NO SMOKING inside the home at any time. This is a High Fire Alert area so please Do Not throw cigarettes on ground outside of property. Use Fire Safe Cans.

Check in: is any time after 2PM / Unless you are confirmed for Early Check in.

Booking Policy: Bookings require a two night minimum. Some exceptions are made. Holidays are usually 3-5 day minimum. A Non-Refundable Booking Fee of $75.00 to $150.00 This Fee is charged on all reservations and applied to the total balance due.

Applicable TAX: There is a 10% mandatory Occupancy Tax required by the County of Riverside to be charged on all rentals.

KEYS: Available for pick up at our office.
We do require that you email the name as well as a copy of the ID and Phone Number for any Person Authorized to pick up keys on day of rental.
We are located at: 54380 N. Circle Dr. Unit C. There will be directions to your cabin and other information needed when checking in. Even if your check-in is after hours.

On Departure: Please leave the cabin as you found it to avoid additional charges or loss of your security deposit. Please turn the heat to low and turn the lights off and lock windows and doors. Please return the keys to office of Idyllwild Vacation Cabins, if we are not available leave the keys in the drop box next to the office door. Any questions or concerns regarding the cabin please call- Idyllwild Vacation Cabins.

A signed Guest Occupancy Agreement is required and will be sent to you via e-mail upon your reservation confirmation.


PAYMENTS: The Non-Refundable Booking Fee will be charged when your reservation is made and applied to the total amount due. Payment in full must be received 14 days (45 days on holidays) prior to your arrival date. If you are using a credit card we will charge it at that time. If you wish to pay by personal check it must be received in our office before payment is due.

CANCELLATIONS: We require a 14 day Notice of Cancellation on regular bookings and 45 days on all Holiday reservations to avoid any balance due charges.
The Booking Fee is Non-Refundable. After the 15th day prior to check in (45 days on Holidays), you will be liable for 100% of the cabin charge. If we re-rent the cabin you booked and cancelled; you will be refunded the number of nights we were able to re rent the cabin for.


MAINTENANCE AND ALTERATION: Owner and Guest shall make every effort to maintain the property in good condition during Guest stay. Guest agrees to report any items not working as soon as possible to Owner and understands that unforeseen repairs may be required during their stay. Guest further agrees to allow Owner to schedule repairs of any items not working as soon as practically possible but that repairs are not guaranteed to be completed during rental days. Guest shall not repair alter or move any furnishings nor install anything including decoration or temporary items inside or outside of the home without prior written consent of Owner.
CHANGE OF TERMS: The terms and conditions of this Agreement are subject to change by Owner, after the expiration of the original rental period, upon giving 24 hours advance written notice via e-mail or fax.

INSURANCE: Guest acknowledges that no insurance is provided by Owner and Owner's insurance does not cover Guest's personal property or any damage caused by fire, smoke, heat, cold, water, rain, theft, war, acts of god, acts of others, or any other causes, nor shall Owner be held liable for any such losses. Guest is hereby advised to obtain his own insurance policy to cover personal loses.

LINEN & HOT TUB (CLEANING) FEE: This fee has already been included in your contract. Our property management housekeeping department provides our rental properties with clean sheets, pillowcases and towels for your stay. Prior to your arrival the house will be cleaned and the bathrooms sanitized. They will only provide 2 rolls of toilet paper per bathroom. In case extra rolls are required, the guests will have to make their own arrangements. Housekeeping will do a full clean upon departure. The only responsibility of the renter is to gather the garbage & wash and put away all the dishes that have been used. Any extraordinary cleaning that needs to be done will be taken out of the security deposit. This is not a daily maid service.

HOT WATER: Vacation homes DO NOT offer unlimited hot water. Most properties have water heaters with 30 to 40 gallon capacity. Here are some tips to keep the hot water running, stagger your showers and run the dishwasher & washer during the daytime.

PETS: Pets are permitted on the property. Please keep Pets on the lower level which is not carpeted. Please make sure that the property is not left unclean in any way. Please notify us of all Pets weighing 50lbs or more.

HOT TUB: Please shower before using the hot tub. Upon your departure, if a hot tub is left excessively dirty, you may be charged for a clean and fill from your deposit ($50). We charge this only if the pool services company report that a clean and fill was required upon your departure. Please do not take food and drinks in the hot tubs.
You are responsible for spa safety for you and your children and your guests/invitees. Renter/tenant acknowledges that the safety of yourself, your guests, children or pets depends on you. The spa is not fenced or gated and there is no alarm on spa area. Your attentive personal supervision is absolutely required to avoid risk of serious injury and/or death. Pools and spas are serious safety risks & hazards - including injury or death - if not used with attentive care & caution. By signing this contract, you are aware of and assume the risk for yourself, your party and for any guests or invitees during your lease. We are not responsible for accidents. You agree to indemnify and hold harmless from any and all liability (active or passive) Idyllwild Vacation Cabin Rentals, its owners, management or employees, the lessor and/or property owners, from any harm or injury caused by using the pool and/or spa and equipment - or the Property leased by this contract. You hereby agree/accept that pools and spas contain necessary chemicals that can cause skin rashes, harm or discoloration of swimwear. You and your guests and invitees agree that you use pools and spas completely at your own risk.

WINTER RESERVATIONS: Please carry chains, adequate clothing & snacks, as during adverse weather there may be delays while roads are being cleared. Though the weather may be clear in the area that you are traveling from it can change rapidly in the Mountains. There will be no refunds issued due to road closures for any period of time by the Highway Patrol.

We hope you have an enjoyable vacation & that we can continue to be of service to you and your family in the future.
Additional items that are NOT provided in the vacation rental homes
1.Extra bath towels and beach towels. Only 1 set provided per person.
2.Extra toilet paper. Only 2 rolls provided per bathroom.
Supplies, such as foil, plastic wrap, detergent, napkins, etc. In addition you will have to bring own cooking items, including seasonings and oils.
4.Extra trash bags.
The following needs to be done in order to avoid any deductions towards your security deposit
1. Wash, dry & put away all dishes, pots, pans, utensils, etc.
2. Put all garbage into trash bags. Leave the trash bags on the kitchen floor on in the closed cans on the side of the property. Please do not leave the bags in an open area outside the property as stray animals will spread the garbage on the property and neighborhood. This will necessitate extra cleaning that will be charged towards your deposit.
4. Return all items where you found them, including furniture
5. Leave premises in good condition (undamaged).
6. Absolutely No Smoking, this is a non-smoking house.
7. Pets allowed but if there are any extra cleaning requirements reported by our cleaning services company, these charges may be deducted from your security deposit.
Deposits will be refunded within 21 days of your departure, if there is complete compliance with all of the above conditions. If there is missing property, or any damages to the unit or its contents, (including water damage) there will be deductions from the security deposit and the balance if any will be refunded. If there has been smoking in a non-smoking unit there will be no refund.

Board Games: We have some games, videos and music available at the property for your entertainment as a complimentary gesture. The availability of these games, videos and music is NOT GUARANTEED. The games include board games like TABOO, SCRABBLE, PICTIONARY, MONOPOLY, CHECKERS, CHESS, BINGO, and LIFE. All the board games are located in the living room in the wooden chest below the staircase.
Internet Access: The cabin has wireless Internet access; instructions to access the internet are posted within the property.
Property Phone: The phone can be used for local calls free of charge. Long distance phone call or toll calls cannot be made from the house the telephone.

Terms & Conditions
Payment: A security deposit of $500 is due within 2 days of reserving a property, with the full balance of rent, tax and cleaning due 2 weeks prior to arrival. Holiday payments required 45 Days before booking. For Holidays, December, January, February, Christmas & New Year’s weekend bookings, 50% rental amount is required at the time of booking, the balance 50% to be paid 7 weeks prior to arrival.
We accept Personal Checks, Cashier’s Check or Money Orders. Should your personal check be returned for any reason, there will be a $25 returned check fee added to your balance.
Please keeps noise to a minimum to avoid neighbors filing a noise complaint. All noise complaints filed in Idyllwild during the guest stay will be assessed a fee of $250 from the security deposit per complaint during the stay.

RIGHT OF ENTRY AND INSPECTION: Owner, his agents, employees or subcontractors may enter, inspect, service or repair the rented premise at any time in the event of an emergency or suspected Guest departure. Owner shall give Guest 24 hours’ notice of intent to enter the premise for the performance of cleaning services, scheduled maintenance or repairs. In the event that Guest is required to temporarily vacate the premises for work to be performed, Guest shall receive 24 hour advance notice by Owner of need to temporarily vacate space. Guest hereby agrees that Guest will be solely compensated for his temporary displacement by a reduction in rent corresponding to the portion of the premise required to be vacated for said number of days. No other compensation shall be offered to Guest for moving expense or any other expense associated with temporary vacation of the premise or portion thereof.

REMEDY AGREEMENT: In the event of any breach of this agreement or any dispute hereunder, all parties, their heirs and assigns consent to the judicial jurisdiction of the County of Riverside, State of California. Should any disputes arise by and between the parties to this Agreement, their heirs or assigns, the prevailing party shall be entitled to its actual attorney's fees and cost in relation thereto.

RELEASE of LIABILITY for RISK (known and unknown): Guest understands and Agrees to hold Owner Harmless against, and Assume all liability for loss of personal property and or injury to himself or any other guest occupant or visitor of the property, by any cause including but not limited to: foul weather, acts of nature, heat, fire, hot water, spa's, electricity, oven/stoves, insects or animals, and further Agrees not to hold Owner liable for any injury or loss of any kind occurring at the property during Guest stay. Guest also agrees to take extreme caution at all times when water, ice or snow are present and assumes all risks of moving in or around the property. Guest understands and agrees it is his responsibility to clear or remove any accumulation of snow or ice, as needed for safe ingress and egress to or from the property, at all times during his stay. Guest also agrees to inform all other guest occupants and visitors to the property of this Release of Liability for Risk and to inform each of them of their responsibilities in assuming risk of injury or loss while at the property.

ENTIRE AGREEMENT: This agreement constitutes the entire agreement between Owner and Guest. No oral agreements have been made. The undersigned Guests are jointly and severally responsible for all obligations under this agreement and shall indemnify the Owner for liability caused by the actions (commission or omission) of Guest, their guests or invitees.

ATTORNEY FEES & COSTS: The prevailing party in any action between the parties, including arbitration proceedings, arising out of or relating to this Agreement shall be entitled to recover his reasonable attorney’s fees and costs, up to an amount not to exceed $500 (Five Hundred Dollars).

WAIVER OF JURY: The parties agree to waive any and all right to a jury in any legal action between them arising out of or relating to this rental agreement.

RECEIPT OF AGREEMENT: Guest hereby certifies that he/she is fluent in the English language, has read and fully understands this agreement and agrees that this “Occupancy Agreement" is binding and that by booking this rental you are therefore agreeing to these terms.

Great place and well equipped. Can host 10 people easily. Very large common area for hanging out. The place actually has an AC unit, which was a nice surprise on a hot day.

Wonderful, spacious, clean house with great appliances and spacious kitchen. Definitely would recommend to a friend. Beds were clean and comfortable. Plenty of space and nice, quiet neighborhood. Would stay here again!

Great location, great house, great hosts. It was perfect for a large group, with a huge single table that fit everyone for dinner, and a fantastic kitchen with double ovens and all you need to cook. It is a quiet neighborhood and the house has an awesome back yard for a BBQ. There are plenty of little zones around the house, like the screen porch and a game area for groups to break out or get a space for a little alone time. Short drive to hikes and great little restaurants in town. We would stay here again in a heartbeat. Keep an eye on the weather when booking. The upstairs bedrooms get ice cold, but AC in the downstairs part of the house struggles if it is over 90 outside. It is not a big deal and still very comfortable, definitely not a deal breaker, but want to help manage expectations.
