The home is about 1100 square ft, one level home. Fully furnished kitchen with all new appliances, new media for living room, 3 bedrooms each with queen size beds, a Sealy leather Futon (queen size) for extra guests, 2 full baths, and a utility room. Walking distance to great restaurants, music, and more. Less than a 5 minute walk to Demonbreun and Music Row. Less than a mile to The Gulch or MidTown. Only 1.5 miles from the famous Tootsies on Broadway. You are in the heart of the city, so understand there is a lot of new construction in Nashville. The neighborhood is called Edge Hill and right beside Music Row! So if you are looking for some city life with a little charm and a relaxing fenced private courtyard, unwind in the hot tub, and have a small park less than a block a way, this is the home for you!
You'll be given a code to get in the front door and house check in details the week of your travel by text message. We are just a phone call away too if you need anything during your stay!

Welcome, Check In, & Check Out Information for your upcoming Nashville visit to 1212 Sigler Street, 37203
I Wanted to share a couple of things for your arrival to Nashville and checking out.
Check In is at 3:00pm. You have 2 options upon arrival.
1. Me or Manager, Janet can personally meet you there to show you the home and go over any questions you might have. Some guest prefer to meet in person and if this is your preference please confirm with me 48 hours prior to your arrival so I can schedule on my end.
2. Your Next option there is a lock box on the door with a key inside and code will be given day of arrival. The house details are spelled out below and you have my personal cell if you need anything. With my work schedule texting is initially the best way to reach me.
Please just let me know your personal preference on accommodating the best check in experience for you and your guest.
Also, If you would like to request an earlier check in please know depending on availability we could accommodate an earlier check in with an additional fee of $50.00 per hour no more than 3 hours earlier.
We also have a security system. Do you prefer to set alarm upon entering and leaving home and/or at night? If so, I can give you the guest code and send you information on how to work the system OR I can just disable on my end from Internet before your arrival. Which ever you prefer, just let me know 24 hours prior to checking in.
In regards to parking, the home has a private driveway and In addition we are in a neighborhood and have free street parking available too.
There are 2 remotes in home. The larger remote is for the TV and the smaller is for the speaker/sound system if you wanted to use for TV but must be used for record player sound.
We have a basic TV cable package for complimentary viewing. The home also has Xfinity on Demand but it requires a private code to purchase and view those channels movies/videos/etc and this is NOT included in rental cost. I would need a deposit-payment At check in to give out the code. So please let me know in advance if you plan on utilizing Xfinity On Demand during your stay.
We also have 26 Vinyls in home so will need you to confirm that count at check in and we will confirm after check out. Sorry but have had some records taken in the past.

Extra toilet paper and extra towels are typically under the cabinet in hall way bathroom and/or in the master bedroom closet on shelf should be some as well.
We do have an iron and ironing board in the master closet and also a mini sewing kit too.
Hairdryer in the middle bathroom in cabinet under the sink.
If using the futon as a bed, all the sheets & pillow are in a clear plastic bedding bag in the closet of the 1st bedroom on the left going down the hall (AKA The Music Room)
Kitchen cabinet lighting. For the under the cabinet lights they have a push button switch underneath if you need to turn off. They have a high and a low light option by pushing the button once, twice, and then off is last push. The above cabinet lights can be unplugged inside the cabinet above the microwave if you want to turn off or on as well.
When using the dishwasher please make sure you hear the door click shut and then you can start the cycle. The cycle will not start if door isn't shut properly.
The patio cushions are typically kept in the shed inside the courtyard and the key to that is in the lock box (if it is locked) on the main entrance door also. I will usually set up the patio in advance but if we have had any rain or rain being forecasted I will keep them in the shed to stay dry. If it is raining and cushions are out please stand them up so they will dry faster and not get as much water just sitting down.
When using the outside umbrella in the courtyard, please put down after each use so it doesn't get damaged if left open and winds/etc pick up and you are not out there.
If you plan on using the hot tub, please make sure you carefully remove cover with more than one person and please put cover back on after each use. The display buttons should be self explanatory for use and the hot tub beach size towels or in the Music Room Bedroom closet. Please "do not" use bath towels for outside use.
Additional house rules. Please treat home with respect, and leave everything as you found it upon arrival, and no extra guest allowed than what was reserved.
Check Out Reminders:
10:00am is check out. The cleaning team will be there a little after 10:00am to reset the place. If you would like to request a later check out time please know depending on availability we could accommodate a later check out request with an additional fee of $50.00 per hour with no more than a 3 hour extension.
Remember to gather all your belongings. Please place all used towels and all used sheets in laundry basket and place in the utility room by washer and dryer. Place all dirty dishes in dishwasher and start cycle before leaving. Empty all trash and place trash bag in outside bins . Adjust and set thermostat at 65 in the winter and 75 in the summer. Also lock all the doors and windows and place the keys back in the lock box.
Upon checking out, text me at (PHONE NUMBER HIDDEN) when you are leaving.
Airbnb will send you a notice to have you give a review about your stay at our home and also me as your host. They will send me one also to review you as a guest.
