Situated between the CBD and the iconic Cataract Gorge, is the 2011 Heritage Award winning River Edge Apartment.
Fully furnished and tastefully decorated, it is a comfortable home away from home, perfect for exploring the Launceston Region.
Surrounded by parklands and restaurants in the Tamar River waterfront precinct, the apartment is a gentle 10 minute walk to the centre of Launceston.
The apartment is decorated with quality furnishings, linens and amenities.
The entrance is on the ground floor via a private patio, and upstairs you find an open plan living, dining and kitchen area, two queen bedrooms, laundry and bathroom.
Another flight of stairs takes you to the master suite with queen bed, walk through robe and bathroom.
The kitchen is fitted with a convection oven, induction cooktop and dishwasher, and is stocked with cookware, dinnerware and glasses.
The dining table seats 6 people, and there is a comfortable leather lounge suite.
There is a washer and dryer in the laundry.
All three beds are fitted with electric blankets for the cool winter nights.
The entire apartment - our base rate is for the use of one of the queen beds. Additional guests using the second and third bed will be charged at $25 per person. This covers the additional cleaning cost.
Please let us know at the time of booking if you require access to additional rooms so that we can make them available to you.
Guests will also have access to two bathrooms, kitchen, dining and living area, laundry, private patio and off street parking space.
The apartment is only suitable for a maximum of 6 guests.
The host is contactable by phone, for any queries or concerns.
Upon payment and confirmation of your booking you will be given instructions to access the key to the property.
As the apartment is self-contained, guests are given complete privacy throughout their stay. Of course, we are only a phone call away if needed.
There is no wi-fi. We are unable to provide wi-fi as there is no phone line into the building and portable devices have proven too expensive and unreliable.
Unfortunately, the apartment is not wheelchair friendly. The property has stairs.
The stairs may also be an issue for families with small children as there are no gates.
There is no smoking inside the apartment. There is a small private courtyard where you may smoke, but please dispose of butts with care.
**Don't be alarmed by cannon-fire from the nearby Penny Royal complex.** From time to time there may be cannon-fire as part of the interactive display. Complex re-opens in March 2016.
Check in time is 2pm. If you are arriving earlier, please let us know so that we can have everything ready for you.
Check out time is 10am. If you need to stay later, please let us know so that we can ask the cleaners to come later in the day.
We require a security deposit - if damage occurs, or dishes are left unwashed, or there is need for additional cleaning we will retain an amount from the deposit.
Fee for not taking out rubbish $25
Fee for not washing dishes/emptying dishwasher $25
Fee for leaving electric blankets/heaters/air conditioning on $25
Fee for leaving windows open $25
Additional cleaning charged at $25 per half hour
We will also retain deposit if we find that additional guests have stayed at the apartment and not paid for.
Please treat the apartment with respect, as you would your own home.
Please do not smoke inside the apartment.
There is a mop and vacuum, along with some basic cleaning supplies to attend to spills etc. during the stay.
Please report any faulty equipment or damages during your stay. This helps us prepare for our next guests, and may prevent further damage.
It is expected that you wash your dishes and put them away before leaving the apartment. An additional cleaning charge may be incurred if dishes are left unwashed.
Please clean lint filter in dryer after each load as this is a fire hazard.
Please ensure heaters and electric blankets are switched off and windows and doors are closed and secured before leaving the apartment.
Please do not hang washing close to heaters as this is a fire hazard.
Please do not leave wet towels on beds, or carpets.
If these basic rules are not met, and damage occurs, you will incur additional charges retained from security deposit.
Please respect our neighbours. We do not allow parties at the property.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.

I am a working mum of two young boys. Currently working in the hospitality industry as a financial administrator. Coming from a background in rental property management, I was invited by my employer to host their apartment on Airbnb.
Aside from my family, I love food - eating, cooking, and exploring other cultures through their cuisine. I also love motor sports - involved in the Light Car Club of Tasmania, and Targa rally. I also love hitting the tracks on a dirt bike on the weekend with my boys.
