BOOKING TERMS & CONDITIONS

Note: Variances can be agreed on but only by arrangement with the owner in writing.

The Owner shall be entitled to reject the booking if there are any prior bookings or subsequent sale of the property.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $150 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. A fee of $30 per person,per night will apply for excess guests not agreed with the owners in advance.

This property has a strict NO PARTY OR EXCESSIVE NOISE POLICY. Parties, Functions or Gatherings are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions and/or parties/gatherings in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Any person(s) found to be creating excessive noise, having a party in the house or exceeding the number of permitted guests, will be evicted without refund at the Owner's discretion. Any subsequent damage will be charged to the guest. The owner of Bauer Street reserves the right to evict a guest and/or visitors. THERE WILL BE NO WARNING GIVEN.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Regard must be made to the quiet enjoyment of your surrounding properties. Quiet time must be observed between 9pm and 8am - MONDAY TO THURSDAY and 10pm and 8am - FRIDAY AND SATURDAY. In the event of excessive noise or a party/gathering in place, a Security Guard Call Out Service is in place. In the event that a security guard is called to attend your premises you will be charged $200, each and every time they are called out to you. These fees will be charged to your Security Bond. If the Security Company is called to attend to you a second time, and the complaint is justified, you will be evicted immediately. ALL TARIFFS AND BONDS PAID WILL BE FORFEITED.

The property also has a strict NO SMOKING INDOORS policy. If you or our guest(s) do smoke indoors, a fee to steam clean carpets, furniture, curtains, etc will be charged against your security deposit. This fee will automatically be deducted from your Security Bond. Minimum fee $200.

An occupier must behave in a manner that will not cause offence, embarrassment or disturbance to the occupier of another lot or neighbour of the subject property.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. If additional cleaning is required - you will be charged at $50 per hour per person. Check-out time is 10.00am by the latest, to allow time to prepare property for next guests.

Guests must not interfere with pool equipment.

Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.

Linen is to be supplied by the Owner.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant’s personal property. No liability is accepted in contract or for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the agent or Owner's control, or which are not caused by neglect or default by the agent or owner.

No responsibility whatsoever is taken for the property of the guest on or near the premises. The guest is responsible for insuring his/her/their property.

After a 4 week booking, we are permitted to enter the premises for an inspection.

The operation of business of any kind from the rental premises is strictly prohibited.

Furnishings may change from time to time.

Cancelled bookings will not be refunded under any circumstances, unless the property is relet for the entire period of your booking. We urge you to ensure you have adequate Travel Insurance.

Keys must be collected from our office during office hours or by arrangement with Owner - Monday to Friday 8.30am to 5.00pm or on Saturday and Sunday by arrangement. Check in is at 2.00pm and Check out is at 10.00am. Failure to check out on time may result in extra charges being levied. If you intend arriving out of office hours, please notify us, by email, in advance. Under no circumstances will keys be left without any prior arrangements and balance paid. Tenants are responsible for the safekeeping of keys during their stay. Should duplicate keys be required, a $75 fee will apply.

You are required to leave the premises neat and tidy. Pots, pans, crockery, cutlery, etc must be cleaned and put away. All rubbish is to be removed to bins, outside, prior to departing. Any extra charges incurred by cleaners will be automatically taken out of the security deposit. BBQ must be left clean - an $85 fee will automatically be taken out of the security deposit, if it is not cleaned.

As the tenant, you are responsible for all damages, breakages and loss incurred during the term of your occupancy. These are to be reported or replaced and paid for prior to vacating or costs will automatically be deducted from the security deposit.

You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or
appointed tradesperson to enter onto the property at
any time to effect or investigate repairs or complaints.
26. All repairs will be affected as soon as practicable.
On public holidays and after hours it may at times
prove difficult to get tradespeople straight away. We
will always do everything we can to minimise
inconvenience caused but cannot issue partial refunds
or give discounts.

Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner

Only the number of persons advised on the website are permitted to occupy the premises.

In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.

Failure to comply with all these Terms & Conditions may render the Owner to take further action by way of refusing key, amending the rent or immediately terminating the tenancy.
