The upstairs entertaining and living area offers 180-degree views across the Bay that you can appreciate by sitting at the gorgeous bay window or perhaps by adjourning to the expansive deck outside.
What we love about our house is the open plan living leading onto the large deck. The even greatest element is the connectivity to the water, with views from the kitchen and more from the deck of the ocean, we watch the boat sail past and look up the incoming or outgoing ships coming into the Port Phillip Bay. Its amazing how busy shipping channels are when you get to see it day and night.
The house is elevated on the block and above the surrounding area and homes and trees. it provide a tranquil sense of space to watch the wind blow in or the rain and storms roll over.
The property can sleep the following:
Main Bedroom upstairs - King Bed (sleeps 2)
Bedroom Upstairs - Single bunk (sleeps 2)
Downstairs Bedroom - Double bed (sleeps 2)
Downstairs bedroom - 2 x single beds with trundles (sleeps 4 in single beds)

Foxtel is available upstairs and also down stairs.
Stand up paddle board also avail in the shed, please note: let us know prior if you'd like to use them so we can arrange to get them out. There might be a $50 charge paid to our property manager for them to come and get them out if requested after checkin.
Guests have full run of the house, the only limitation is that if its locked you can't use it, otherwise everything that's ours is yours to use. if there is beer or wine in the fridge or you're welcome to drink it. Use the paddle board, just let me know prior to leave it out.
Foxtel is connected upstairs and downstairs.

In the short term guests will notice that the neighbouring property overshadows the deck, rest assured that vary rarely do they use the house so the privacy is fine, we're in the process of applying for permits to install privacy screens but overall its far from an issue.
Standard Terms and Conditions of Temporary Holiday Accommodation
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
No Smoking inside. Any smoking outside we request that all butts go in the bin!
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and additional payments.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00, to allow time to prepare property for next guests - unless there are no guests staying after you please contact us as we are happy for you to check out anytime on that day but must be prearranged unless it's advised as unavailable .
Pets are not allowed
Loss - the owners take no responsibility for the tenant's personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
