Vacation Rental Agreement
THIS VACATION RENTAL AGREEMENT hereinafter referred to as “Agreement”, made and entered into on the date last set forth on the or Airbnb.com first payment request and Agreement acceptance email by and between Taylor Lewis, hereinafter referred to as “Owner” and the Traveler name on the or Airbnb.com reservation hereinafter referred to as “Traveler”, hereby rents from Owner and grants to Traveler pursuant to all state laws of North Carolina, the vacation residence described below in its present condition, under the terms herein stated.

The property is furnished and includes all linens for beds, pillows, towels, fully equipped kitchen, and use of all appliances. While linens and towels are included in the cabin, daily maid service is not included in the rental costs. We do not permit towels or linens to be taken from the home.
TERM OF THE AGREEMENT: The Agreement period begins at 5:00 PM on the Check-in date of the or Airbnb.com payment request and ends at 11:00 AM on the Check-out date of the or Airbnb.com payment request. Traveler agrees to these Check-in and Check-out times.
RENTAL PARTY: The rental party shall include the Traveler and not exceed the Total People indicated on the or Airbnb.com inquiry. If guests exceed the Total People specified, Traveler and guests will be asked to vacate the premises immediately and the total rental charge will be forfeited.
PAYMENT SCHEDULE AND RENTAL COSTS: The total rental fee and payment schedule is as outlined in the Rental Agreement Summary Payment Request or on Airbnb.com.
METHODS OF PAYMENT: All payments must be made through eCheck. If a payment is made through credit card, the Traveler may be subject to a $20 transaction fee.
CANCELLATION POLICY: In order to protect both the Owner and the Traveler, we follow the most strict cancellation policy on and Airbnb.com. You may choose to purchase a Cancellation Protection separately.
MONTHLY RESERVATION CANCELLATIONS: Monthly renters must cancel one hundred twenty (120) days prior to check-in.
FIREPLACE: The fireplace is a vented propane gas log fire place. Do not throw any paper or other combustible materials in the fireplace.
TRAVELER AGREES: To be responsible for any intentional damage or negligence resulting in damage to the premises, including damages to the furnishings and household items, which occur as a result of your occupancy, excluding normal wear and tear. An additional cleaning charge may be incurred if upon departure the property is inspected and found to require more than the normal check-out cleaning. Owner will not be liable for any damages to your property, nor liable for any accident that may occur to you or guests during your occupancy in or on the property. Traveler and guests bear the risk of any and all injury. Owner is not responsible for articles left on premises. At the time of this Agreement, all cabin amenities are accurate to the best of our knowledge. Furniture and accessories are subject to change as Owner may update property. Traveler agrees to abide by policies set by the Owner; refrain from loud noise, not use fireworks, not host parties nor engage in public displays of drunkenness.
EXPRESS CHECK-IN: For your convenience, Owner will email you detailed directions, information about obtaining the keys, etc. about five days before your Check-in date.
WEATHER REFUND POLICY: No refunds will be given for cancellation or interruption of your stay due to inclement weather. In some circumstances, access to the property may be impossible without the use of a four-wheel drive vehicle and/or tire chains.
PETS: Pets are NOT allowed!!! This policy will be strictly enforced. If you are found in violation of the policy, Owner reserves the right to immediately cancel your rental reservation and occupancy of the dwelling. Additionally, Traveler will forfeit all monies and incur a minimum additional penalty of $300.
SMOKING: Smoking is NOT allowed!!! Traveler agrees that at no time will there be smoking anywhere in the cabin, including porch, deck, and balconies or on the property. If you are found in violation of the policy, Owner reserves the right to immediately cancel your rental reservation and occupancy of the dwelling. Additionally, Traveler will forfeit all monies and incur a minimum additional penalty of $300.
KEYS: You will be provided with TWO keys to your rental property. A re-keying charge will be collected for lost or non-returned keys. A lockout fee of $45 will be charged. All keys must be returned to Owner upon Check-out.
INTERNET: This property is equipped with secured Wireless Internet (instructions can be found on the side of the refrigerator).
LOST AND FOUND: Lock all doors when you leave your accommodations. Do not leave money or valuables unattended in the property; the Owner will not be held accountable or liable for any thefts. Items left behind will be returned only upon request.
REPAIRS: Even the best or newest equipment occasionally malfunctions and cannot be guaranteed 100% of the time. We strongly encourage you not to adjust the settings on the refrigerator; please do not run the HVAC system with the windows open. Traveler agrees to report PROMPTLY to Owner any mechanical, electrical, plumbing, or other problems on premises. If you do encounter a maintenance problem in the cabin, it will be handled in a timely and professional manner. Owner uses the best maintenance personnel available. Owner, Agent, an authorized employee, or repairman may enter the premises during business hours or at a reasonable time for any purpose connected with the repair, care or maintenance of the premises. Rental rates will not be adjusted or refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction. Additionally, Traveler understands that once every week someone will be out during regular business hours to service the hot tub.
WATER AND SEPTIC: This cabin is on well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged for repair of the system.
FIRE PIT: Feel free to use the fire pit on the property. Please note that this is a wooded lot and the fire pit is located close to the woods, do not make your fire too large. Even though there is sometimes firewood by the fire pit, firewood is the Traveler’s responsibility. We recommend you purchase fire starters and dry firewood at grocery or convenient stores in town. Do not cut any trees down for use in the fire as this is against the areas rules. Please extinguish your fire when done. Please remove shoes when returning to the cabin to prevent bringing ash and/or melted marsh mellows (everybody loves s’mores) into the cabin.
HOT TUB: Guest understand and agree to use the hot tub responsibly, and that they are responsible for all risks assumed with using a hot tub. Further, Guest understands that on Tuesdays between 10am and 4pm someone may be out to service the hot tub. Guests are not required to be home during this time, but understand and consent to someone stopping by and checking on it. Guest agrees to take responsibility for following hot tub instructions included in welcome packet.
CHECK-OUT PROCEDURES: Check Out is at 11:00 AM on the morning of your departure. Please vacate the home by 11:00 AM to allow us proper time to prepare the home for the next arrival. Departure housekeeping is included in your rental rate. DISHES: Prior to departing the cabin, please load and start the dishwasher. LINENS: Remove sheets from bed and leave in a pile somewhere in the room or on the bed. TOWELS: Put used towels and wash cloths in the bathtub or shower. FOOD: Guests are required to remove all food products from the cabinets, refrigerator and freezer. FURNITURE/GAMES: Please return everything to its original location in its original condition. BARBEQUE: Turn the gas valve off, brush the grill and cover the barbeque. Failure to depart on time, return all keys, return all furniture to its original place can result in an additional charge.
TRAVELER: Traveler understands that we will accept families, married couples, and responsible adults 25 years of age or older with the exception of married couples where at least one of the individuals is 21 years of age. Owner does not rent to high school, college individuals or groups. The person signing the rental agreement must occupy the premises the entire length of the reservation. Each rental is limited to the number of people indicated on this Vacation Rental Agreement.
This lease shall be governed pursuant to the laws of North Carolina; and invalidation of any part of this lease shall not invalidate the remainder.
This document contains the entire agreement between the parties, and any changes, amendments, or modifications hereof shall be void unless the same are in writing and signed by both parties.
The parties agree to the terms stated above and have read, understand, and agree to the terms of the Agreement, as evidenced by email acknowledgement, or online booking.
