‘Waverley’ is a lovely country cottage with two bedrooms, each with queen beds. It is secluded and private. It has a log fire, air conditioning, two bathrooms, an open plan lounge, dining room and kitchen (with microwave, cooktop and fridge), which opens to your private verandah where you can enjoy meals or take in the scenery.
Lounge around in front of the log fire, relax on the spacious verandah, enjoy the sea breeze, a cool drink and the tranquil rural setting.
Terms and Conditions
1.1“Booking” means the period for which you have paid to stay at the Property.
1.2“Property” means Bundara Farm, 18 Wire Lane, Berry NSW 2535 and all its buildings, fixtures, fittings and equipment.
1.3“Management” means the owners and managers of the Property.
1.4"Guests" means the persons who stay overnight in the Property during the Booking.
1.5"Visitor" means a person a Guest permits to visit the Property during the Booking.
2ACCEPTANCE AND RESPONSIBILITY
2.1Payment of the deposit constitutes acceptance of these Terms and Conditions.
3.1Check-in time is not before 2:00pm on the arrival date and check-out time is not later than 10:00am on departure date.
3.2Late departure is subject to prior arrangement and availability, and extra charges will apply.
3.3Prior to your stay, you will be provided with a digital door key, to be used to access the property during your stay. The code is only to be shared with the Guests accommodating the property during your stay.
4.1A 50% deposit is required to secure your booking. Two weeks prior to your stay, the remaining 50%, plus a security deposit of one nights’ rent are required.
4.2Payment can be made via direct deposit or credit card. For credit card payments, a 3% surcharge applies to cover associated fees.
5CANCELLATION OR VARIATION
5.1If you wish to vary or cancel your Booking, please contact us immediately.
5.2The deposit will be refunded up until four weeks prior to your stay, provided the property can be re-let for the same dates at the same rate.
5.3No refund is payable within four weeks of your stay.
5.4We have a minimum 2 night stay, 3 nights on long weekends, 4 nights at Easter and 5 nights during school holiday periods. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.
6.1A bond payment of one nights’ rent is required at the same time as the outstanding balance of your Booking. It will be credited to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 14 working days of your departure.
6.2Any damage, loss or expense incurred by Management as a result of your breach of these Terms and Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.
7.1If the Property becomes unavailable for your occupancy due to unforeseen circumstances (e.g. fire, storm, damage) then Management will inform you immediately and any moneys paid will be refunded in full.
8PARTIES AND FUNCTIONS
8.1Parties and functions are strictly prohibited without written approval from Management prior to booking.
8.2Guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others.
8.3All outside noise is to be significantly reduced by 7:00pm and to cease completely by 9:00pm on week nights and 10:00pm on weekends.
8.4Breach of these conditions will result in immediate termination and eviction without refund of rental rate or bond.
9LINEN AND TOWELS
9.1Linen, towels, pillows and bedding must be left where supplied in the bedrooms or bathroom on departure. Linen is not to be removed from the property.
9.2Beach towels are not supplied, and if required, need to be brought to the property by the Guest.
10.1Pets are allowed at the Property, but only with prior approval from Management.
10.2Pet owners are responsible for cleaning up after their pets both within and outside the property.
10.3Pets are not allowed on furniture at any time, or in bedrooms. Any evidence of pets on furniture may incur extra cleaning fees.
10.4Pets must not be left unattended inside the dwellings or on the property.
11.1Guests are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of damage, loss or breakages immediately. Management may recover from you repair or replacement cost (at Management's discretion).
11.2Only the guests nominated and agreed in the booking may stay in the property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
11.3All outside noise is to be significantly reduced by 7:00pm and to cease completely by 9:00pm on week nights and 10:00pm on weekends.
11.4Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination and eviction without refund of rental rate or bond, and extra charges may be made for security and other expenses.
11.5Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
11.6Extra cleaning charges will be incurred for the cleaning of dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning up vomit, etc.
11.7Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond.
11.8All furniture, furnishings and equipment must be left in the position they were in when you arrived, or additional charges will apply.
11.9All lights, air conditioning, heaters, electric blankets, appliances and taps must be switched off. Extra charges for electricity/gas/water will be incurred if this is not done prior to departure.
11.10The property must be vacated on time and secured. All windows and doors are to be locked.
11.11Smoking is not permitted in the dwellings. Smoking litter (e.g. cigarette butts) left on the property will incur an additional cleaning charge.
12PROBLEMS OR COMPLAINTS
12.1In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
12.2Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
12.3Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
12.4We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
