Great location! Really clean and comfortable and wifi worked well. My only comment would be the hot water - I couldn't get it to work and so I assumed it didn't? Otherwise amazing and Miki was so helpful!

Miki's play was very clean, cozy, and extremely close to Gojo station (easy connection to JR at Kyoto one stop away). Miki was also extremely helpful in sending information about the surrounding area and the apartment. Thanks again Miki!

Overall, I give this place a 9/10, and would happily stay here again. I've done a bit of traveling around Japan on multiple trips, including a 3 month study abroad. My wife and I stayed in this location for 12 days from late August to early September. We bought a 2 week Japan rail pass, and decided to use Kyoto as our staging area each day and branch out from that via our rail pass. This allowed us to easily cover an area from Tokyo to Hiroshima without any bags, and, thanks to how close to the train station this room is, easily get back home. This room will be either a 5 minute subway ride (go-jo which is the first stop) or a 20 minute walk away from the station. The subway is 210 yen per person each way, so totally worth it with bags or if it's raining. The room is located on the second floor, so you will have to take your baggage up a flight of stairs. A vending machine is located at the bottom of the stairs, or you can walk back down the street to go-jo where you will find a grocery store that sells any drink, both alcoholic (look for the お酒 symbol) and non for much cheaper than most other places. Miki provided us with a large container of water as well in the fridge which lasted us through our trip. The room itself was great for the price and location in my opinion. Warning to US travelers who aren't familiar with Japan - you'll be sleeping on a futon. This is not what Americans call a futon, but is instead a mat that is unfolded on the floor with a large, fluffy blanket as a cover. Also, the Japanese don't do tons of pillows, and their pillows are a lot less cushioned than ours. If this is going to bother you, bring your own pillow along for the trip, as I've only gotten a super big fluffy pillow in a ryokan which was like $500 a night for 2 people during my various travels. Thin pillows are the norm, is what I'm saying. I've knocked off a point from 10 out of 10 to 9 because of the padding on the floor portion of the futon. It needs to be a little thicker, as you are sleeping on wood floors and not the tatami which would be much softer. This was my only issue, and I only really noticed after several nights. The room was clean when we arrived. You are in Japan, so be a decent guest and take your shoes off before you step into the room itself. There is a small kitchen, though you should go enjoy some delicious Japanese cuisine unless your budget is super tight. The shower and toilet are in separate rooms, which is standard in Japan. This place was small as expected but not as comfortable as we had hoped. We ended up sleeping on these small futons which didn't have much padding between it and the floor, making it uncomfortable, but manageable to sleep on. I think it would have been better if there was a thicker layer of padding between it and the floor. The place was also a little dirty overall which I was disappointed at. There was some dust and hair on certain parts of the floor and the floor by the entrance is a little yellow and stained. Other than the above, everything was good. Miki provided us with umbrellas, great Wi-Fi and bathroom essentials. She responded quickly when I couldn't get in initially and even gave us umbrellas to use which came in handy on a rainy day. The place is nice and quiet and close to Kyoto station. As opposed to other reviews, that mentioned that the place was close to Nijo castle and the Imperial palace so I assumed I could walk to these places. However, when I looked on (SENSITIVE CONTENTS HIDDEN) Maps, they were still around 3.5 km away so I think you'd still need to bus everywhere to sight see certain areas. Overall the place was okay for our stay, but a few things could have been improved.

The place is small for 3 people but big enough for 2. It got everything you need, shampoo, body wash, conditioner, small fridge! The house is also located near gojo subway station which is convenient to go to nikishi market or gion-shijo or kawaramachi shopping district. Highly recommend!

I really enjoyed my stay here, it was close to the center of the city and it was fairly easy to get anywhere you needed to be.
