The guest bedroom in my 2-bedroom apartment: quiet residential area, on the metro Red Line, close to many city activities, provides a great access point for exploring DC’s museums, neighborhoods, dinning, cultural and night life. Things to keep in mind – although it fits a queen-size futon, the room is small and the walk to the metro is 15 min. I can't change location and size, so full disclosure there - if you don't like walking or want more space, you may like other Airbnbs better.

Hello, I am Rossen. Check my AirBnB profile description for a few words about myself. Here is a detailed description of my home that I share, and the guest bedroom that I rent out.

THE SPACE AND THE ARRANGEMENT
I live in a 2-bedroom apartment that I share with AirBnB guests through renting out my guest bedroom. So when you book it, you will be only sharing the living space with me as your host and not with any other guests or strangers. You will have your own private room, while we share the rest of the space – bathroom, kitchen, living room, deck, yard. For all my guests I provide clean sheets, towels, a visitors parking pass for free daily street parking in front of my building (in case you drive), two longboards to share if you are into that, and bike rentals for $15 a day. I have a few simple house rules to be observed (please do check and observe those) and in return, I am very easy-going and flexible.

Also to clarify, guests are sometimes confused by the name “AirBnB” and ask me if I provide breakfast, rides to/from the airport, and sightseeing tours around the city. AirBnB is a ‘bed and breakfast’ only in name and only virtually. I am simply able to provide friendly hosting, a nice place, a low price, all the coffee and tea in the house, and a lot of good suggestions to make your experience in Washington DC count. The rest is up to you and I could only help with ideas.

THE ROOM
My guest bedroom is small, but practically organized, clean and well-maintained space. It has a queen size futon (a couch that reclines into a queen-size bed), a small window, a small closet, a small desk with a chair, and a bookshelf.

THE APARTMENT
The place that I share is a modern 2-bedroom apartment on the second floor of a small 4-unit building. I have a separate Airbnb listing for the whole apartment, which I rarely rent out - usually when I travel. My guest bedroom is what’s most regularly rented. The apartment has one bathroom (that we share), a fully equipped modern kitchen, a large wooden deck with patio furniture and a propane grill, and a garden-style yard space. I keep the house clean, tidy and well-maintained, and it’s a no-shoes, no-smoking environment. A couple of other features include:

- Wireless Internet
- TV and cable
- PS3 with a Netflix account and a DVD/Blu-Ray player (and FIFA 2014 if you care hahaha)
- A laptop-to-TV video and sound connectors
- A stereo with 2 ceiling and 2 stand-alone speakers
- Washer and dryer in unit
- Dishwasher
- Central air
- Jet tub (a-la jacuzzi)
- A decent size fenced, garden-style yard on the side of the building (bikes can be locked on the iron fence)
- A guest street parking pass and plenty of street parking available, including two not-zoned streets a block away.

To all my reservations, I will email specific suggestions on places in DC that are a must-go for sightseeing, live music, shows, night life, dining & flavors, coffee, beer, wine, whisky and more.

I like to meet and greet my guests in person, get to know them as much as possible and as much as times allows. I work from the office on most week days, and from home sometimes. I am mostly around on nights and weekends (but even then not all the time).

I will greatly appreciate if you observe the simple house rules that I consider just common sense:

Noise – this is apartment living and noise is a big one:
• Don’t be too loud and be respectful to neighbors (music, slamming building and apartment doors, high heels, walking with heavy steps like an elephant etc.). The apartment building walls, floors, and ceilings are paper-thin and noise can be a real problem. I appreciate, your cooperation.
• Since this is a shared housing situation between me as the host and you as a guest, please also be considerate of loud noise late at night and early morning – slamming the bathroom door, banging in the kitchen, loud voices etc. I do my best to not wake you up, please try to do the same until everybody is up.

Cleanliness:
• Shoes off in the house – I know that could be a cultural divide, but for me it’s common sense to not track mud, grass, bar piss, dog shit etc. into my living space. I keep the floors clean enough that I walk bare feet all the time and my feet never get dirty – I would like to keep it that way. There is a shoe cabinet outside the apartment door, 2 additional ones right when you walk in, and 2 hanging off the ceiling behind the front door – feel free to sue whichever.
• Keep a clean space – room, bathroom, kitchen, dishes, trash etc.
• Don’t keep food and eat in your room – the kitchen and living room are yours to store and prepare food, and also to eat it there. This is the rule that most of my guests break, so please be considerate.

• Please use the clean linen (sheets and bedding) that I have provided, don’t sleep on bare beds. Also, please use the clean cover for the duvet/comforter provided, don’t sleep with a bare duvet/comforter.
• Keep the thermostat (AC/heat) always on Auto mode – that means that it cycles on and off to maintain the desire temperature, as opposed to overloading by being constantly blowing. You can adjust the temperature to your liking, but please don’t turn the thermostat to either ‘on’ or ‘off’ – it should always be in Auto mode and cycling.
• Be considerate with the hot water (if you take 1h shower or a hot tub, there won’t be hot water for the next person).
• Please don’t sneak unannounced guests on me, I could be flexible but everything needs to be communicated in advance.

* Bed bugs safety: unfortunately, bed bugs are all over the US and their best favorite way of spreading is through hitchhiking on travelers. New York City, Chicago, Ohio and others have a well-known infestation issue and applying extreme caution while traveling is crucial. During your travel in general, and certainly during your stay with me, please inspect your body for bug bites, as well as your suitcases and clothes for bed bugs. If you are staying at an infested hotel, hostel, Airbnb, bed etc., it is very easy to detect the problem as long as you are paying attention. Rossen's place is great and it looks just like in the pictures! The location is really convenient, close to the metro, easy access to supermarkets, drugstores, restaurants. Rossen also gives the best tips of places to go! If you need a recommendation, he's your man!

What a fantastic stay! Rossen made it very easy to blend into his apartment be it from the super easy/efficient check in, local area guides/suggestions he emailed before arrival and his lovely demeanor. The location was great (Lyft shares were $3 to most places in the city), great space all around. Living room has a great couch near a big window that was nice to sit on and read during the day. I would highly recommend to travelers.

По сути, вы снимаете даже не комнату, а целые апартаменты, потому, что, как я понял, многие если и видели Россена дома, то только один раз - при заселении =) Собственно, как и мы. Россен очень крутой парень, связался заранее, направил огромное количество полезной информации, был весел и общителен. Квартира уютная. В квартире комфортно =) Если ехать в Вашингтон, то только туда.

Hello, I am Rossen.

Originally from Europe, Washington DC has been my home town for quite some time now. I work in research and like to make room for the things I enjoy the most in life - music, snow/skate/kiteboarding, friends, dogs, classic SAAB 900s, and the English Premier League. I also very much enjoy a meaningful and interesting conversation with other humans.

AirBnB has become a cause and a lifestyle for me both as a host and as a traveler. I know Washington DC well and depending on what you like and have time for, I would help you explore the different faces of the city: its history, museums, monuments, and politics; its vibrant neighborhoods with a thriving restaurant scene, farmers markets, and a good number of eclectic places that offer creative selections of crafty coffee, microbrews and spirits; its cultural life and international and ethnic aspects; its nightlife and live music scene.

I have a few simple house rules to be observed and in return, I am very flexible with the arrangements and accommodation.
