The Region: Albufeira, on the southern coast of the Algarve, is considered the most popular holiday destination in Portugal. In this region the coastline forms a large bay that is famous for its enchanting beaches. Gorgeous white sand strip with spectacular golden cliffs uniquely shaped by the sea. The cuisine is excellent and this region provides an extraordinary combination of fun and relaxation.

The Area: Several beaches at walking distance with pedestrian accesses from the apartment (just a 5 minute walk down a beautiful path to reach the Coelha Beach), restaurants, tennis courts. Spectacular nightlife in Albufeira (only 3 kms away). Excellent Golf Court (just 4,5 Km away).

* SHORT TERM RENTAL – HOUSE RULES – CASA PORTUGUESA *

Access: The Landlord has the right to inspect the premises without prior notice at any time for purposes of repair. The Landlord shall exercise this right of access in a reasonable manner. If the Landlord has a reasonable belief that there is an imminent danger to any person or property, he may enter the Property during the rental period without advanced notice.
Appliances: Only use appliances for their intended uses.
Civility: The Tenant and the Tenant’s guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the property. The Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of their stay and Tenant shall then immediately vacate the premises. Quiet hour starts at 12:00 PM and outdoor noise should be kept to a minimum.
Fireplace: The fireplace is turned off from March to November; it is not operational during this time of the year. The fireplace will always be used by the guest at the Tenants own risk.
Flushing system: The property is on an antiseptic system. The mineral content in the water is high. During a drought, the well water may have an odor. The antiseptic system is very effective; however, it will clog up if improper material is flushed. THE GUESTS SHALL NOT FLUSH ANYTHING OTHER THAN TOILET PAPER DOWN THE TOILET. No products such as catamenial, tampons, wipes or diapers shall be flushed at any time. If it is found that feminine products or other stuff different from toilet paper have been flushed and clogged the septic system, you could be charged up to 500 euros for the damage.
Housekeeping: There is no housekeeping service. While linens and bath towels are not included in the rental rate, both of these optional family weekly sets are available (3€ per day for each set). We suggest you bring beach towels; we do not allow towels or linens to be taken from the units.
Internet: Wireless Internet is provided as a convenience only. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet services.
Maintenance: The Tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenant understands that the accommodation unit was rented for a price that does not include its cleaning and maintenance, pledging to leave the site in a condition that it can be leased at the end of the lease and immediately habitable for the next tenant. The Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition.
Minimum Stay: This property requires a 2-night minimum stay from September 16th to June 15th and a 7-night minimum stay from June 16th to September 15th.
Maximum Stay: The rental period cannot exceed one month. This rental is all about the transient occupancy of the Property, and Tenants cannot intend to make the property a residence or household. The Tenant shall vacate the premises at the expiration time and date of the rental period.
Occupancy: The maximum number of residents is limited to four (4) people. No more than eight (8) people shall be allowed on the property at any time during the Rental Term, all of whom shall comply with this set of rules. People other than the residents MAY NOT stay overnight in the property. Any other person in the property is the sole responsibility of the Tenant.

Pets: Pets are not allowed on the property.
Property: The Tenant shall keep the property and all furnishings in good order and use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep it in clean and sanitary condition at all times or otherwise be responsible and taken accountable for it.
Refunds: There shall be no refunds of rents because of shortened stays or ruined expectations due to weather conditions, Tenant’s work and family emergencies or other commitments. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
Risks: All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Landlords are not responsible for the loss of personal belongings or valuables of the Tenant and the Tenant’s guests. The use of stairs, balconies, and amenities such as hot tubs, fireplaces, decks, and the likes may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children, and such use is at the Tenant’s own risk. By making their reservation and being provided with this set of rules, the Tenant waive and release any claims against the business owner, the property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by the Tenant or others whom they invite to the premise on or near or adjacent to the Property, including any common facilities, activities or amenities. The Tenant shall use any such facilities or amenities entirely at his own initiative, risk, and responsibility. The Tenant is advised that the property contains home appliances that are electric machines and could be dangerous, a gas stove and cook top, gas heating, gas grill, and other gas powered items that also can be dangerous and will seek help from management if the proper operation of such items is not fully understood. Officially registered, licensed and evaluated for local rental purposes, the property has a fire extinguisher installed near the kitchen area, as well as other security measures. The fire extinguisher was fully charged at last inspection. It is the duty of the Tenant to inform management immediately should the fire extinguisher become less than fully charged. The Tenant shall only use the fire extinguisher in case of true emergency. There is no carbon monoxide detector on the property and the Landlord is not responsible for the risk involved in not having one. The Tenant shall see to his own security while in the property by locking doors, windows, property gates, etc. when it’s prudent to do so. Valuable items left behind by the Tenants will be held for the Tenant and every reasonable effort will be made to contact the Tenant to return them. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items. The Tenant and his guests shall not use fireworks and other hazardous materials in or around the property.
Smoking: Smoking is only allowed outside.
Subletting: The Tenant shall not sublet the property.
Term of the Lease: The lease begins at 15.00h / 3 pm on the “Check-in Date” and ends at 12.00h / 12 am on the “Check-out Date”.
Utensils: The Landlord shall provide cups, knives, forks, spoons, dishes, and other items as commonly used by the Tenant’s Party. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the Tenant. No reimbursement will be made for unused consumables left at the premises.
Waste: The Tenant shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the proper areas outside the property. The Tenant is cautioned not to leave trash inside for long periods of time because it attracts insects.

I was born in Obidos, 80 Km away from Lisbon.

In the 60’s our family pioneered the exploration of the south coast of Portugal, departing from Lisbon and visiting a large number of virtually unexplored beaches. We travelled in a small trailer along the Algarve coast, having the chance to visit a vast and gorgeous array of seashores and nature’s havens.

In the 70’s, we finally chose to settle by the “Coelha Beach”, located just 3 km away from the town of Albufeira, a beautiful beach which had become our favorite destination. It was time to put the old trailer to rest and rent a home by this idyllic spot.

Later on we bought a cozy villa (“Casa Portuguesa”) even closer to the beach and, not yet fully installed, we built a bigger settlement just across the street (“Quinta do Algarve”). Time went by and unforeseen financial difficulties forced the family to sell the houses, but once things got better we finally managed to retrieve them.

Today we embrace the local tourism in this tempting region by providing friendly and affordable accommodations on an excellent sunny spot for those wishing to appreciate the pleasant Coelha Beach and have an ideal place to stay, while visiting and enjoying the most sought after tourist destination in Portugal.
