The apartment is above our garage and separate from the main living quarters where we reside. Parking is on the side of the house on Washington Ave.
Please park in the driveway to the right of the garage door so as not to block it. The entrance to the apartment is inside the garage. It is quite clean and private. Wifi is available at no charge. I have a Roku on the tv with Sling TV, HBO Now and Netflix among other streaming services.
If we are home, we will be in and out some times. Being above the garage, you may hear our garage door open/close from time to time. If it's on a weekday M-F, you will probably get woken up by it when I head to work. I apologize in advance for any inconvenience this may pose. I'm afraid it's a necessary evil.
There are many great restaurants, bars and shops on the historic Oxford Square. If you need to know anything about anything, we are here to help. JUST KNOCK ON THE BACK DOOR AND ASK!
The Tenant agrees as follows:
a. To pay a rent in the amount of stated in the AirBNB listing less fees as instructed by AirBNB; to use the premises for no unlawful purpose, but to occupy the same only for residential non-commercial purposes; and not to assign or sublet the premises.
b. To keep the premises in a clean and sanitary condition; not to use the premises for any purpose deemed hazardous by the insurance companies carrying insurance thereon; and not to permit or cause any disturbance, noise or annoyance detrimental to the comfort, peace and tranquility of the homeowners and neighbors;
c. That if any damage to the property, real or personal, of the Landlord shall be caused by the Tenant's acts or neglect, the Tenant shall forthwith repair such damage at Tenant's own expense less the amount of the AirBNB stated Security Deposit;
d. That the leased premises are in a tenantable condition and that all utility services, heating, cooling, plumbing and mechanical systems servicing said residence are satisfactory; and that at the expiration of this lease to return all keys to the premises to the Landlord and to peacefully surrender and deliver up to the Landlord the premises, in a clean state and in as good condition as when received, reasonable wear and tear excepted; and
e. To defend, indemnify and hold the Landlord harmless from any and all liability to the Tenant and/or third parties directly or indirectly attributable to the Tenant's activities on said premises.
It is mutually agreed between the Landlord and the Tenant that:
a. The Tenant's leasehold includes only the premises as described and pictured on AirBNB, and the residence forming the subject matter of this agreement is leased for occupancy as a private dwelling to Tenant and to Tenant's family, and is not to be sued by any other person during the term of this agreement other than guests of the Tenant;
b. The Tenant shall not allow any domestic or other animals within the leased premises without the express written consent of the Landlord;
c. That in the event the Tenant should leave the premises for any length of time, the Tenant shall secure the premises so as to prevent entry by unauthorized persons; and
d. That this instrument constitutes the entire agreement between the parties, and neither party is bound by any representations or agreements of any kind except as herein contained.
