You'll be so comfortable in this rustic yet very comfortable and private "Rodeo Room" that looks directly at Pikes Peak, conveniently located in northeastern Colorado Springs. Guests have a guest bathroom, kitchenette, w/d.
The queen-sized bed is comfortable and will provide you with a restful night's sleep, covered in a soft brown comforter accented with tans, blues, and yellow sunflowers.
Cowboy boots, horseshoes, sunflowers, pine cones and horses surround you in this favorite Rodeo Room. You'll also be treated to viewing signed artistry from local photographer Paul D deBerjeois as your eyes scan the walls in this beautiful room.
There is a cafe-height expandable dining table with 2 chairs for your breakfast and game nights.
A comfortable leather recliner and ottoman await you in the sitting corner of this room, giving you a place to read a good book and gaze west towards beautiful Pikes Peak through the large window.
A walk-in closet and spacious dresser stores all your luggage and personal items so that you can walk freely through the bedroom.
Outside your bedroom is a washer and dryer available to clean traveling clothes.
Puzzles and games are waiting to be used in the linen closet outside your room.
In case you visit in the Spring or Fall, your room has its own heater and thermostat to keep you cozy for the cooler indoor transition seasons between Winter full-house heat in to Summer's perfect indoor temperatures.
If other guests are in my second Colorado Room, you'll share a nice bathroom down the hall. It's got a full shower, toilet, and sink. Soft, comfy bath towels await you.
A kitchenette completes your indoor amenities. You'll have shared access to a refrigerator, microwave/speed cooker, along with any guests who might be staying in the Colorado Room.
A refrigerator (with small freezer), microwave, coffee maker and toaster are supplied for your use.
This is a basement, but it's a walk-out basement with large, open south and west facing windows, so you don't really feel like you're in a basement.
The kitchenette, washer/dryer, and bathroom are dedicated exclusively for use of my guests. If you happen to be the only guests in my home during your stay, these amenities are for your exclusive use. However, if other guests are also booked in my second Colorado Room, these amenities are shared between all guests.
Your bedroom, bathroom, washer/dryer, and kitchenette is in half of my basement. The other half is an open area, with a sofa and treadmill for your use.
You will have a private locked entrance to the basement.
Outside the private entrance is a covered patio area with a comfortable porch swing, which is absolutely heavenly to enjoy here on the property. You can swing, drink your coffee, and absorb the beauty of the Colorado Springs front mountain range.
When you're done enjoying the swing, walk over to the neighborhood hiking trail and stroll through the open country neighborhood while you take in the vast open views.
Wi-Fi is available for your use.
My family lives in the house upstairs. I am available to answer questions about Colorado and assist you with planning your trip, finding nice restaurants, and the best activities and attractions for your interests.

My goal is to provide a clean, comfortable, and secure lodging option for my guests at the most reasonable rates. Part of my hosting philosophy is giving my guests as much privacy as possible, so that you may enjoy your stay without interruptions from or obligations to me. I generally communicate with my guests via AirBnB messaging or via text. Occasionally I have opportunity to actually meet my guests in person, but due to my extremely busy schedule, this is not always possible. Thank you for your understanding ahead of time.
The refrigerator, freezer, and microwave/speedcooker are available to prepare convenient meals on your own.
Two of my children are exceptional pianists. You might hear them practicing occasionally on the piano upstairs, but they are conscientious not to play when guests might be sleeping.
We live on well and septic. I provide bottled water for your drinking, as some people do not like the taste of well water. Since we have a septic tank that will not function well otherwise, please plan on reasonably using the water and disposing of personal hygiene items in the covered trash cans only.
Please take care of the room and my home as if they were your own. In addition, the following rules apply to my entire property (both inside and outside my home):
- No smoking.
- No smokers - no smoking inside or outside, on my property, or elsewhere.
- No recreational drugs.
- No pot.
- No pets.
- No alcohol.
- No outside guests.
- No additional overnight guests.
- No loud music.
- No parties.
- Please do not allow outsiders to enter the house during your stay, unless previously agreed upon booking.
- Washer/Dryer is for guest laundry only, it is NOT a laundromat for friends/family of guests.
- Sleep only in booked beds/bedrooms, no sleeping in common area or other guest room unless arranged/booked prior to your arrival.
- The homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- Check in is 3:00pm, unless otherwise arranged.
- Check out is 10:00am, unless otherwise arranged.
No exceptions to these rules.
A lot of effort goes into preparing your room to be as comfortable and accommodating as it can be. In return for very nice rooms that are modestly priced, guests are expected to honor all house rules. Any guest will promptly be asked to leave if any of the above rules are violated. Thank you for your understanding and acknowledgment before booking.
