AirBnB doesn't have a category which describes my accommodations. Think of it as a European Manor House (Downton Abbey) - multiple separate private apartments with grand common areas for gathering / socializing. A "single-family home" this is not.

Multiple museums & cultural centers - the Walters, the Main library, Maryland history museum, etc
all forms of public transit & zip car
many restaurants, bars & hotels.

Main (common) Floor - Grand Double-Parlor (Library, Dining / Conference room), Kitchen, Powder Room (1/2 Bath)
Mid Floor Back - Suite 3 (Foyer / walk-in, 1 bedroom (Queen), Bath, Bonus room)
Upper Floor Front - Suite 1 (foyer, 2 bedrooms (both Queen), Kitchen, Bath)
Upper Floor Back - Suite 2 (foyer, 1 bedroom (Queen), Kitchen, Bath)
Lower Floor (alt) - Suite 4 (foyer, office nook, walk-in closet, large studio (w/ Queen bed), Bath)
Because of limitations with AirBnB's listing classification it is shown as "Entire home/apt" so that I could list more than 1 bedroom. See basic description. The photos show a total of 5 bedrooms (4 suites). Generally I use my best judgement based on your described needs, as well as whether I am in town or not, to determine which suites would accommodate my guests the best. If there is a particular suite, or suites, you are most interested in, let me know during booking.
All common living areas (huge historic mirrored den / living room, huge historic mirrored dining room, gourmet kitchen).
Do not open the door to the back fire escape (off of the main level) unless there is a fire emergency, as the door is alarmed, difficult to lock and unlock, and the stairs themselves can be treacherous.
While we can arrange for parties or events in the house, experience has proven that this results in extra cost to me in wear and tear, cleaning, administration, and potential liability, and therefore I ask that only those on the pre-arranged guest list access the house. If you wish to have a dinner party, gathering, etc. it is a great space for that, but please arrange it with me in advance and let's determine a fair arrangement for the extra cost burden I will have to assume for that.
Please refrain from "exploring" parts of the property not listed here, and/or not shown to you during check in, including the rear courtyard.
I am a pretty busy guy - kind of a single dad with a 5yr old.
However if you would like to connect just let me know ahead of time.
Of course you may see me on site as my office and personal suite are part of the property so you may see me in the public / common area.
Dedicated garage parking is available upon request and for a fee (14$/day). There are many other parking options in the area within a block! (including free - however not very convenient)
A TV can be provided in a room if requested before arrival.
This listing is the combination of multiple individual listings, so if one of the listings is reserved, then the calendar for this combined listing will show "not available". However the other individual listing may still be available.
Finally, if I pre-approve your request, it is your responsibility to book the rooms in a timely manner. I often have many travelers requesting accommodations on the same, or overlapping dates. I have found the fairest policy is to pre-approve reasonable requests if dates are available. If you have been pre-approved but do not pay for the room, then someone else may secure the room instead. In other words I can't "hold" the rooms/dates without payment. In other words I can't "hold" the rooms/dates without payment. If additional guests are added after the booking is agreed upon those guests will need to pay the "extra guest" charge.
The Golden Rule - I love respectful and thoughtful guests. I get satisfaction from seeing others enjoy the beautiful historic spaces I've worked hard to foster. I simply ask that you consider basic rules of decorum.
Always keep both front doors locked!
Feel free to come and go at any time as you wish - just be quiet about it :)
Please remove shoes in front foyer.
Do not put feet on tables, chairs, couches, etc. Do not sleep on couches.
Treat linens considerately. Don’t sit or lie on top of comforters. Don’t use towels, washcloths, etc. to remove make-up or other highly staining substances. If you wear make-up you may wish to bring make-up wipes if
Please be gentle with this historic house - surfaces, furniture, operable devices, and fixtures generally not the modern, bullet-proof ones you may be used to. They require extra care in use. Be conscious of unique doors and other operable parts - open and close them gently. Marble and wood surfaces are easily damaged by water, wet things (towels), hot or cold objects (such as cups or plates), etc.
Noise pollution is endemic out there - please don’t bring it in here. Use your indoor voice and step gently through the house. No running, especially up and down the stairs.
Do not move furniture.
If possible please avoid eating in bedrooms - eat-in kitchenettes and common areas are made for dining and food prep. I have had to replace quite a few perfectly good sets of sheets because of grease stains.
Coasters are provided in every room - use them for cups and mugs.
Unless previously arranged with me, do not allow anyone not on the guest list into my private home. (Violation of this rule is grounds for immediate cancellation.)
Do not unplug anything. If you can’t find a place to plug in your device I can find it for you - outlets abound, there is no need to unplug power-strips, clocks, lights, etc.
Do not touch thermostats. If you are uncomfortable contact me. (This 8000 sf house uses 2 systems delicately balanced due to vertical stratification.)
Keep doors and windows to the outside closed (unless the weather is great and we have all agreed to forgo air conditioning or heating). If you must open a window in a guest suite please close it and lock it the moment you leave the room. Crime comes through upper-storey windows. Any paint or wood damage due to rain getting in will be charged against the deposit.
Always turn off all lights when not occupying a room (dimmer switched fully OFF, not just maximum dim...) Do not leave water running.
When disposing of trash please separate mixed recyclables from non-recyclable putrescibles. Only put putrescibles in containers lined with trash bags.
Always keep the common areas free of clutter and the main kitchen clean. Return dishes, silverware, and glasses to the kitchen or suite you removed them from. If using many dishes, please clean them as soon as possible.
Do not rummage through drawers or cabinets in hallways or common areas. Only the drawers, shelves, cabinets, etc. in the bedrooms and full bathrooms are for your use. If there is something you can’t find in the kitchens, bathrooms or otherwise, please ask me rather than searching through my cabinets.
Similarly, unless I have shown you through a particular space or door upon check-in, please do not “explore” parts of the estate you have not been given access to. This includes the back patio / fire escape, laundry room, etc.
Wow! any more rules??? While these may seem obvious or "goes without saying", the fact is that in the past I have had damage or real problems resulting from violation of these, and that is why I have written them here.

My home is a historic pre-civil war merchant’s townhouse that has been restored per the National Parks Service. The lifestyle of its’ original inhabitants meant a very large building with essentially 6 private apartments plus many grand common spaces. That means I can offer many configurations for guests. It is like a Bed & Breakfast that also can be combined, if necessary, for large groups. Perfect for AirBnB right? Unfortunately limitations of the AirBnB website require multiple listings - one for each possible configuration - for this one large house.
my global "policies" are best stated her, rather than updating each listing manually (15 times!). So:
A. Parties, entertaining, events, etc. While my place is vast, it is still a place I work hard to maintain, therefore unless we discuss specifically, up front, I ask that guests list the correct number of folks who will access the house when they book, and limit those folks to access. Put another way, my place is perfect for parties and entertaining, but please don't have parties or use my place for entertaining unless we have discussed up front and settled on arrangements (including fiduciary) to reflect the added risk and wear and tear involved.
B. For some reason AirBnB defaults to making kids essentially free of charge even if the host charges extra for guests above a certain number. I have found that my overhead costs are the same with extra kids as with extra adults... in fact often they are more! Therefore to be fair to my guests who don't have kids, I charge the same for extra kids as for extra adults. Please keep that in mind when booking.

About me: I'm an architect, artist, dad, and I have been very involved in the improvement of this neighborhood for the past 11 years. If you value a host who knows everyone and everywhere in the neighborhood, look no further. As a professor of architecture at the local university, and as an urban history buff, I have given many walking tours of the area. If time allows I would be glad to do one for you. I continue to explore even the lesser known parts of the region and am good with directions :) I’m a big fan of all types of food, wine, European beer, cocktails, coffee (geez I’m not as gluttonous as this sounds!), and have been since I turned 19 during my first trip to Italy in 1990. Therefore I can make detailed recommendations regarding the many local food and beverage purveyors in the area.
I have traveled extensively (not much though since fatherhood! :), and lived in many parts of the U.S. as well as London and Melbourne, Australia, although ultimately I think I was supposed to be Italian!
Urban history and culture are of particular interest to me and when I have time I love to delve into my extensive book collection (which is accessible to my guests :). What makes me smile? My diverse group of friends, (many right here in the neighborhood!), beautiful art (I have 3 museums a block away and the train to the DC museums is about 7 blocks away!), thoughtful design, and most of all thoughtful people. Speaking of that - AirBnB!
I've hosted about 800 people at this point, and have been genuinely ecstatic to meet about 98% of them, feeling humbled to know there are so many accomplished and friendly human beings. I love meeting new people, and I have found that most people using AirBnB do too. Some guests need to focus on whatever purpose their visit brought them for. While staying in my home involves some basic contact for check-in, etc., I default to giving my guests as much privacy as possible. So I encourage my guests to communicate to me clearly, and as early as possible, regarding where on the spectrum they wish our relationship to stand... remember I can't read minds and I'm pretty hard to offend on this particular subject :)
