Terms & Conditions
1.YOUR AGREEMENT: By making the Booking through Airbnb you are agreeing to these Terms & Conditions.
2.CHECK-IN: Guests agree to ‘occupy' after 16:00 on arrival day, unless otherwise agreed.
3.CHECK-OUT: Guests agree to check-out before 10:00 on departure day, unless otherwise agreed.
NOTE: Suitcases can be left and keys picked up/dropped off outside of the standard check-in/out times. There are café's and things to do locally whilst waiting to occupy.
4.CHECK-IN AFTER 18:00: Guests agree to inform the Owner so arrangements can be made.
5.EARLY OCCUPANCY & LATE CHECK-OUT: Guest agree to inform the Owner ASAP if they require these. The Owner will try to accommodate, but are not always possible due to the next Guest checking-out/in. An additional charge may apply.
6.MAX OCCUPANCY: The maximum number of Guests is agreed on Booking. No other Guests are allowed to stay at the Property, unless otherwise agreed.
7.FURNITURE & FITTINGS: Guests agree to keep the Property, furniture & fittings, equipment and all other contents in the same state of repair and condition as at the start of the letting and agree to pay for any damage, breakage, or loss that may occur during the letting, through Airbnb's Security Deposit scheme.
8.REPORTING DAMAGES, DEFECTS & BREAKAGES: It is essential Guests inform the Owner ASAP – and NOT wait until the end of their stay. So the Owner can sort these issues ready for the next Guest.
9.CLEANING: Guests agree to vacate the Property in a clean and tidy state and ensure all personal belongings are removed. If the property is left in a poor condition – requiring an intensive deep clean – £45 will be claimed through Airbnb's Security Deposit scheme.
10.NUANCE & ANNOYANCE TO NEIGHBOURS: The Property is located in a residential block. Guests agree to be considerate to the neighbours. Loud noise such as music audible outside the Property – before 9am, or after 11pm is not allowed. Neighbours & building security contact the Owner in this event.
11.ALTERING SETTINGS: Guests agree not to change settings on wi-fi, TV & music system, water & central heating, or anything else, which will require the Owner to re-set for the next Guests.
12.ACCESS: The Owner (or their representative) may require access to the Property. An appointment will be pre agreed with the Guest. With the exception of emergency, or if these T&Cs are breached.
13.OWNER CALLOUT: If Guests request a personal callout to the Property by the Owner (or their representative), which is deemed unnecessary (e.g. Guest has not read instruction guides), £50 will be claimed through Airbnb's Security Deposit scheme. Excluding callouts in case of emergency, or urgent repairs.
14.LOSS OF KEYS & ELECTRONIC FOBS: If any keys or fobs are not returned at check-out, the costs to replace the locks and cut new keys will be claimed through Airbnb's Security Deposit scheme
If the Owner (or their representative) is called out so Guests can gain entry into the Property, an additional £50 will be claimed through Airbnb's Security Deposit scheme.
15.CAR PARKING: Guests agree to park only in the parking bay allocated to the Property.
16.SMOKING: No smoking is permitted within the Property. Please smoke outside on the balcony using the ashtray provided. If there is evidence of smoking inside the Property, £100 will be claimed through Airbnb's Security Deposit scheme.
17.PETS: Guests agree not to keep any pets or animals in the Property.
18.BICYCLES: Guests agree to use the communal under-cover cycle racks, at their own risk & not to bring bicycles into the property.
19.AIRBNB's SECURITY DEPOSIT SCHEME: The Owner claims through the scheme and Airbnb claim from the Guest.
20.EARLY TERMINATION: A breach of these T&C's may result in termination of the booking and immediate eviction, without refund.
21.YOUR RIGHTS: Guests are entitled to occupy the Property for short-letting purposes only. Guests DO NOT have security of tenure under the terms of the Housing Act 1988.
22.INSURANCE: It is the Guests' responsibility to arrange their own insurance to cover themselves & their personal belongings whilst staying at the property. Guests are liable for any act, neglect or default on the part of any occupant – and any accident, damage, loss, injury, expense, or inconvenience (whether to person or property) – which the Guests, (or any other person may suffer), or incur, arising from, (or in anyway connected) their occupancy of the property, or resulting from any other cause whatsoever.
