Enjoy this wonderful neighborhood home in Ann Arbor. Over 1800 sq ft in this 4 bedroom, 2.5 bath updated colonial home. Great for families or large groups looking to catch a football game. Just a 40 min walk to the stadium and 3 miles to downtown.
Our home is a great place to get away and enjoy all that Ann Arbor has to offer. The home is located in a beautiful quiet neighborhood with gorgeous, mature trees. The home offers 4 bedrooms, 2.5 baths, two living rooms, a kitchen with nook dining area, and a separate dining room. The basement is an open area great for recreating including a foosball table. The backyard has a great patio with a fire pit with firewood available. There is also an indoor wood-burning fireplace available. The home is equipped with cable TV to watch all your favorite programming and sporting events on 3 different HD televisions.
Michigan Stadium and Crisler Arena are just a 10 minute drive or 40 minute walk away! Downtown Ann Arbor is just 3 miles away. And lovely shopping is available at Briarwood Mall (5 minute drive) and the new Arbor Hills Shopping Center (10 minute drive).
Guests will have access to the whole house, garage, and backyard except for two closets.

Check-in is at 4pm on the first day of reservation and check-out is at 12 noon on the last day of the reservation.
A Security deposit in the amount of $750 is due prior to arrival. The security deposit is held by Airbnb to confirm conformance to rental agreement and if all conditions are met will be promptly returned to the guest/renter after the end of the rental period. If there is a more than one noise complaint by a neighbor, the security deposit will not be returned.
Full payment is due to Airbnb at time of reservation.
Airbnb Strict Cancellation Policy: For a 50% refund, cancellation must be made seven full days prior to listing's local check in time (4:00 pm) on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time in order to receive 50% refund.
HOUSEKEEPING AND COVENANT OF FITNESS
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Guests are expected to maintaining the property in good condition for the duration of their stay.
ALTERING OF PREMISES
The guest will not alter premises or landlord supplied furnishings in any way without prior written consent of the landlord. The guest will not alter electronic and television wiring and connections. Thus, the guest agrees not to move any furniture, repaint, remodel, drive nails in woodwork, use any adhesive items on walls or move the furniture.
REPAIRS AND MAINTENANCE
The guest agrees to give the landlord prompt notice of needed repairs. The landlord will make all necessary interior and exterior repairs to the rental unit to keep it in a habitable condition as prescribed by good practice and local and state housing ordinances. Serious heating, plumbing and electrical failures will be diligently attended to.
RIGHT TO PRIVACY
The guest agrees to let the landlord enter unit without notice for repairs, and maintenance. Immediate entry is permissible for emergency conditions. If the landlord enters without a pre-arranged time, a written statement that there was entry and reason for it must be left for the guest. The landlord must obtain permission in advance before entering the rental unit for a non-maintenance or repair purpose.
OWNER PERSONAL PROPERTY
There are several locked areas in the property that contain personal property of the owner. The tenant will under no circumstances attempt to open aforementioned locations or enter these spaces. Use of the contents within is also strictly prohibited.
NOTICE OF DAMAGES
In case of damages to the rental unit attributable to the tenant or other obligations against the deposit, the landlord shall mail to the tenant within 30 days after the termination of occupancy, an itemized list of damages and cost. Airbnb will be contacted and can act as a mediator if needed to decide how much if any of the security deposit to be returned. The tenant must respond in writing within 7 days to dispute the deposit withheld.
MAXIMUM NUMBER OF GUESTS
Occupancy is restricted to the number of guests listed in the lease. If guests beyond the number agreed on the lease begin to stay in the rental unit, the landlord must be immediately notified. An additional charge of $20 per day for the full duration of the rental will be assessed for each additional guest beyond the rental agreement.
ABANDONMENT OF PERSONAL PROPERTY
Personal property left by vacating guests at end of tenancy will be considered abandoned and disposed of at the discretion of the landlord.
PETS OR ANIMALS
No pets or animals of any kind will be permitted on premises without owner authorization. The presence of unauthorized pets will be sufficient reason for eviction and tenant will incur a fine of $500 plus any expenses to remedy any damages. Landlord / Agent must be notified of any assistance animals prior to occupancy and signing of this contract.
SMOKING AND TOBACCO USE
Tobacco use is strictly prohibited. The presence of smoking indoors will be sufficient reason for eviction and tenant will incur a charge of $500 plus the expense to return the property to its prior condition.
KEYS / ENTRY CODE
The landlord will provide a combination to the garage door lock.
PERSONAL & PROPERTY LIABILITY/INSURANCE
The guest is responsible for maintaining his/her own personal property insurance. The guest is strongly advised to purchase personal property insurance for protection against theft, fire loss or damage to their personal property. Furthermore the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Violation of local housing ordinances by guests and disturbances to neighbors will not be tolerated. Guests are responsible for the conduct of their guests. There shall be no consumption of alcohol in or on the property by persons less than twenty-one (21) years of age, and there shall be no congregation or drinking on the streets or adjoining area of the property. There shall be no use of any illegal drugs by any renters, occupants or visitors in or on the property. If local enforcement authorities are needed to enforce ordinances or control noise or other disturbances, guests may be subject to eviction.
Premises shall be used for residential vacation purpose only. It shall not be used for business, illegal or other non-residential activities. Violation will be sufficient reason for eviction.
The guest will not sub-let or assign the premises without the written consent of the landlord.
TENANTS RESPONSIBILITIES AT CHECKOUT TIME:
At check-out time, the guest shall give over possession of the rental property to the owner in the same condition of cleanliness, order and repair as it was when the guest took possession at check-in time. While not all-inclusive the following is a list of requirements and expectations at check out:
•Kitchen: Appliances and work surfaces in the kitchen will be clean. Dishes, pots, pans, and utensils must be cleaned and put away.
•Refrigerator: All food in the refrigerator will be removed and either taken with the guest or properly disposed and the refrigerator left in the clean condition. Refrigerator will remain plugged in and the temperature setting is to remain untouched.
•Oven Stovetop & Microwave: Any spills in the oven, stovetop and microwave must be cleaned up.
•Floors & Rugs: Carpet, tile, rugs, beds, washer and dryer will be free of sand and dirt.
•Trash: Trash pickup is Monday morning (except during holidays). Please place trash and recycle bin at the end of the driveway Sunday night for pickup. All trash is to be properly bagged and placed in the trash container in the garage. Please place all recyclable items in the recycling container.
•Towel/Linens: Place all used towels in the upstairs hall bathroom. Strip all the used bed linens and leave in a pile on the floor in respective bedrooms.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
