Our 800 years old artist's house - situated at the Brunntor-gate - is listed for preservation, and the oldest existing building in Kallmünz.
It is the ideal place for everybody looking for modern living at a historic and newly restored building.

You can enjoy a wonderful view at the river Naab. From the living and dining room you have a own of a kind view at the rocks of the Castle of Kallmünz by building high glasses.
From the living room you can walk to the garden terrace by a footbridge over the little pond.

Also a documentary about the restoring work of the building is accecible.
The US air base Hohenfels can be reached in about 10 minutes drive.

Kids are welcomed. If necessary we can organize kids' plates. A mobile kid's bed is in the house.
There is a little pond in the garden.
•Only persons who are registered are allowed in the house. If you get company by additional guests we please you to inform us in advance.
•Please do not touch the artpieces and to not purloin them (theft). You contribute to make this house something special and the artpieces honor the village of Kallmünz of being an artists’ place. If you like one artpiece in particular, please do not hesitate to contact us. Maybe we sell it to you. Please do not move or remove any furniture or art pieces.
•You have to lock all windows and doors (also the big door guiding to the garden terrace) when leaving the house, because of insurance’s issues. If you, as our guest, do not follow this instruction we have to charge you, if a burglary, break-in or theft happens.
•Please enjoy reading the artbooks during your stay. Please return them to their original place before you are leaving.
•The house is only conditionally suitable for infants. For the use of the house and the grounds, garden with its pond the homeowner does not assume responsibility! Please consider that the grounds, the garden and the house does not have completely protection against slippery, drop, fall and drowning. That is the reason why there are bigger distances necessary to the pond or the stairways. These rules are also valid for the little balcony at the dining room/kitchen.
•Houseparties are not allowed. Also drugs are not allowed.
•The stove in the living room can be only used on own risk by the vacation guests. If damages to the house or the inventory/furniture occur the vacation guest, friends and family are legally responsible for it. This is also valid in the case of fire.
•Garbage: There is a garbage can next to the Brunntor (on the right side of the main entrance. Please put the garbage can next to the Brunntor the day before waste management is coming (in general twice each month on Wednesdays, except for holidays, then they come the day before or after. There is a waste management plan in the red file.
•Please leave the house cleaned after your departure, put the garbage in the garbage can and throw away food. There is a glass container at the recycling center next to the sewage-works. Please turn of any electronical devices, turn of the faucets and empty the fridge.
•When you depart please lock the entrance door and put the keys in the mail box next to the entrance door.
•Please leave the door to the bedroom on the ground floor open when you leave, so the air can circulate.
Wifi:
During your stay at our vacation apartment you can use our WIFI for free.

1. Permission to use the internet access via WIFI/WLAN
The homeowner provides an internet access via WIFI at the vacation apartment. He allows the renter while the duration of stay at the vacation home the use of the internet access via WIFI. The renter is not allowed to allow a third party the use of the WIFI. The homeowner does not guarantee the actual availability, suitability and reliability of the internet access for any kind of necessity. He is allowed to completely or partly or temporarily disconnect or limit the access if the access is or was and violated laws if the owner has to fear to be charged. The owner has the right to cancel the access to certain pages or providers at any time.
The owner is also allowed to give a third party the complete, partly or temporare access to the internet at any time.


2. Access code
Access works by a code. The access information (password and loging) are not allowed to give to a third person. If you want to give a third person the access information you need the written agreement of the landlord and the signature and approve of identity of the third person that it accepts this contract. The guest is indebted to the landlord to keep the access code secretly. The landlord is allowed to change the access code anytime.

3. Further information, limitation of liability
We inform you that we give you only access to the WIFI. But we do not provide a virus program or a firewall. The data transfer works unencryptedly. That means that other persons may have access to your data. We express explicitly that bad software e.g. viruses, Trojans, worms can infect your software. Using the WIFI occurs on your own risk. We are not liable for any damages on your digital media.


4. Responsibility and release from claims
For the data about undrawn paid services and made transactions transmitted over the wireless network of the tenant you are responsible on your own. If the tenant visits paid websites or he goes into debt, the resulting costs shall be borne by him. He is obliged to comply with the law in force when using the wireless network.

We want to note in particular that:

- that the WIFI is not allowed to use for on-demand with disseminate immoral or illegal content;
- the reproduce of any copyrighted goods is not allowed if it is unlawful, or if the distribution is prohibited; This is especially true in connection with the use of file sharing programs;
to applicable youth protection regulations;
- Sending or distributing of any harassing, libelous or threatening content is prohibited;
- the use of the WIFI is not allowed for sending bulk messages (spam) and / or other forms of illegal advertising use.

The tenant excuses the landlord of the holiday property from all damages and claims by third parties that are based on an unlawful use of the WIFI by the tenant and / or a breach of this Agreement, this also extends to the use of and their defense related costs and expenses. Should the tenant recognize or needs to realize that such a violation of law and / or such a breach or threat occured, he informs the owner of the holiday home attention to that fact immediately.

We loved our stay in Yvonne's home. Kallmunz is a pretty town and we walked along the river and hiked up to the castle ruins. The apartment is well stocked with kitchen supplies, and well decorated with many interesting art pieces. The three bathrooms came in handy. There were four of us but six could comfortably stay there. We parked our just down the road about 50 meters on the road. We would recommend this house to the adventurous, those who appreciate something unique.

Diese Unterkunft verdient zahlreiche Besucher mit viel offenen Genußkanälen. Der Ort Kallmünz bezaubert ebenso wie das außergewöhnliche Haus. Insbesondere die Küchenausstattung verdient 5 Sterne. Wir haben uns sehr wohl gefühlt. Rolf und Ricarda

Highly recommended if you enjoy art and crativity within home architecturing. The house is 3 level completely and uniquely renovated keeping a balance between moderna and classical + ethnic piace of art and forniture. amathing are the high cealings and windows as well as the back yard. KItchen was fully equoped as well. Would come back fo sure.

Unser Kurzurlaub nach Kallmünz wurde durch die fantastische Unterkunft nochmal gesteigert! Es war einfach alles da, was man so braucht und auf der Terrasse kann man komplett ungestört sitzen, grillen, einen schönen Abend haben. Zum Baden hat man direkt die Naab vor der Tür, mit wunderschönen kleinen Plätzen zum Entspannen, die man auch aus dem Haus als Aussicht genießt. Bäcker direkt wenige Häuser weiter, Einkaufsmöglichkeiten auch sehr gut erreichbar. Hier kommen wir gern wieder her.

Yvonne's house was absolutely gorgeous. Th interior is really special, there's lots to explore in the house! We spent our time cooking in the well-equipped kitchen, hanging out by the fireplace or walking the cute town of Kallmünz and around. However, the best part about our stay was the hospitality of Yvonne and her father, who takes care of the house. We had a problem with the heating and they were really responsive and tried everything in their power to fix the issue for us (on Easter weekend!), and when that didn't work out, they made sure we had enough wood for the fireplace. I highly recommend staying in this unique place, Yvonne will try everything to make your stay as best as possible!
