Lovely, quiet, garden setting, private outside entrance, 3 room suite with kitchenette, bedroom, dressing room, private bath & laundry facilities. One queen-sized bed with new American style box springs and medium-firm mattress with pillow-top, one futon love seat that can be made into a twin bed suitable for a child or small adult. Luxury linens. Cable TV & wifi. A stone walkway with stone stairs lead through the garden to the suite that faces the back yard that backs onto the greenbelt, so it is very private. You have use of the back patio in front of the suite where you can, BBQ picnic or relax. Hot tub access upon request. Keypad lock allows 24-hr self-check-in.
Assigned parking place in driveway. Access is along lighted garden stone path and down eight stone steps to private entrance to suite at the back of the house. Not suitable for non-ambulatory people. Must be able to walk on uneven stone walkway and steps without handrail. Please see pictures.

No pets and no smoking anywhere on the property. No open flames such as candles, no heating units and no additional cooking devices are allowed. We have taken great care to provide what you need -- The kitchenette has a small refrigerator; double sink with disposal; counter-top oven; microwave; one burner induction counter-top portable cook top; coffee maker hot water pot; and crock pot in the kitchenette. Guests are expected to remove their garbage daily in plastic bags and put it in the large garbage cans on the left side of the driveway next to their parking spot. Children 6+ are more than welcome. Please note that any aged child is considered a person for booking purposes. No dye or color tints should be used in the bathrooms or laundry. The lint filter in the dryer must be cleaned with every use. Quiet hours are observed from 10 pm to 8 am. Central heat & air-conditioning is not controlled in the unit and is set to automatically come on. Heat comes on when temperature goes below 68-70 and cool comes on when temperature goes above 75. There are two windows that open and we provide a thermopure air filtration unit as well as a portable fan.
Bookings are only allowed by actual guests, not 3rd parties. We appreciate quiet, clean guests who respect the premises, the neighbors and the neighborhood. No smoking and no pets allowed anywhere on the property. Quiet hours are observed from 10pm to 8am. No overnight guests in excess of those listed in your booking and no parties. Children aged 6+ are welcome, but the suite is not child-proofed for younger children and we don't have baby equipment. Access to the suite is via a stone garden walkway and stone steps that require some dexterity. It is not appropriate for non-ambulatory folks. Your parking place is the left side of the driveway. Please remove your garbage every day and put it in the garbage cans on the left of the driveway. We must insist that our neighbors are not disrupted, so please respect the quiet, neat neighborhood. The Kitchenette is equipped with a double sink with garbage disposal; small refrigerator; microwave; counter-top oven; single burner portable induction cook top; coffee maker; hot water pot; pans; crock pot; silverware and dishes for simple meals. No open flames or other heating appliances are allowed due to fire hazard. A stacked washer/dryer, iron, ironing board, fan, lantern, flashlight, luggage rack and clothes hamper are also in the suite for your use. Please clean out the lint filter in the dryer after EVERY use. That is the #1 fire hazard. Please be sure you turn off all appliances and accessories when you leave the suite. If the futon is to be used for a twin bed, we need advance notice so we can convert the futon to a bed, made up with a protective pad and bed linens. The futon is designed for children or small adults. The bedroom has a new queen-sized bed with american style, medium-firm, pillow-top mattress and box springs on a wooden frame. If you are accustomed to a hard futon or a platform bed this will be different, less firm with more bounce. Wifi access may be used only for legal purposes and normal personal use; it may not be used for high volume business use. We have the most powerful Comcast residential internet service available, but guests may experience slow times or intermittent interruptions. Airbnb is a much less expensive alternative to paying for a hotel room. Accordingly, we do not provide maid service during your stay. Clean extra towels are provided for your use. Additional bed linens provided upon request. No dye or color tints should be used in the bathrooms or laundry. As an Airbnb guest, the standard expectation is that you wash your own dishes, empty the trash, leave the appliances clean, sweep floors, return items to where you found them and generally clean up after yourself leaving the place in good condition -- the way you would expect from a guest in your own home. The cleaning fee collected is for disinfecting all linens and living areas, so you are assured everything is very clean upon your arrival. A fire extinguisher is located under the sink in the kitchenette. We also provide a map of the area, a flashlight and lantern. Sorry, we DO NOT ACCEPT MAIL OR DELIVERIES for guests due to liability risk. Please arrange for mail or packages to be held for you at a post office, Fed-X or UPS office. Many guests have brought their bikes. There is room to stash your bike near the door to the unit, but guests do so at their own risk. We have never had a problem, but all guest's property must be self-insured. We are not responsible for loss or damage to anything guests have anywhere on the property. Do not attempt to move the bed as it is attached to the wall and will cause damage. Hiking trails are very close, just ask for directions! Let us know if you have any special needs or concerns.
