Designed by architects, the Studio has great views over open green space with a glass front door with opening windows both at the front & back for great air flow, and fitted with both a privacy blind to let light in, and blackout blinds for a great night's sleep.
It is a beautifully organised designed space, birch ply storage is built in throughout, with a hanging rail and a chest of drawers. Floors compliment in grey slate and a long habitat runner rug.
The Kitchen is fully equipped for cooking with a halogen hob and extractor, microwave oven, built in fridge and a quiet washer-dryer.
Comfortable extra wide new 900mm single bed +1 other for additional guests ( see below: excellent Muji cube-pull out, suitable for weekend/guest stays so please ask and bedding will be provided ).
There is an extendable table and 2 chairs and an easy chair.
The private wet-room and toilet has a mirrored wall on one side, hand made resin tiles on the other, a power shower and a stainless steel and glass suite, with birch ply shelving again built in, with both a quiet extractor and a velux window making it a luxurious space.
Down lighters on dimmers illuminate throughout and the space is both calm and enjoyable to be in, with added atmospheric lighting.
This Studio, set back so lovely and quiet, will make a great pied à têrre for anyone working in or visiting London who needs privacy and easy access to the City and Central London by public transport.
People who stay here love the unique space, it's very private, has easy access to central London & close to local amenities.
A number of great independent coffee shops on walk to station for fabulous coffee on way into town - local organic pub too with a lovely garden!
The owner is a professional artist and lives in the house adjacent to the Studio and is happy to make any stay comfortable and welcoming.
All linen provided is pure cotton and changed weekly by the cleaner on a Friday morning for short stays of under one month; for long stays these things can be arranged.
On all stays also included: Tea, Fresh Coffee and Milk / bread / butter /granola / eggs / fruit / basics / bottle wine on arrival.
*if you have any special food requirements like soya/almond milk or gluten free bread that may be hard for you to find, and give me some prior warning, I'll make sure these kind of things are available to make your stay easier and more enjoyable :) *
Washing Liquid for clothes, Shampoo, Shower Gel, Toilet Paper/Cleaner, Washing Up Liquid, ShowerSpray are all provided for stays of under one month; Again, these can be resourced for you on longer stays.
There is a room thermostat for you to adjust yourself so if you prefer it warmer you can change the setting:)
*Extra Person: There is a Muji Pull out bed for an extra person, the Studio day bed is an extra wide single, but there are Duvets, pillows, sheets, towels for two persons. The Studio is fabulously sized for one person and suitable for an extra person for short stays only. If you wish to have an extra person for occasional stays message me, as its not up on the site.
NB. *Any extra person staying is +£15 per day for arranging Linen, Utilities, and Cleaning.
I always welcome guests, by arrangement, to use the garden adjacent to the Studio - The Studio is for the sole use of the guest and no one else has keys to enter, however, I am very happy to let you know if and when I am out so that privacy can be enjoyed in the garden, which has seating in various areas so there is always somewhere with sun or shade.
I am always available by text for any questions, anything you need to request.
There is a hybrid house bicycle you can borrow if you are no taller than 5'9 / 1770mm ! :)
I like to say an initial hello and am happy to introduce you to the coffee shop / craft beer / wine bar places literally around the corner (coffee, supper clubs, food events and film nights) for a catch up or advice on anything you may need.
I am sociable but respect people are here to do their own thing.
Wanstead Flats, is the Common for walking and running and staying over the road from it is just bliss ... its the inner London end of Epping Forest and threads for miles out of the city.
The local shop up the road usefully has a cash machine and the stations are flanked by useful services, drycleaners, post office, a decent food pub, a wet fish shop, food shops (including a Coop supermarket, independent coffee shops ( one is a great neighbourhood restaurant in the evenings,) a small farmers market on Saturday sells fresh produce.
Excellent buses, overland trains, easy access to tubes. Stratford is a super hub, bus from across the road takes 10 mins, easy - or grab the train, 4 mins. and you are close to the beautiful Olympic park.
You are very welcome, by arrangement, to use the garden in the summer which is accessible and attached to the adjacent house The Studio is absolutely private with its own keys, its own front door.
There are two cats living in the house so if you are allergic be mindful of this if you wish to use the garden - though of course the Studio has its own set back entrance on to the street and is for your use only and you have instant access to the common that sits opposite the Studio - perfect combination!
I am always available by text and will always offer help if you need it or advice on London living. I am happy too for a face to face catch up if you need a chat about anything regarding your London stay!
There is a Key Safe so you can pick up the keys at any time of day or night.
None other than:
- respect neighbours late at night,
- take off your shoes at the door and relax - a no shoe policy is important in keeping the space so beautifully clean
- Please always squeegee down the wet room walls, mirror, door & floor after your shower to keep the space comfortable ... it takes 30 seconds and keeps the limescale marking at bay and the full length mirror lovely and clear for checking your clothes before leaving for the day!
If I am on the rare occasion not here on the day you arrive, I expect myself & guests to communicate to arrange to meet face to face within the first days of a booking to go through any housekeeping ( washer/dryer / hob etc!)
Lovely People! Please do not try to make "instant bookings" for anyone other than yourself as I hold respectfully to the airbnb code for safety and consideration to my guests.
A weekly cleaner cleans on Friday 10am-1pm and keeps The Studio ticking over very nicely.
For short term guests of up to a month's stay there is also a weekly linen change.
For longer staying guests a linen change can be requested for an extra fee, so there is absolutely everything you need to keep life in reasonable order!
If you need anything extra just say as then we can attend to it.
Anything that is not ok, or any advice you need just say - we always text back promptly ... and enjoy your stay!

Sally here! I am an artist and co-lead a small artist led organisation called the drawing shed based in east london. I love hosting people from all over the world and welcome my guests to relax and enjoy a contemporary London home with its lush garden and its resident hen!
I am studying for a practice led doctorate in fine art and make work using drawing, sculpture and performance and socially engaged projects with custom made mobile arts spaces, including PrintBike an architect designed mobile print workshop powered by a Brompton fold-up bike!
I have a daughter too away at Uni, and a garden on the ground (!), a roof garden off my bedroom and I just love the open space in front of the house - as in London you need the balance of hectic and calm! I run on the common and enjoy a swim in an open air lido. I love cooking and the kitchen is equipped to reflect that.
I am a bit of a culture vulture too being an artist, and get out a lot to arts 'stuff' which I am happy to share with others. I hope that gives you a bit of an insight - I travel too and stay as an airbnb guest myself and value hugely the gift of the generosity of others!

Just in case you are a Farmers market kind of a person, ) and here in Forest Gate we now have weekly food markets on with a great atmosphere and the very decent Forest Tavern food pub .... good local cafes: the Wanstead Tap & a new wine bar, both very individual local bars & a music comedy venue is just around the corner, as is a craft cider press with great pizzas on Fridays &. Saturdays - and of course Coffee7 and Cafe Familia: our glorious independent coffee shops, two of many great local food places & gastro pubs; Leytonstone has fab cafés (All you Read Is Love) / restaurants and the stunning planting and facilities of the Olympic Park & Hackney too are a stones throw away. Stratford - one of London's largest transport interchanges, has great pubs, theatres, cinemas and the huge Westfield shopping centre ... ask me anything you need to know!
