_____ CHECK-IN: You may check in at the Mountain Top Realty & Rentals office anytime after 3:00 p.m. However, there may be rare occurrences in which it will be necessary to delay the release of keys beyond the 3:00 p.m. check-in time until your unit is ready. No refunds or discounts are given for late or delayed arrivals. Our office is located on US Route 32, approximately 7 miles south of Davis or 4 miles north of the Canaan Valley State Park. CHECK-OUT BY 10:30 A.M.

_____ Maximum Occupancy Limits: The occupancy in a unit shall not exceed the maximum limit set at any time. No more than one unit may be rented to the same responsible party. All of our properties are privately owned, therefore it is the responsibility of Mountaintop Realty to rent to family groups only. Sororities, fraternities, parties, schools, or non-chaperoned groups are not allowed. You must be 25 years of age or older to obtain a rental license. Any violation of these standards will be grounds for immediate eviction without refund.

LATE ARRIVALS:
NO ACTION OR NOTIFICATION IS REQUIRED ON YOUR PART; We will leave an envelope in the key box beside our front door with directions, instructions, and keys on your arrival date.
WINTER MONTHS: - Roads and driveways are routinely plowed. Some roads require vehicles with 4-wheel drive and/or chains. Snow chains are recommended for icy conditions. This should be noted on each homes individual webpage but it is your responsibility to make sure your vehicle is properly equipped for snowy, icy mountain terrain. Also it is not Mountain Top Realty’s responsibility to shovel decks or walkways. A snow shovel is provided at each home. Emergency and after-hours contact numbers are posted on the front door of our office, and on the answering machine.

_____ FURNISHINGS & AMENITIES: All rental properties are completely furnished to include towels, bed linens, fully equipped kitchens and televisions. All units have electric or gas heat and most have a fireplace or woodstove; firewood is supplied, kindling is not. Every effort is made to keep each property and its equipment in good working order; however, NO REFUNDS will be made for mechanical failures, including hot tubs and televisions. There is a STARTER SUPPLY ONLY of toilet paper, bath soap, dishwashing detergent, laundry detergent and trash bags. Any additional supplies or personal items needed will be the renter’s responsibility. NOTE: paper towels, coffee filters and coffee are not supplied. All properties are presented in as is condition by the owner of the property, and not by Mountaintop Realty and Rentals, management company.

_____ PLEASE NOTE: NO PETS ALLOWED except in houses that are designated as “Pet Friendly”. In such cases, a $25 non-refundable pet fee is required PER PET. Infraction of this policy will result in renters assumption and payment of all charges incurred for the complete removal of pet germs and allergens, completed to the satisfaction of Mountaintop Realty and Rentals.

_____ Many Properties are located in private residential communities, and terms of tenancy are regulated by the home owner associations. A copy of these documents are available upon request. Violation of any of the covenants and/or other applicable regulations may result in immediate eviction and loss of all rental monies.

_____ CLEANING FEE: Based on size of property.

_____ WAIVER OF LIABILITY: Tenants assume full responsibility for accidents and/or damages to themselves and/or their guests.

_____ DUE TO UNFORESEEN CIRCUMSTANCES, IT IS SOMETIMES NECESSARY TO CHANGE YOUR RENTAL UNIT; HOWEVER, EVERY ATTEMPT WILL BE MADE TO INFORM YOU OF SUCH AN OCCURRENCE - EXAMPLES ARE NO POWER, NO WATER, ETC...

The house was very spacious especially when we only had 6 people, not the full 8 that it can accommodate. Quite comfortable even in the summer (end of July) without AC. A few suggestions: check cleanliness of towels before making them available for use. One of them had a questionable red streak stain. Bathrooms were quite stocked with towels though so that was just one out of a bunch. Also check that lights are working throughout the house. One of the bathrooms had all broken bulbs, but help was sent to the house quite quickly and everything was fixed. There was also brown water coming out of the kitchen faucet even after running it for 10 mins. We had arrived after a rainstorm so not sure if that's related. It was a pleasant experience overall, but there's definitely room for improvement.

The condo is very homely and comfortable. Even though it's not air conditioned, being part of ski resort, we had comfortable 3 days of stay. One advise is to make sure none of the heating is on during summer, as people may accidentally turn on the heating. the windows have insect net so you can keep them open.

Great location. Truly ski in and out (provided there's enough snow). It's close to the lodge, which is great, but you'll hear all the things there.

We did feel welcome and were given the correct directions as to how to get there. We found it, although it was a little tricky. We enjoyed our stay.
