Holidays have minimum stays, see calendar. Great base for skiing/boarding/snowshoeing in winter, explore lake Tahoe and many other surrounding lakes and hikes in summer. 1/2 mile to town for dining, shopping, farmers market,etc. Heavenly is 20 minutes, Kirkwood is 40 minutes. Lake Tahoe is 25 minutes. Views of fields and mountains make for a relaxing escape. I leave you with privacy, but provide a thick binder of suggestions. Kitchenette for simple fare. Extreme allergies, no dogs. Thank you!
Historic, cozy guest cottage original to this 1897 Parsonage (built for the first Lutheran church in Nevada ), renovated again in 2017. Views overlook 350 acres, yet half mile to center of Gardnerville. Small Unique respite lovingly designed with all the amenities for a perfect vacation and the solitude of being in the country. Gardnerville, Nv., located on Highway 395, 25 minutes from South Lake Tahoe, feels worlds away from tourism... amidst fields of cows, horses and sheep. Farmer's Market across the side field every Wednesday morning til 1pm during the summer.

SUMMER- swim, hike, bike, climb, tennis courts across the street, paddle board/ kayak the rivers and lakes, or explore ghost towns, natural hot springs and swimming holes.
WINTER-week min for Christmas holiday and July 4th holiday-choose your dates
Snowboard, Ski, Snowshoe, x country ski, Dog sled, Hunt for antiques, play games and relax.
Hot Tub- set at 105 degrees always. feels hot at first so just get in slowly.
WIFI- high speed, TV with ROKU/NETFLIX and DVD player,( no cable TV)
KITCHENETTE-(mini fridge, stove, micro., toaster, coffee makers) for simple meals
BATHROOM with small but strong shower
SLEEPING LOFT with new organic cotton queen sized mattress, goose down duvets and pillows- NO shoes/food/drink allowed in loft.
Cotton linens/towels, etc
PRIVATE DECK with table, chairs, bench and chaise lounge
Mountain views from your private deck, tennis courts across the street.
Restaurants, supermarkets, starbucks, antique stores and bars in Gardnerville....a half mile away.
Because of the deck railing, this may not be work for a toddler.
NO SHOES on stairs to loft or in the Loft Bed area
Extreme Allergies to dogs, means no dogs of any kind on the property!

Walk out back gate and across the street to well lit tennis courts in Park with a duck pond and paths.
I am available to help in any way I can, but I assume guests are coming for privacy and solitude. I respect that and give you privacy. Sometimes I may be out of town.
Do NOT lock when you vacate the cottage. There is a key on the hook for when you are staying, but it is the only one, so please do not lock yourselves out! Leave trash inside (we have occasional bears). NO extra guests, please do not ask.
Park as close to the cottage as you like. Do not bring extra guests!
WIFI-zoom works anyplace- passcode- zoom726C
HOT TUB- please do NOT put cover on the ground. easiest is to fold back and leave on top. Push buttons to start jets or lights. Always replace cover securely please.
Cottage unlocked when you arrive, with the key hanging inside on hook by door. Please be sure to take this key if you lock up.
Please do NOT wear shoes or bring food/drink into the sleeping loft (its like wearing shoes in bed).
Leave your garbage inside, yes we get bears here...
Please use toaster/tea kettle on the SINK side outlet, if also using the microwave ( to avoid circuit failure).
Not be ideal for toddlers due to deck and railing.
Please CLEAN the kitchenette, as there is NO cleaning fee charged. Thank you!
Please do NOT FRY food here, the smell lingers for the next guests!!
