WINTER MONTHS ARE NOVEMBER - APRIL
During the winter this location is known for extreme, adverse weather.
Snow, high winds, extreme cold and the potential of highway closure during the winter months is much greater. A four wheel drive capable vehicle is recommended. With extreme cold (-20F -40) the capacity for the battery to start your vehicle is diminished. When visiting, it is your responsibility to make sure you and your vehicle are properly prepared for potential adverse weather conditions.

NO LIQUID FUELS IN THE WOOD BURNING STOVE
Only wood and paper products are to be used in the wood burning stove. If at any time you need instructions or assistance with the proper use of the wood burning stove, notify the property manager. When used properly, the wood burning stove can achieve home temperatures above 70 F. The glass on the wood burning stove is high temperature and expensive, do not slam, push wood with or force closed the door on the wood burning stove. This can break the porcelain glass.

FORCED AIR PROPANE HEAT
Running the forced air heat above 70 F is not sustainable and violates the house rules. If you want the house temperatures above 70 F, use the wood burning stove - it alone can heat the house above 70 F.

ALL CHILDREN ARE CONSIDERED ADDITIONAL GUESTS.
This accommodation may not be suitable or safe for children (0-12 years)
Children under the age of 18 years must be supervised as well, and cleaned up after. Not supervising your children is against the house rules and can place your children’s safety at risk. The property owner/manager will not ‘babysit’.

THIS APARTMENT/HOME ALLOWS PETS AND SMOKING.
If you have any aversion to pet dander or smoke, whether it is dog, cat etc. or wood, cigarette, or other smoke. This accommodation isn't for you. Smoking in the bedrooms or while in bed is not allowed and is a violation of the house rules.
There is no extra charge for pets. Not cleaning up after pets violates the house rules.
Park County, Colorado has in force a 'pet leash law'. Pets must be leashed when off of the property. The property is not fenced. Pets are not allowed to molest wildlife or to be unsupervised. Unsupervised pets can place your pet(s) at risk. Keep your pet(s) at least on a 'verbal' leash while on the property. You are solely responsible for your pets safety.

ADVENTURING IN NATIONAL FOREST
This property is very close to National Forest, which is considered US Federal Land. US Federal law applies superseding Colorado State law. Adventure in National Forest and Colorado State Wilderness areas at your own risk.

THIS HOME IS ON WELL WATER / SEPTIC SYSTEM
Use the exhaust fan in the bathroom when bathing. The shower is activated by pulling down on the ring of the tub water spigot while the water is running. This home is on a domestic house well and septic system. CONSERVE WATER. Hygiene products including Tampons, Panty Liners, Condoms, Cigarette Butts, BABY WIPES - TOWELETTES AND ANYTHING OTHER THAN TOILET PAPER MUST BE THROWN AWAY IN THE TRASH OR BURNED IN THE WOOD BURNING STOVE. Please keep showers at 10 minutes or less per person per day and be conscience of how often you flush the toilet. Bottoming out the well is a violation of the house rules.

THIS APARTMENT/HOME IS AT ALMOST 10,000 FEET
ABOVE SEA LEVEL.
If you are unsure of how you or your pet will react to the altitude, seek the advice of your medical doctor or veterinarian prior to your booking/arrival. Burning the house down is against the house rules ...mmkay... Discharging firearms, fireworks, large bonfires, cutting down trees, raging parties, harassing wildlife or hunting on this four acre property is forbidden by the home owner as well as the State of Colorado. Hunters are welcome, loaded firearms in the home by guests is not. Excessive alcohol or other Colorado State legal consumables can be exasperated by the altitude (you will be at almost 10,000 ft above sea level). Smoking is acceptable in the great room, smoking in the bedrooms or while in bed is not. Under age drinking, under age smoking or other illegal activities is not permitted. Placing yourself, the home and others at risk is against the house rules. There is an amplified stereo system available. All audio levels and all hour listening is acceptable. Please don't crank the system over the point of distortion, this can damage the speakers.

The house was great. It has everything you will need to get away. Jamie and Paul are amazing hosts and will help with anything. Paul even gave fishing tips on fishing in the area, as well as let me barrow lures he had recent luck on. We will make this an annual trip.

Awesome accommodations. You can't go wrong here. The home is very clean and comfortable and the hosts are so accommodating. Not only do we highly recommend this rental, we look forward to our next visit.

This is truly a great place to stay at. The host are wonderful and very helpful. They opened up their house and made us feel at home right away. The view outside is absolutely spectacular. One of the best views I have seen in a long time. It is out in the middle of nowhere and the area is very very quiet. We loved our stay here. One thing that we love was that we were an hour away from almost all the places that we wanted to go see. We will definitely be coming back again. Thank you very much for a great time.

The welcoming was warm and fun. The house was perfect for our family of 5 and dog. The seclusion was perfect and views amazing. Great place to rest.

This is THE place to stay in South Park. Not only is the home itself wonderful, the views from the cabin and surrounding property are breathtaking. Jamie and Paul were so kind and helpful, they even took us fishing! Incredible people in and incredible area.
