Dining room – with an impressive dining table which comfortably seats 10, this provides the perfect setting for long indulgent dinners

Kitchen – recently fully refitted (Schiffini units and Miele appliances throughout) with a large island unit, double sink, 2 full-sized electric ovens, steam oven, 5-burner gas hob, fridge/freezer, dishwasher, wine rack and a pine table for informal eating (seats 6). Flat screen TV (FreeSat) and Bose Bluetooth speaker. The well-stocked larder should provide any forgotten spices or condiments, and the utility/boot room has a washing machine, spare fridge, and ample hanging space for walking gear as well as plenty of storage for boots

Bed 1 A large and beautifully proportioned double-aspect room, with space to sit and admire the wonderful view. King-size bed. En-suite bathroom (bath, twin wash basins, walk-in shower, WC and bidet)
Bed 2 This welcoming and very calming room has a double bed, dressing chest, small walk-in wardrobe and en-suite shower room
Bed 3 This room catches the evening sun, and has views up the hill where sheep are usually grazing. Two twin beds (can be pushed together), wardrobe and large en-suite fully-tiled bathroom with bath (shower over), washbasin and WC
Bed 4 More contemporary in feel, this is a spacious room, offering fantastic views over the swimming pool to the coast. A high King size bed, en-suite shower room with a large, easily-accessed shower cubicle, 2-seater sofa, tea-making facilities, a flat-screen TV (FreeSat), and a quiet location make this an ideal room for any older members of the party who may wish to take an occasional break from frantic socialising!

There is also a large landing where up to 3 infants or young children can be given an informal sleeping space in cots or on camp beds (1 cot and 2 camp beds provided); stair gate available
Throughout the house we have hung original pictures by several of the many talented artists who live in the village
The south-facing terrace has marvellous views, and plenty of seating for outdoor meals. 2 Charcoal barbecues.
Steps down to the 9m swimming pool, which is kept at 25-28 degrees from May to September (please note that the pool is not fenced, and children must be supervised at all times). 6 comfortable loungers can be easily moved to whatever corner of the garden appeals most.
Steps down to a large lawn, providing plenty of space for games, including croquet, boules and badminton.
If required, there is a tumble drier in the pool house – and in the garage is a full-sized table tennis table.
The gravel drive provides parking for up to 5-6 cars; bicycles can be locked away in the garage.
The entire house, garden and heated outdoor pool (May to September) are all available for your exclusive use. Off-road parking for 5-6 cars.
Tom and Ruth will be at the house to greet you and show you around.
We are happy to accept and unpack your supermarket delivery before you arrive; in addition we are happy for you to use our larder for basics (tea, coffee, sugar, oil, herbs/spices etc), and we would also be delighted to welcome you with a ready-cooked simple dinner on your first night if desired (additional charge).
The house is at the end of a narrow lane (no street lights - bring a torch!), in a quiet edge-of-village location, with very private pool and garden areas. There are no outside lights on the terrace (candles only!) as we support the South Downs National Park's 'Dark Skies Policy'. The main hiking route from the village to the iconic local coastline passes right by your back door. A gardener visits on Tuesdays and Thursdays.
Bathroom towels provided but please bring your own swimming towels. The cleaning fee charge is for laundry. We would be very grateful if you would leave the house as you found it!
Children must be supervised in the pool at all times. All users of the pool do so at their own risk. No glassware in the pool area.
No parking in the adjacent turning area.
Internet use: guests must ensure UK and international copyright and legal content regulations are strictly adhered to.
Pets: 1 or 2 well behaved dogs welcome at our discretion (ground floor only please). (Please note the garden is not entirely secure and sheep graze all around.)
All we ask is that no wet feet/boots/paws get near the parquet flooring; that you consider our neighbours and keep outdoor noise to reasonable levels (no outside music after 11pm) and NO Chinese lanterns or helium balloons outside (due to the risk of fire and damage to livestock /wildlife in the National Park)– and that you have a really, really lovely time!

I am married to Tom, a local doctor, and work part-time as a freelance medical editor. We are both passionate about the unspoilt beauty of the countryside on our doorstep, and the magnificent walking opportunities that it provides. We want to share the experience of living in this iconic landscape by welcoming visitors to our home.
