1. Checking in time is after 15:00 on day of arrival, checking out by 11:00 on day of departure. We will be flexible by prior arrangement, especially for guests arriving or leaving on long haul flights. Please ask, we will always try to help.
2. Wireless password will be provided upon arrival.
3. A printed manual on facilities in the flat as well as information on the Stoke Newington area and Central London will be available to you in the flat. This includes maps and brochures explaining public transport in London.
4. Please note that breakfast is provided in the flat sufficient for the number of guests in the booking; this will be for the first night only.
5. The rental is for the number of guests as you specify at the time of your booking.  Please no additional overnight guests unless agreed with hosts beforehand.
6. We understand that our guests may have the occasional visitor(s), but we don't expect the flat to be used for entertaining; there are many pubs, coffee shops and restaurants just around the corner in Church Street. And strictly no parties!
7. We appreciate it if guests air the flat on a regular basis to keep it fresh, by opening the windows or the patio doors to the garden.
8. Please do NOT dry large amounts of laundry inside the flat to avoid excess humidity. There is a drying rack which can be placed in the outside covered patio area and you can use our washing lines at the back of the garden.
9. Smoking is possible outside, e.g. in the courtyard space at the back of the flat.
10. No cleaning fee is charged but guests are expected to leave the flat reasonably tidy (washing up done, rubbish in the bin, etc).
11. You are responsible for the security and insurance of your own belongings.
12. Please no bicycles - the flat is decorated in pastel carpets and is carpeted throughout. Therefore we do not permit bicycles to be stored in the flat or taken through the flat to the garden. If you need to keep a bicycle, please speak to owners first - we will find a solution.

Henriette's flat is in a great location, close to the amenities of Stoke Newington, just off the 73 bus, and a few minutes from Clissold Park. We were working from London for the week and it was a fantastic spot to pretend we lived in London for a few days.

A great ground floor garden flat close to the centre of Stoke Newington with the bonus of a parking space on drive. Henriette a great host and very welcoming. Spotlessly clean well equipped flat lots of space, separate sitting area and kitchen . Bread, cereal coffee, tea to all supplied for the first morning breakfast...a lovely touch. Beautiful well maintained garden area and within close walking distance of pubs restaurants and shops couldn't have wished for a better stay . Highly recommended.

Henriette is a wonderful hostess (she even left breakfast foods for our first morning and supplies in the bathroom and kitchen) and the flat is comfortable and convenient to stores, restaurants and public transport. We felt very welcomed and at home and even got to enjoy her beautiful garden. She checked in with us to be sure all was well. This was the best Airbnb experience we have had yet!

I thought that this Airbnb would be great and it was. The flat was clean and bright, everything and more was supplied. It is such a nice touch to have some food for your first breakfast waiting for you and they even offered to pick us up at the tube station when we arrived. I loved having some outdoor space and enjoyed watching the birds every morning. The neighbourhood is vibrant and busy, but not overly so. We loved getting fresh bread and fruits and vegetables every morning and there are so many really good shops, restaurants and pubs all within walking distance. Buses are practically outside your front door. It was so nice to get away from the crowds of the city at the end of a busy day and we spent a couple of days just exploring this area on foot. Nick and Henriette are the perfect hosts, there if you want them, but you also have privacy. We know that we will be returning to this lovely flat.

had a beautiful couple days at the apartment. I was there alone but it seems perfect for couples or even more people. the kitchen is fully stuffed and there were basics in the fridge upon arrival. check in was super easy and the flat was very clean. can only recommend this place, located in a very lively, young, yet quite neighborhood.

Henriette's place is perfect in every way. From the time Nick picked us up at the underground station through providing us the information to the apartment to the day we left they were helpful and supportive. Even though she and Nick live above, they are very conscious about respecting their guest's privacy, but at the same time are always available. The apartment is very well equipped and has everything you could possibly need including food items that lasted us for days. There is lots of natural light and an incredible view to the garden. Several evenings we had wine at the table outside which was magical. The apartment is much nicer than the photos. IMO Stoke Newington is truly the best place to stay in London. The restaurants, bakeries, and shops are some of the finest I've ever experienced. The typical bland British meal does not exist there. The bus stops are a 3 minute walk away and run frequently.

This accommodation was exactly what we were looking for in the local area at a very reasonable price. Everything was as advertised if not more and the hosts warm and welcoming throughout our stay. If you get the weather the garden is a great place to enjoy breakfast and relax. Local shops and bars are all within a stones throw and it proved a great base for our plans over the weekend we stayed. We would happily recommend to others and will hopefully stay again in future when required. If all my Airbnb trips are as good as my first then I will be a happy man!

I am a project manager by trade, primarily in retail and currently work at the iconic Selfridges store in Oxford Street. Over the past 10 years, we have done amazing travels; in 2013, we did a 5 month dream trip around the world including visits to Indonesia, Vanuatu, New Caledonia, French Polynesia, Easter Island, then returned via Chile and Curacao. I love reading and there is an extensive library of books for guests in the flat to choose from if they run out of reading material.
