* Failure to comply with the house rules may result in termination of permission to occupy the Property and eviction.
*In case of loss/damage of keys, a replacement fee will be charged (additional charges if locks need to be changed).
*Basic linen will be provided. No pool or beach towels provided. For longer stays, what you may need to take with you are extra sheets, towels, pillowcases, tea towels, beach/swimming pool towels.
*Parties and functions are strictly prohibited.
* Smoking is strictly not permitted in the property.
*Pets - Small /Quiet(no barking etc) Pets are welcome in secure backyard/apartment(on approval only).
Pet owners are responsible for cleaning up after their pets. Any evidence of pets on beds/furniture and uncollected ‘doggy waste' on grassed arear may incur extra cleaning fees.
* The towels should be left in a good condition in the villa on departure. Please DO NOT use the towels for makeup removal as this can permanently stain the towel. You will be charged for any missing/makeup stained towels, linen, contents or accidental damage to the property during your stay.
*It is your responsibility to keep the property clean and neat during your stay including using the dishwasher/dishes or crockery washed , washing machine for towels, pillow cases & linen if required, changing light bulbs & TV/air conditioner remote/clock batteries when necessary.
*You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours
*You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion).
*Only the guests nominated and agreed in the booking may stay in the property overnight.
*Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
* Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
*We request you to please be conscious about the use of electricity & turn off lights/air conditioners/heaters/dryers when leaving the apartment.
**Garbage taken out – Big council bins located near building entrance.
*** Cleaning will occur before you check in and after you check out. There will no cleaning service during your stay.
***WIFI - If purchased as extra*-$30 upto 3GB for the duration of your stay. More can be purchased as well if usage exceeds/more required**. If usage exceeds this limit , charges of $10 per extra 1GB used above this limit will apply.**

This was a great pet friendly apartment, clean and very well presented with everything needed for a very enjoyable stay. Jay was was an excellent communicator and did everything possible to make sure everything was in order. The little courtyard was perfect for small pets and the location meant we could walk to a great variety of local shops and cafes. Thank you Jay, we would highly recommend and definitely would return again.

Lovely unit, well equiped and very clean, modern and comfortable. Fab location, just a short stroll to shops and great cafes ..perfect for morning walk and breakfast. Would definitely visit again

Cannot speak highly enough. Unit was immaculate and has everything you can think of. Very well kept and clean. Secure automatic garage and some onstreet parking just outside our gate. Courtyard is great. We had a little dog and she loved getting outside. Location was fantastic. Woolies around the corner along with an array of other stores. Bus stops everywhere so transport was no problem. Jay was great. Communicated very well and always lovely. Offered any help she could give which was lovely. Would definitely recommend.

The apartment at Northside Retreat was ideally located for our needs. It was close to shops and cafes at Ashgrove. The unit was clean and equiped well. Communication from Jay was clear and helpful. Parking in the garage is tight for large vehicles and there is not much space for street parking. Traffic noise from Waterworks Rd was dulled by the high brick wall. If the steps from the garage area to the unit are difficult, there is level access from the street through the courtyard to the bedrooms.

The unit was clean, bright and well presented. The location is very good, close to shops and transport. Security is good. Access to the lock up garage is quite tight if you have a big vehicle. We enjoyed our stay and would book there again. Ian & Merilyn Ferguson
