the sun during Seabrook’s gorgeous summer days.
Upstairs Master Suite
Head upstairs and enjoy the peekaboo ocean views from the spacious master bedroom. You won’t want to get out of bed in the morning after experiencing the Beautyrest Black king-size mattress and fluffy alternative down bedding. This room features a 46” flat screen TV with HD cable. The spacious ensuite bathroom has double pedestal sinks.
The bunk room will be sure to delight the kids with its nautical bedding and décor. The bunks feature extra-long twin mattresses so adults can sleep comfortably in here as well. With a 6-drawer dresser, 4 under-bunk drawers, and hooks on the door, there’s plenty of room for everyone’s things.
Guest Room and Hall Bathroom
The peaceful guest room features a plush queen-sized bed with the same cozy alternative down bedding used in the master suites.
The hall bathroom services the bunk room and guest room and has extra hooks for plenty of towel storage.
Head down to the basement and enjoy the best media room in Seabrook! Enjoy a true movie theater experience by turning down the lights and turning up the surround sound system in a windowless room. Watch your favorite movies on the 70” flat screen TV from the comfort of the large sectional couch. Perfect for movie nights after a long day playing at the beach! Netflix is provided for free, as well as HD cable and several dozen movies on Blu-ray/DVD. An Xbox 360 with several games and 2 controllers are also provided, as well as lots of board games, puzzles, and playing cards.
Basement Master Suite
The basement master suite features the same amazing king-size Beautyrest Black mattress as the upstairs master, complete with cozy, fluffy alternative down bedding. Being 2 floors below the other bedrooms, this is a fantastic private space! This room also features a 42” flat screen TV and HD cable. The ensuite bathroom has double sinks, and is also accessible from the hall.
Mud Room and Outdoor Terrace
The mud room is the perfect place to leave your sandy shoes and toys after a fun day at the beach. In here you’ll find a closet with a full-size washer and dryer, lots of hooks for coats and towels, and storage bins with kites, beach toys, and balls.
Outside the mud room entrance is a fantastic sunken terrace with seating, an outdoor hot/cold shower, and a hot tub for 6. Experience the ultimate in privacy by lowering the motorized screens while using the hot tub. With the weather-proofed deck above, you can use this space in any weather!

Our property management team is located within Seabrook and has a full-time person on-site to help with any questions or problems. Additionally, our housekeepers and maintenance staff are on-site every day. We keep a close eye on all the homes to ensure all of our guests enjoy their visit to the coast.
In addition, our employees live in Seabrook and it`s surrounding area and can be a great source for information on places you would like to visit.
Seabrook is burgeoning with growth and the property you are viewing is near an active construction site. The Seabrook Home Owners Association has set strict guidelines for the hours in which construction employees may work. Those hours are: 7:30 am to 6:00 pm Monday through Friday and 9:00 am to 5:00 pm Saturday and Sunday. Please call Seabrook Cottage Rentals if you have any questions or concerns.
No Pets Allowed
Check in begins at 4 pm on the day of your arrival. Please come to the Seabrook Cottage Rentals office located at 24 Front Street to pick up your electronic door code and pool key. Our helpful front desk staff will be able to answer any questions you might have upon arrival.
Directions to the check-in office are emailed to you when final payment is received. Our housekeeping and maintenance personnel must provide services to each home between occupancies to prepare for incoming guests. Sometimes, due to unforeseen circumstances, the home may not be ready right at 4 pm. This rarely occurs, but we do apologize in advance if this does happen.
Check-out time is 11 am on the date of your departure. Please follow instructions given at check-in as to what you need to do upon departure. Your electronic code will deactivate at 11 am unless a late check-out is granted*. Please bring the pool key to the front desk and communicate any home related issues to the front desk upon check-out.
*To request a late check-out, please call the front desk on the morning of your departure to see if a late check-out is available.
• If no one is arriving to the home we can permit a "complimentary" 12 pm check-out.
• For $50 we can allow a 3 pm check-out if no one is arriving to the home.
• If you want to stay later than 3 pm, we will charge for another night`s stay.
Payment and Cancellation Policies by season
When making a new reservation, a 50% deposit will be charged at booking time to guarantee your reservation. 45 days prior to arrival, the remaining balance of your reservation will be charged to the card we have on file, please call our office to make alternate payment arrangements if this will not work for you. If the arrival date is within 45 days of the date you are making the reservation, the reservation amount will be due in full at booking time, on a non-refundable basis.
Cancellation & Refund Policies
Cancellations made up to 46 days prior to arrival, Seabrook Cottage Rentals will retain 50% of your deposit (plus applicable taxes).
Cancellations within 45 days prior to arrival, Seabrook Cottage Rentals will retain your reservation fees in full (plus applicable taxes).
Changing Homes Policy for Holiday Season
Since each home in Seabrook is individually owned there are restrictions and fees for changing homes. If you need to change homes more than 45 days prior to your arrival date, there is a fee of 1 night’s rental rate for the original home. We are unable to switch your home within 45 days of your arrival date.
When making a new reservation, a 30% deposit will be charged at booking time to guarantee your reservation. 30 days prior to arrival, the remaining balance of your reservation will be charged to the card we have on file, please call our office to make alternate payment arrangements if this will not work for you. If the arrival date is within 30 days of the date you are making the reservation, the reservation amount will be due in full at booking time, on a non-refundable basis.

Changing Homes Policy for Low and Mid Season
Since each home in Seabrook is individually owned there are restrictions and fees for changing homes. If you need to change homes more than 10 days prior to your arrival date, there is a fee of 75% of 1 night’s rental rate for the original home. We are unable to switch your home within 10 days of your arrival date.
Rates are subject to taxes and fees of 18.9%. All fees and policies are subject to change without prior notice.
There will be no refunds for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Seabrook Cottage Rentals Management reserves the right to terminate a rental contract or reservation with no refund if any of the set rules have been ignored.
All Seabrook vacation rental homes are stocked for your arrival with paper products including tissue, toilet paper, napkins, and dishwasher detergent. See individual home amenity list for more details about the home you are renting. Beds are ready and made for your arrival except trundles, futons, sofa sleepers, and top bunks. Our laundry team will strip the linen and towels from the home after you depart, so please do not launder them in the home.
Please leave the home in the same general condition as you found it. Staff will arrive upon your departure to thoroughly clean and inspect the home.
Any charges for excessive damages will be charged to the card we have on file.
All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear, and additional cleaning charges for professional cleaning will be charged to card on file.
Please empty refrigerator, load and start the dishwasher with any dirty kitchen items.
Additional housekeeping charges may be applied if the home is in need of extra cleaning attention, and will be charged to the card we have on file.
Accidental Rental Damage Protection (ARDP)
Each reservation is charged a non-refundable fee of $15.00 to $39.00 for an Accidental Rental Damage Protection. This is designed to protect the Guest(s) and Owner(s) from charges due to accidental damage only. The ARDP can provide up to $750.00 to repair accidental damages (beyond normal wear and tear). If any damages surpass $750.00, additional charges will be applied to the credit card on file and written documentation will be sent to the Guest(s) of record.
If damages are determined to be caused by the willful misconduct, misuse and/or pets, the ARDP will be voided on the grounds of intentional act(s), gross negligence, willful and wanton conduct by Guest(s) and/or Licensee of Guest(s) and/or visitor(s). These occurrences will result in the Guest(s) credit card on file being charged in full for any damages and management fees. The ARDP does not cover any additional management fees and/or fines. ALL ACCIDENTAL DAMAGE MUST BE REPORTED to Seabrook Cottage Rentals office before guest(s) departure to qualify for protection.
Lost and Found Policy
Seabrook Cottage Rentals and/or the property owner are not responsible for personal property left behind, stolen, or damaged during your stay. Every attempt will be made to locate lost items, but there is no guarantee that they will be found. Upon check-out PLEASE make sure and take all of your belongings and check the property carefully. Never leave valuables (cash, wallets, jewelry, cameras, etc.) unattended. If you find that you have left something behind, please call our main office and we will attempt to locate the items. There is a $25 minimum shipping charge on all returned items. Items are held for 30 days and then are donated to charity.
Pets may not be left unattended in homes, garages, vehicles, or outdoors anywhere while in Seabrook.
Due to homeowner, guest allergies, or the personal preferences of homeowners, certain homes DO NOT allow pets of any size. In all cases, animals besides dogs are strictly prohibited.
"Pet Friendly" homes are available upon request, 2 pet maximum per home. A $50-$75 (plus tax) pet fee will be added for the stay per pet. Pets are not allowed on furniture or in beds unless covered with a pet sheet that is provided at check-in. Guests are solely responsible for the behavior and any damage that is caused by the pet and must follow guidelines given upon check-in.
If management discovers that a pet has been or is still in a home without prior approval, a $350 fee may be charged for pest control, deep cleaning, and damages. Please pick up all pet waste, if not picked up in yard of home, $25 will be charged to the card on file.

There is no smoking permitted on the grounds or in any Seabrook Vacation Rental Homes.
Please be respectful of your neighbors and follow the quiet hour rules. Quiet hours are from 10:30 pm to 8 am. Please only use hot tubs between 8 am and 10:30 pm.
The following items are required amenities and are included at each vacation rental home:
TV & DVD player, internet, local phone service, silverware, dishes, cookware, toaster, microwave, coffee maker, kitchen utensils, towels, beach towels, linens, blankets. Please see the individual home amenity list or give us a call to see what the home has in addition to these items.
You will want to bring these items with you:
Condiments, spices, baby equipment, personal toiletries, beach equipment, bike helmets, foil, plastic wrap, food storage containers.
Cell Phone Service
Only customers with Verizon wireless will have cell service at Seabrook at this time. Not all homes have long distance calling. If this is a crucial part to your stay, please arrange accordingly prior to your arrival. Choose a home with long distance if necessary.
Primary registered guest is responsible for any expenses that occur during the rental agreement dates including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home.
We DO NOT allow:
Weddings or functions that exceed the maximum occupancy limit of the home. All catered food, rented furniture items, or amplified music needs to be arranged with management prior to rental agreement dates. Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests.
The minimum rental age is 25 years old.
No illegal substances are allowed in Seabrook vacation rental homes and minors should not be in possession of alcohol. Violations will result in being evicted from the property with no refund.
Parking is limited to a set number of vehicles per home with a maximum of 3 cars for most homes. Any vehicles parked in or blocking a fire lane will be towed. Parking of motor homes, trailers, campers, or boats of any kind is NOT PERMITTED.
Seabrook Cottage Rentals reserves the right to enter the premises, if the need arises without guest permission. We will make every attempt to contact the guest to inform of the purpose and duration of time we will be in the home.
Neither Seabrook Cottage Rentals LLC nor any of its affiliates* (collectively, Seabrook) nor the individual homeowner will have any liability to you or your family, or accompanying guests (collectively Guests) for any injury, loss, damage to property of any Guest, or bodily injury of any Guest arising from your stay at Seabrook.
You will defend and indemnify the homeowner and Seabrook, and hold them harmless, from and against any loss, cost, damage to property, bodily injury, liability or expense (including attorneys fees) or any third-party claim for any of the foregoing (collectively, Loss) that may result from the behavior of any Guests or the non-compliance by any Guest with any of these Terms and Conditions (specifically including without limitation Loss caused by your pet(s) or violation of the Pet Policy) during your stay at Seabrook, except to the extent the Loss is caused by the negligence of any indemnified party.
Seabrook Cottage Rentals LLC is an agent for the owner, not an owner or tenant. As agent, Seabrook Cottage Rentals LLC has the authority to act in the best interest of the homeowner in any and all situations. Each home is privately owned, including furnishings and appliances. Rules and regulations are on record with the owner and with the Grays Harbor County as part of the Vacation Rental License criteria and to each adjoining property owner and residents. They are posted on the map given at check-in. You agree to adhere with them at all times.
Seabrook is a residential town. Please be sensitive to full-time neighbors and residents. Each home belongs to a loving family and they ask for your care and kindness.
