The flat is a 2 bedroom third floor flat within 15 minutes walk to the centre of the Edinburgh fringe festival (during August) and Edinburgh's old town.
Wooden floors throughout means the apartment is modern, but still feels like a traditional Edinburgh tenement flat.

It is very suitable for people who would like to stay in a nice quiet location but still be within a short walking distance to Edinburgh's famous landmarks.

Please note the flat is NOT suitable for young families (Kids under 10)

There are 2 double bedrooms one with a double bed and the other with a king sized bed. There's plenty of room to store your stuff.

Linen and laundry
All beds are made with fresh linen for your arrival. Towels are provided for each guest.
We have a washing machine and drying space outside for clothes.

A spacious lounge with enough seating for you and your friends and access to Netflix, Amazon prime and catch up television. There's also a good collection of movies if you'd like to stay in and chill out.

Our separate dining room table seats 6 guests.

The apartment has a good sized kitchen with all the crockery you need to put together a meal if you don't feel like heading in to town. You don't need to worry about salt, pepper, oils, spices, pasta either, it's all here to use. Nothing beats a good cup of coffee in the morning, and Nespresso makes a mean cup. Help yourself.

Access to the back garden is available and there's plenty of space to chill out with a good book or to have a BBQ or picnic with your friends.

The whole apartment has just been fully refurbished and is fully centrally heated with traditional hardwood flooring throughout.

Free hi-speed fibre optic wifi throughout.


The place is yours to enjoy, you can come and go as you like. The apartment is on the 3rd floor, with no lift access.


I'm here if you need me as much or as little as you like. I'm around if you're stuck or if you need a restaurant recommendation. Likewise if you're happy to wing it on your own then great! The house manual has some suggestions as to where to go and what to see.


Edinburgh's Old Town is a labyrinth of cobbled streets, narrow alleyways and hidden courtyards, all amazingly well preserved and steeped in the city's history. The flat is 20 minute walk to Edinburgh castle and set right in the centre of all the buzz.

While the Old Town is a fascinating destination at any time of year, it is particularly captivating in August, when performers flood the streets and the town comes alive with the sights and sounds of the Edinburgh Fringe and Festival.

As a south African that came to visit Scotland and never left, I’ve travelled all over the country and love it. I’m more than happy to provide further advice on other places in Scotland, and travel should you need it, just ask.

Everything is in walking distance! If you feel like venturing a bit further out then there are busses and a tram which takes you right across the city.

The apartment is within a 5 minute walk to boutique shops, bars and eateries. From bakeries, to chocolatiers, German, Swedish and French cafes, phenomenal breakfast and brunch places, an array of restaurants and bars for all budgets.

On street parking is available Monday - Saturday from 8:30am - 6:30pm, outside the apartment for up to 4 hours at £1.00/ hour. On street parking is free from Monday - Friday after 6:30pm until 8:30am the following morning. On street parking is free on the weekend too

The apartment is located on the third floor with step access in to the house. There is no lift.

Extra Guests:

The apartment suits 4 people, but there is a sofa bed if you need it. There's a charge of £15 per person per night. If you have small kids who would share beds then there's no charge. (Just include the adults in the number of people)

We're a non smoking flat.
Everything in the flat is yours to use and enjoy, we hope you'll have a great stay!

A couple of things though: Our flat is very close to Stockbridge and Edinburgh city centre, but it's still in a residential area surrounded by neighbours who we know and love. Please respect this and keep in mind those who live below and beside you.

Our cleaning lady loves a tidy flat, so try and keep stuff tidy when you leave.

Exact details on how to get to the flat will be sent closer to the time, and I'll also ask if you need anything special for your stay. I'll do my best to make it happen!

Please put your rubbish in the communal bin on the street outside on the street at the end of your stay.

That is pretty much it.

My family stayed at Conrad's place during the festival. The location in Stockbridge/Comely Bank is lovely -- nice restaurants and pubs nearby, and a big grocery store only 2 blocks away. It's well within walking distance of many of the main attractions (Castle, Old Town, New Town), and very close to the Botanic Garden. Conrad's flat was clean and comfortable, with great light, quiet and homey, which is just what my family wanted. It's on the top floor, but the stairs are wide so it wasn't too difficult to maneuver suitcases. At the end of every day out in the city, we felt as if we were coming home. High praise, indeed!

Conrad's place is really lovely, in a beautiful area of Edinburgh, very comfortable and clean. The apartment was the perfect size for our group of 6. Conrad was very helpful in the lead up to our visit and on our first day meeting us ahead of schedule with the key and giving us directions and information on booking tickets for the Fringe.
