The Tack Room is a lovely spacious one bedroom cottage. It can accommodate up to four people (one double bedroom and a double sofa bed in the lounge). The kitchen is well equipped and there is a modern shower room.

Outside there is a private garden with lovely views towards the forest and ample parking. There are lovely walks straight from the front door into the Forest. Well-behaved dogs are welcomed and will enjoy the Forest walks.

Nestled in the ancient North Ridge of The New Forest National Park, The Tack Room provides a peaceful hideway to relax and enjoy the unique beauty of the forest.

Situated within the forest boundary, inside the cattle grid areas, our regular visitors include the famous ponies and cattle that make the forest such a stunning wildlife environment. Whilst deer are a rare sight, we often welcome a small herd into the paddocks outside The Tack Room, to enjoy some free grazing!

The cottage is very spacious and bright, with double sliding doors overlooking the garden and forest beyond. The kitchen is very well equipped with dishwasher, fridge/freezer, gas cooker, electric oven and microwave.

The bedroom has built in wardrobes with hanging space and shelving. The living room has a sofa bed which can accommodate two additional guests. There is a separate shower room next to the bedroom.

For our young guests we can provide a travel cot, high chair and baby bath.

In addition guests can use the guest laundry for washing and ironing.

Guests will be met on arrival or shortly thereafter by the owners Mark and Astrid. They are available on site during your stay to answer any queries you may have.

We allow well behaved dogs in this cottage. A charge of £20 per booking will be made to cover the additional cleaning costs.

Terms and Conditions of Booking

The Parties

The parties to this Contract are:
(a) "the Customer": the person who makes the booking, being eighteen years of age or over and who shall assume responsibility for all party members; and,
(b) "the Owner": (Astrid Beston).

Commencement and Operation of Contract

This Contract comes into operation when the Owner accepts the booking through AirBnB

The Owner has the absolute right to refuse any bookings. In this case, monies received shall be promptly returned to the Customer. The Owner reserves the right to cancel or alter arrangements made for the customer whether before or during the relevant visit (a) Where any error has arisen regarding availability, (b) in any circumstance which arises from or is attributable to acts, events, omissions or accidents beyond the control of the owner or (c) where in the reasonable opinion of the owner, it is necessary to perform or complete essential remedial or refurbishment works.

The holiday price includes value added tax. If VAT rates change, the Owner reserves the right to amend prices accordingly.

Cancellation by the owner

If, due to circumstances beyond the Owner's control:-

(i) the Customer's booking is cancelled, the Customer shall be refunded the full amount of the booking in an equal amount to time remaining.

Time and Commencement and Termination of Stay

The Customer must arrive not earlier than 4.00 pm on the start date of the holiday and leave not later than 10am on the last day.

Occupancy

The number of persons occupying the property must not exceed four people.

The Customer must not use the Accommodation or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to Owner or to any neighbours.

No fireworks, Chinese or sky lanterns (or other lights or illuminations which have naked flames) shall be let off from the property (including any garden or grounds).

The accommodation is designed for family use not for youth groups or student parties. The Owner is entitled to refuse to hand over and to repossess the accommodation if the Owner reasonably believes that any damage is likely to be caused by the Customer or the Customer's party.

Sleeping in vehicles, including caravans, parked in or around the property is not permitted.

Visitors are not allowed in the property.

Care of Property and Damages and Breakage

The Customer undertakes to take all reasonable and proper care of the property including all its contents and surrounds and to leave the property in the same state of repair, condition and tidiness as at the beginning of the stay. The Customer must notify the Owner immediately of any breakages or damages. The Customer may at the owners discretion be required to reimburse the Owner for replacement, repair or any extra cleaning costs.

Pets

Well trained dogs (maximum of two) are accepted on the condition that they are not allowed on the furniture, and especially the beds, nor left unattended in the accommodation. A charge of £20 per booking will be made for pets.

Owners must bring beds and bowls for their pets.
Dogs must be kept on leads on the property at all times.

Smoking

Smoking shall not be allowed inside any part of the property.

Linen and Services

There are no additional charges for linen, electricity, heating, gas and water services.

Liability

The Owner accepts no liability for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arrived out of, or in any way connect with the rental.

If the property which the Customer has booked becomes unavailable or unusable for any reason prior to the start of the date of the holiday or during the stay, then the Owner’s obligation will be:
to use their reasonable endeavours to find suitable alternative property, or failing which,
to reimburse the client for any monies paid or in the case of disruption during a stay, pro rata.

Please note that our properties are in a rural environment and can be subject to environmental conditions beyond our control such as fly problems at certain periods of the year, high pollen levels from crops, smells from agricultural activities on neighbouring farms etc.

The information and description given on the AirBnB web site is for guidance only. While every effort has been made to ensure accuracy, the Owner shall not be liable for any mis-description or incorrect information.

Rights of Entry

The Owner shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

Repeat bookings

The Owner accepts no obligation to reserve specific weeks on an annual basis. Where tariffs are published on the web site and weeks are shown as available, we will accept any booking subject to compliance with our terms and conditions.

Complaints

Every care is taken to ensure that the properties are presented to Customers to a high standard. Should the Customer at any time believe there is a problem, or a cause for complaint, the Owner should be contacted immediately. This does not affect the Customer's statutory rights.

The Tack Room was an ideal spot for us to base ourselves; it was close to great cycling routes, one of which (recommended by Astrid) we rode and had a fantastic day. A lovely get away spot, we even saw a couple of deer out the front.

The house is in a great location - NF horses were never more than 5 minutes away! - The house is tidy and well appointed; more than suitable for our family of 4 (myself, wife, 1.5 year olf and 4 year old). The property comes with a very nice private garden and larger 'field' to the front. We would happily recommend Astrid's place to anyone. Finally, Astrid and Mark were welcoming hosts. Thank you for having us.

Very clean and hosts were very considerate. Great shower, very good bathroom. Lots of useful items in a lovely little kitchen (microwave, hob, oven etc). There was a pint of milk in the fridge when we arrived as well as teabags, sugar and a bottle of wine. Lots of nice touches. We were able to see a family of wild deer from the cottage. We hired bicycles from a local company and only needed to travel 5 mins on the road before finding the nearest off road trail. Kids loved it and so did our bouncy labradoodle.

Very comfortable and thoroughly equipped house for a family of four. Excellent location for exploring the New Forest but also other key sites such as Salisbury, the Isle of Wight or Stonehenge. We loved being in a quiet area but still close to everything you need to see and do. We followed the advice given by Astrid to visit the forest and it was always spot on. We wholeheartedly recommend Astrid's house.

We absolutely loved our stay here, Astrid and the family has been very helpful with all queries from the beginning. The apartment is beautiful, bright, very clean and has everything we asked for and more. Even our little 9 month old enjoyed crawling around eveywhere. The view of the garden looking on to the field is spectacular, too beautiful! We will definitely come back and maybe stay for longer next time!
