กฎของที่พัก

1.-PETS: We love pets but we kindly ask that all pets must be reported. A $50 fee per pet will be added to the quote to support any extra work of our cleaning crew. Host has the right to terminate the stay with no refund if pets are not reported. Pets are not allowed to stay on furniture or beds or stay outside the house without supervision.

2.-SMOKING: Only allowed in exterior lounge areas.

3.-PAPER SUPPLIES: Toilet and Kitchen paper will be provided for the first day of arrival.

4.-ITEMS TO BE BROUGHT BY GUEST: Shampoo, Conditioner, Soap, Toilet Paper, Trash Bags, Kitchen Towels and Dishwasher Powder.

5.-TOWELS: One large towel per person will be provided for stays less than 5 days. For stays of 5 days or more, additional towels could be provided upon request. Large & hand towels could only be used for personal body drying after showering and not for makeup, pet, shoe cleaning or any other uses. Using the towels for these other purposes will damage the towels. A $20 replacement fee will be deducted from the deposit for each large towel and $7 for each hand towel used for a different purpose.

6.- MUSIC: The times for playing music outside of the house are from 12:00pm to 8:00pm

7.-BBQ GRILL: Cleaning of the BBQ Grill after its use is not included in the final cleaning fee. We ask every guest to clean the BBQ Grill after its use. If Guest leaves the BBQ unclean, a $30 fee will be deducted from the deposit amount.

8-PARKING: Limited to 2 vehicles. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing, applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. TRASH: Guest is responsible to place the trash bin at the street level (not above the curbside) the night prior to the trash pick-up days. The blue container for recyclable trash would need to be placed Sunday night for Monday pickup. The brown container for organic trash would need to be placed Wednesday night for Thursday pickup. During the evening of the pick-up day, guest is responsible to return the trash bin to its place. Missing a trash pick up day will result in paying our cleaning crew a $25 fee to remove the trash to another location. As a result, the fee would need to be deducted from the reimbursable deposit.

10-PLUMBING: The plumbing system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products and/or baby wipes should be flushed at anytime. If it is found that feminine products and/or baby wipes have been flushed and clog the plumbing system.

11.-MAXIMUM OCCUPANCY: The rental party shall consist of Tenant and the number of people informed in the rental request. If it is evidenced that more people are staying overnight in the house vs. the number reported by “The Guest" on the rental request or there are more than 10 people in the house even that they are just visiting and not staying overnight, “The Host" has the right to terminate the stay without a refund.

12.-PERSONAL RESPONSIBILITY
A) The property is privately owned. “Guest" acknowledges and understands that each and every tenant, guest or guardian is solely responsible for any property damage, accident, injury or loss sustained to any person while in residence and neither the agent nor the owner accepts legal or financial responsibility. Tenants, guests and guardians, assume all risk of injury or other loss resulting from being at the house and will hold the Agent and Host harmless with respect hereto. Tenants, Guests and Guardians hereby agrees to indemnify and hold Host, employees, officers, family members and/or the property owner harmless from any claim, including those of third parties, arising out of or in any way a result of the tenants guests and guardians use of the premises or items therein.

B) The Host cannot be held responsible for: The failing of any other company due to said company's error or service interruption (i.e. electricity, water, gas, satellite, cable etc). Acts of neighbors such as: construction, road repair, and maintenance or act of nature (weather). No compensations will be offered. However, Host or Agents agree to do all that is humanly possible to remedy any issue as quickly as possible.

C) Host and Agents reserve the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations and improvements

D) Mediation to resolve disputes: Owner and Tenant agree that in the event there is a dispute as to the meaning of any terms of this agreement, they will utilize mediation to attempt to resolve the dispute before involving the court. In the event that mediation is required, the parties agree to participate in good faith and to equitable divide the cost of the mediator.

Very nice home in a quiet neighborhood. The bedrooms were spacious and easily accommodated two people each. Great location convenient to downtown, museums, restaurants, and the zoo. Excellent for a family.

Ricardo was very quick to communicate and had lovely recommendations for places to eat and hang out. The WiFi worked great, it was very spacious, and the washer and dryer came in handy when one of the children in our family got sick. I felt safe in this residential neighborhood and even visited the nearby HEB grocery store late at night with no problems. It's easy to get a good night's rest with the soft beds in this quiet area.

Sometimes photos do lie. This place looks nice on AirBnB but it's basically a double-wide manufactured home on stilts that has been fixed up inside. The bathrooms were not clean, hair clogging the drain. And plan on making a trip to the store to buy your own toilet paper, soap, shampoo, conditioner, etc... This place comes with absolutely nothing! Personally, I wish they'd charge $5 more per night and save me the trip to the store. The bedrooms are good size and the beds are comfortable. But the sheets and comforters are that cheap polyester material. You know, the kind that is scratchy and hot. Again, looks fine in the photos but doesn't lead to a great night's sleep. And then there was the skunk. Because the bottom of the house is open air, it's a lovely nesting ground for rodents. On our 2nd night, a skunk was killed by some other animal and evacuated his insides before leaving for never, never land. Of course, the smell rose up into the house, covered our clothes and made the place absolutely unbearable. Now, could this happen to anyone? Sure, but the open air under the house certainly made it more likely. To be fair, Ricardo was very responsive and offered to move us to his other house. But it had 3 bedrooms vs. 4 so two of us had to share a room. Amenities were the same - cheap poly sheets and comforters, no amenities, dirty bathtubs. Overall, I'd say not a great stay and I wouldn't recommend this place unless you wait a month for the skunk smell to dissipate... and bring your own sheets + TP from home!

After 4 years of operating different short term rental houses and having received more than 300 great reviews, this is the first time that we receive a review with false and inaccurate facts. We believe this is an act of vengeance and frustration from a guest who had to suffer for an act of nature outside of a host's control. Even that we provided immediate relocation and a 1 night compensation for an act of nature outside of a host's control, guest wanted us to give him 3 free nights. As we did not accepted his request for a 3 free night compensation, we believe this situation generated a review with false comments and facts. The false comments are the following: 1.-The house is not a manufactured house. It is a typical mid century and recent renovated single family house. 2.-Our houses are extremely clean. Please refer to all the positive reviews about the cleanliness of our house. And in case there is an oversight, we inform all our guests to let us know so we can take immediate action. 3.-It is true that we don't provide shampoo, conditioner and soap and we inform about this upfront. Providing these toiletries for 10-12 people it would not be conducive to rent a whole 4 bedroom house at the price of an small hotel room. We provide toilet paper for the first day of use. 4.-All our sheets and linens are 100% cotton and the labels are a proof of this. At least we are glad to know that our guest recognized the bedrooms are good size and comfortable and that we provided immediate assistance after the circumstances. In 2 years that we operated our house, we are proud of having most of our reviews to be 5 star. Our guests have loved the space, furniture, comfortable beds, 5 minute distance from Downtown and a quite/safe neighborhood. 27 reviews prove these facts. Unfortunately, during Scott's stay, there was an skunk meddling around the neighborhood which is a very rare instance and could happen in any neighborhood and house.

The house was great! The rooms are bigger than expected and spacious. The kitchen had everything we need to cook family dinners. I liked the neighborhood as well. We sat on the porch most nights and the neighbors were friendly.

Ricardo was responsive and helpful! The house was very clean and we all loved it. The living room/kitchen area were very open and the rooms were spacious. The location was great (Our Ubers to the River Walk and Southtown were $10-15). We definitely enjoyed our stay!

Ricardo was great to deal with, quick to communicate and gave the impression he would go out of his way to make sure we had a good stay. The house is very nice in a quiet neighborhood, but is easily accessible. I would recommend Ricardo and this home to anyone.

I am originally from Monterrey, Mexico. San Antonio has been my 2nd hometown for me and many of my family members. After working many years for consumer product corporations in Marketing Management positions, I lost my job back in 2009 due to the economy collapse. That is when I decided to move from the busy lifestyle in Los Angeles to San Antonio where most of my family members live. Having nurtured a passion for real estate during the last years of my corporate life, I decided to start a new career rehabbing and selling properties. Then I decided to rent one of my houses in / and the rest is history. Today I own 2 rental houses in San Antonio and my family and I love sharing our houses with other people visiting San Antonio.

Urban life is more fun and exciting than suburban life when going on vacation or living temporarily in a city. When you live or vacation close to downtown San Antonio, you are closer to the culture, energy and personality of a city. When a saw this house for the first time, I saw a very simple cottage house facade. But after seeing its amazing location in a safe Historic District less than 4 miles from downtown and all the nice restaurants, bars and shops located in less than 2 miles, my dream was to turn this house into a cozy paradise of contemporary ambiance and decor, full of light and color.
