Beautifully decorated, quiet, small double bedroom overlooking back garden. Kingsize double bed (an extremely comfortable one at that too!) bedside tables with table lamps, double wardrobe with hanging space, wall mirror, towel rail.
The flat is situated on the edge of Stockbridge in Comely Bank which is a beautiful, quiet area yet only a 15 minute walk to the hub of the centre of Edinburgh (25 minute walk to the Old Town). Stockbridge has a real "village vibe" to it with its fabulous eateries, close proximity to the center, Botanical gardens and Inverleith Park.
My flat is very conveniently situated on the first floor in a lovely Victorian building. It has been decorated in keeping with the era however boasts contemporary features.
Guests can access the modern, designer kitchen, comfortable living room and bathroom.

Kitchen - I am happy for guests to use the kitchen by prior arrangement where possible but do ask that it is left as it is found in a clean, tidy state.
I have lived in Edinburgh for 5 years and am very happy to provide information on local amenities and the highlights of what is one of the most beautiful cities in the world.
As I work during the week, I have stipulated a check-in time of 6pm however if you are arriving on a Saturday or Sunday, I may be able to accommodate an earlier check-in so please do ask.
Although breakfast at the flat is not included, there are plenty of lovely cafes within a short walking distance for guests to choose from for having breakfast in the morning. Waitrose is also very conveniently a 5 minute walk away. I do provide complimentary tea and coffee and should you be staying over a weekend, then you might be persuaded to try one of my homemade smoothies!
The flat is also home to my very well-behaved, beautiful, black Labrador, Murphy, who is quiet and rather shy so will do his best not to bother you although give him a tennis ball and he will expect to play! However, for anyone with pet allergies or those scared of dogs my flat is probably not the best place to stay.
The bathrooms is shared with me however is adjacent to the guest bedroom.
Please can I ask guests to be respectful of the fact that this is the home I live in therefore please treat my possessions and furniture with care and behave considerately. I also have some lovely neighbours so please be mindful of them too.

No smoking, pets or noisy guests - sorry. Please note that only those who have booked may stay and no additional visitors/guests. I would most appreciate it if muddy or heeled shoes could be removed at the front door to save my wooden floors!
