This cozy cabin sleeps 4 & has a kitchen, queen size log bed, home made quilts and pillows, & sleeping loft with ladder access. Free Wifi (no T.V.) & Private HOT TUB! Great location & no driving! Only 2 blocks walk to main street & wonderful shops, restaurants, & pubs. Summer/winter fun in the gorgeous Beartooth Mnts. (absolutely no pets allowed & no smoking allowed inside the Cabin)

Excellent location and no driving! Only two blocks walking to main street and wonderful shops, restaurants and pubs and just across the way from lovely Rock Creek! Red Lodge has fantastic summer fun on the gorgeous Beartooth Mountain trails and Yellowstone National Park! In winter, great down hill skiing at Red Lodge Mountain Ski Resort, plus snowmobiling and snowshoeing! Enjoy the following, all within a day's drive: watch Old Faithful erupt in Yellowstone, be awestruck with the beauty of the Tetons in Grand Tetons National Park; tour Buffalo Bill Cody Museum in Cody, Wyoming; hike, white water raft, take a horseback ride, ride bikes down the Beartooth Highway, America's most scenic highway! Tour the local pubs and coffee shops, be part of a rodeo!

Thank you for your your reservation in The Little Cabin in Red Lodge, Montana.
***The Little Cabin sleeps a maximum of FOUR guest.
***SMOKING is not allowed inside the cabin.
***PETS/ANIMALS are never allowed anywhere on the premises.

Check-in is after 3 pm and check out by 11 am.

Please know the cabin is a self check-in unit utilizing a key box located by the front
door.

Directions: As you enter Red Lodge on Broadway (main drag) please turn East onto 14th St. and proceed through the first stop at S. Platt. As you approach the second stop at S. Haggin turn left into the alley way and find parking for The Little Cabin at 219 1/2 S.
Haggin.

***WATER: (Winter Only) The water may be shut off when you arrive. Please locate the
small trap door in the bathroom floor. Remove cover and reach straight down about two
feet following the main water line down to a small valve on the side of pipe and turn
water on. When checking out please turn the water off and set heat between low and
medium. Thank you

***The cabin has a latter leading to the sleeping loft and it is important for children
to have adult assistance when climbing up and down the latter.

***HOT TUB: Please remember to cover the hot tub after every use. The hot tub has one
button to the left of control panel for Jet 1 & 2. The jets shut off automatically after
every twenty minutes. Please never leave children unattended in or around the hot tub.

IMPORTANT: When hot tub is in use, please place one bromine tablet dropped directly into
filter chamber before daily use (just one tablet a day). And one 1/2 cap full of shock
placed into water 30 MINUTES before daily use with jets running (just one time per day).

Also find in the basket a De-Foamer solution, if needed. Please find all hot tub
chemicals in basket near the tub. Thank you

CHECK - OUT RULES:
Thank you for your reservation in The Little Cabin in Red Lodge, check-out is by 11 am.
1) Water: (winter Nov-May) please turn water off. The red shut off valve is under trap door in bathroom.
2) Heat: (winter Nov-May) please set gas heater to the white arrow on thermostate.
3) Keys: please leave one extra key in the key box outside, and leave additional keys in the cabin.
4) Appliances: please turn off all appliances, coffee make, oven/range, electric heaters etc.
5) Dishes: please wash clean, all dirty dishes including coffee pot,
6) Trash: please put all trash into the trash bin off alley.
7) Towels: please place all used towels on the hooks in bathroom or the hooks in sleeping room.
8) Porch light: please place porch light switch in on position.
9) Hot Tub: please treat hot tub and secure lid.
10) Front door: please lock up.

The little cabin was built in the 1880's and is actually our guest home in Red Lodge.
Since 1999 we are delighted the little cabin has helped make 1000's of vacations
memorable and affordable.

This Rental Agreement and Contract (the “Agreement") is a legally binding agreement made
and entered into as of the Reservation Date written below by and between the undersigned
person(s) or company (the “Guest") and the undersigned owner, manager or agent (“Rental
Agent"), pursuant to which the Guest has agreed to rent the residence described below
(the “Property"), for the duration of the Rental Term for the Total Rental Fee and other
good and valuable consideration as described herein.

OCCUPANCY
Guest agrees that no more than [Max Guests] persons shall be permitted on the Property at

any time during the Rental Term, all of whom shall comply with the conditions and
restrictions imposed upon Guest under this Agreement.

CONDITION AND USE OF PROPERTY
The Property is provided in “as is" condition. Rental Agent shall use its best efforts
to ensure the operation of all amenities in the Property, such as internet access,
satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall
not be held responsible for such items failure to work, but will make every effort to
correct any issues as reported as quickly as possible. Guest acknowledges that use of
amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be
potentially dangerous and involve potential risks if improperly used, particularly with
regard to children and such use is at the Guest's own risk.

Guest shall use the Property for residential purposes only and in a careful manner to
prevent any damage or loss to the Property and keep the Property in clean and sanitary
condition at all times. Guest and any additional permitted guests shall refrain from
loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall
Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any
law, association rules or ordinance, nor commit waste or nuisance on or about the
Property.

DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement,
Guest shall surrender the Property, remove all Guest's property and belongings and leave
the Property in good order and free of damage. No refund of any portion of the Total
Rental Fee shall be made and if any legal action is necessary, the prevailing party shall

be entitled to reimbursement from the other party for all costs incurred.

ASSIGNMENT OR SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the
Property by other persons who are not family members or guests of the Guest and included
within the number of and as permitted occupants under this Agreement.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items
brought into the Property by Guest or their permitted guests and visitors shall be at the


sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental


Agent shall not be responsible or liable for any reason whatsoever.

Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their
agents, owners, successors, employees and contractors from and against any costs,
damages, liabilities, claims, legal fees and other actions for any damages, costs,
attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives
or successors of Guest due to any claims relating to destruction of property or injury to


persons or loss of life sustained by Guest or family and visitors of Guest in or about
the Property and Guest expressly agrees to save and hold Rental Agent harmless in all
such cases.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and
their successors, assigns, employees or representatives, officially or otherwise, for any


injuries or death that may be sustained by Guest on or near or adjacent to the Property,
including any common facilities, activities or amenities. Guest agrees to use any such
facilities or amenities entirely at the Guest's own initiative, risk and responsibility.

ENTRY AND INSPECTION
Rental Agent reserves the right to enter the Property at reasonable times and with
reasonable advance notice for the purposes of inspecting the Property or showing the
Property to prospective purchasers, renters or other authorized persons. If Rental Agent


has a reasonable belief that there is imminent danger to any person or property, Rental
Agent may enter the Property without advance notice.

UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons,


events or circumstances beyond the control of Rental Agent, Rental Agent will apply due
diligence and good faith efforts to locate a replacement property that equals or exceeds
the Property with respect to occupancy capacity, location and value that meets the
reasonable satisfaction of the Guest. If such replacement property cannot be found and
made available, Rental Agent shall immediately return all payments made by the Guest,
whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no
further obligations or liabilities in any manner pertaining to this Agreement.

ADDITIONAL TERMS TO THE RENTAL AGREEMENT
In addition to the standard terms included herein, Guest acknowledges and agrees that the


following additional terms and conditions apply to the Guest's rental of the Property:

GENERAL PROVISIONS
This Agreement contains the entire agreement between the parties with regard to the
rental of the Property, and any changes, amendments or modifications hereof shall be void


unless the same are in writing and signed by both the Guest and the Rental Agent. This
Agreement shall be governed by the laws of the State of New York. The words “Rental
Agent" and “Guest" shall include their respective heirs, successors, representatives.
The waiver or failure to enforce any breach or provision of this Agreement shall not be
considered a waver of that or any other provision in any subsequent breach thereof. If
any provision herein is held invalid, the remainder of the Agreement shall not be
affected. Any notice required to be given under this Agreement shall be in writing and
sent to the contact information included herein. This Agreement may be signed in one or
more counterparts, each of which is an original, but taken together constitute one in the


same instrument. Execution of a digital signature shall be deemed a valid signature.

This Little Cabin could also be called The Sweet Spot! It is so charming, quaint, precious! Everythin you need tucked into this historic cabin. It is tastefully decorated and it feels like Grandma's place. It is 2 blocks from the Main Street that is filled with all kinds of great restaurants and shops. We thoroughly enjoyed our morning walk for coffee (amidst the wild turkeys)! We had one question about the internet and Dan responded immediately. We will definitely return!

I stayed here in Red Lodge and this cabin was rustic and comfortable. It was neat to stay in and the neighbors were friendly. The walk to the main strip of town was less then 5 minutes. It's an authentic cabin! Dan the owner was very friendly and communicated greatly !

The Little Cabin is a treasure for anyone looking for a special place in the mountains! It is both quiet and centrally located in pretty Red Lodge, walkable to many shops and restaurants. The rustic decor was perfect: charming, comfortable and spotless. Outdoor seating was great for lounging around with coffee. Daniel and his wife were perfect hosts, offering welcome treats, total privacy, yet available for questions and guidance. I highly recommend a stay at this little gem!!

When I first saw the place I thought I had made a huge mistake. Felt like I was staying in someone's backyard shed. But it grew on me. The bed was comfortable but it is a very very small space. Just enough room to walk around the bed and only one person in the bathroom. Tiny sink & shower. I was so grateful to find a nice blow dryer there though. The check-in was simple. Never had to contact the host but I know he was available if we needed him Host left us coffee & some treats & a nice welcome note. The place was quiet & close to the Main Street for eating & shopping. There was no place to really put your luggage or clothes or toiletries. We did not use the hot tub because it was not private at all. Just sits out in the side/back yard with 3 houses in view. For the price I would probably choose a hotel next time to have more room. If it were around $60/night might be worth it. Only tiny little kids could fit in the loft. It was a steep ladder climb I just looked in. Kids would love it though.

This is a great, cozy little cabin. Within two blocks of lots of places to eat! Within about 10 minute drive of Red Lodge ski mountain. Nice parking spot. Great hot tub. We will definitely use it again in the future!! Daniel just happened to meet us there when we arrived, was very gracious and welcoming.
