Our summer cottage is a non-smoker's house. We ask you, therefore, NOT to smoke neither in the house nor on the terrace or on the roof terrace. Many thanks.
LOFT 33 is designed for 4 people; you may find an extendable double couch and 2 mobile beds ready for use in the basement. Taking these restrictions into account, LOFT 33 may be occupied temporary by up to 8 people and a baby.
Water, electricity, heating and garbage are included in the lease price unless otherwise agreed. These expenses are computed for an average consumption; if the actual costs should be exceptionally high, the Landlord reserves the right to charge an additional fee after the term.
Arrival and departure
The summer cottage is ready for occupation at the day of arrival from 15.00 o'clock. Please, make sure that you inform us some days before your journey of your expected arrival time. The keys will be handed over by individual arrangement.
On the day of departure, leave the cottage clean and well-swept till 10.00 o'clock (on exceptions, see "Delayed check-out"). We kindly ask to clean all used dishes and stow them back into the cupboards, you do not need to remove the bedclothes.
We ask you to skim the tiles and glass surfaces of the showers after showering to avoid lime depositions; skimmers are available in every shower.
Leave the window open for ventilation, also the door, if possible.
Do not dispose of any hygiene products, rubbish, leftovers, hazardous liquids, fats or the like in shower or toilet because any of these may cause undesirable blockage. Please, use the provided facilities.
We provide bedclothes for the term of your stay. You do not need to remove them before your departure.
Booking and related communication should be done via the airbnb system.
Additional blankets are available in the summer cottage. They are intended only for indoor use and we kindly ask you not to use them as picnic blankets. A separate picnic blanket is available.
We hope that you would not have to call off your holidays unplanned. If it happens, though, we will charge cancellation fees according airbnb-regulations.
If something inconvenient should happen to you (filth, spilled liquids on the floor or working surfaces etc.) we ask you to remove it immediately. Brooms, a dustpan, a vacuum cleaner, bucket and mop and cleaning material are available (storeroom and cellar).
We ask you to leave the cottage well-swept and to stow all used and cleaned dishes into the cupboards again.
Nobody damages things on purpose, yet it may happen to everybody that something is accidentally broken. If this should happen, please, inform us immediately about the damage occurred so that we will not ascertain it only during the final cleaning after your departure.
The guest is liable for any damage up to the costs of replacement.
If inventory or public supply fails for a short while owing to force majeure, there is no claim to a discount. Inform the Landlord about any defects of the cottage immediately. The guest shall grant to the Landlord an adequate period for remedying the defects. Later complaints will not be accepted and cannot be credited.
Delayed check-out between 12.00 - 18.00 o'clock will be charged with half a daily rate. Delayed check-out after 18.00 o'clock will be charged with the rate of an overnight stay.
Duty of care
We ask our guests to treat the Leased Object properly and to make sure that fellow travellers and relatives observe these provisions, too. Please, pay particular attention to your children.
The entrance door and the terrace door should always be shut and locked with the key when the house is left. Shut all windows and secondary doors when leaving to avoid damage by storm or burglary. Please, use water and electricity carefully.
The expenses of final cleaning are settled with the all-inclusive fee unless otherwise agreed. They are based on common expenses for cleaning. Leave the cottage upon departure well-swept, wash all used dishes and stow them away (see 'Arrival and departure'), separate the garbage, please (see 'Garbage').
If distinct filth is found after departure, its removal will be charged according to effort.
Since we are obliged to separate garbage and want to comply with our liability to preserve our wonderful environment, we ask for your help.
Garbage should be separated by:
-> packaging material, leftovers and general domestic waste in the small garbage bin at the house,
-> paper in the bin with the blue lid at the house,
We will provide adequate garbage bags.
Please, deposit of old glass autonomously, you will find glass containers in approx. 100 m on the left on the purchasing area; take any returnable bottles and other returnable goods to the place where you purchased them.
We provide a new Weber's gas grill on the terrace and ask you to clean it after use.
We provide a hairdryer for the term of your stay in every bath. You may find it in the little cupboard beneath the sink. Please, clean the dryers of any left hair after use.
If you want to have any cleaning done during your stay, we are ready to organise it for you. Any resulting expenses will be charged with the final cleaning fee (price per hour).
Internet and Wi-Fi
The cottage has a free online Wi-Fi connection. The guest(s) are not entitled to download files, films or music that are liable for costs. Any emerging costs or fees for cease and desist letters will be additionally charged.
Please, never give the keys out of your hand. Report any loss of keys immediately. The guest is liable for replacement costs up to 500.00 €.
The kitchen has been freshly installed a short while ago. Please, handle the kitchen equipment and devices carefully. (Operating instructions are available in the shelf next to the sink.)
If the dishwasher is not fully charged, please, use the short programme. Please, return only cleaned dishes, cutlery, pots or devices that you have used into the cupboards.
Do not dispose of any rubbish, leftovers, hazardous liquids, fats or the like in the sink because any of these may cause undesirable blockage.
The Landlord is not liable for valuable objects of the guest(s).
For emergency cases, a small medicine chest is available in the sideboard of the dining room. We hope you will not need it.
LOFT 33 is extensively equipped with electric and electronic devices; please, find the operating instructions for the kitchen utensils in the kitchen drawer on the left of the sink; those for other devices, in particular for television sets and audio equipment, you will find in the sideboard of the dining room. Please, use the devices only after you have familiarised yourself with their operation and return all operating instructions to their place upon departure.
You may park right before LOFT 33, other public parking spaces are nearby. Providing a parking lot to the guest does not constitute a contract of safe custody.
The Landlord is not liable for loss or damage to parked or shunted automobiles or their contents except in case of intention or culpable negligence.
The complete amount shall be paid via airbnb payment-system before moving into the cottage. Unfortunately, we cannot accept credit cards and EC-cards or cheques.

LOFT 33 includes a B&O Design telephone consisting of 1 base station and 2 mobile phones. Calling cost-free German landline numbers is free; calls abroad, of mobile phones or other numbers liable for costs are denied.
We provide a picnic blanket for the term of your stay. Please, find it in the white box in the first-floor bedroom.
Under certain circumstances it may be (very seldom) necessary that the Landlord must enter the cottage without knowledge of the guest.
If requested, we provide a free child portacrib including mattress and bedclothes. It is kept in the cellar to be set up at need.
Many remote controls are available in the summer cottage for 4 TV systems, 2 Blu-Ray players, the audio system and various LED lights. Please, use them carefully and place them with the related devices again so that the next guests will identify and use them the easier.
The cottage is located in a pure residential area. For the purposes of good neighbourhood we ask you to observe public rest periods like midday (13.00 to 15.00 o'clock), night times and Sundays. Please, be considerate and keep quiet from 22.00 to 7.00 o'clock in the cottage as well.
We ask you not to walk in street shoes through the cottage, especially not during the rainy seasons. A shoe box is available right at the entrance.
Smoking is generally prohibited in and around LOFT 33. Damages like burn marks and holes in or at pieces of furniture, the floor, bedclothes, table covers etc. entail that we must charge you with the replacement value.
You may smoke on the front square, please, do not dispose of remains on the property but leave them in the ashtray and later in the residual garbage. The ashtray is located on the garbage box before the entrance.
The Landlord may terminate the Lease Agreement in case of repeated offence against the leasing conditions/house order and the guest will have to leave the summer cottage immediately. Claims to refunding the lease price are in this case excluded.
In LOFT33 you will find new outdoors furniture with covers and sunshades on the terrace and the roof terrace. In case of rain or stormy wind, we kindly ask you to close the sunshades and to accommodate the covers at a dry place in the house.
We provide towels for the term of your stay. Please, find additional towels in the cupboard in the bedroom.
Untimely departure does not entitle to refunds.
To avoid mould, we ask you to vent the rooms sufficiently, opening all windows at least once per day for 5-10 min, in particular after showering.
