Located in a prestigious private gated community in North Haven minutes from downtown Sag Harbor. 14 Night minimum in July and August.
Families or couples only. NO PARTIES OR WEDDINGS. House is not available for proms or student groups. House can not accommodate any type of party or event.
Minimum 14 Day Rental
Accommodations: Six bedrooms- three King beds, two Queen beds, and two Twin beds.
Linens, towels, beach towels and all kitchen equipment will be provided.
MAXIMUM NUMBER OF OCCUPANTS: The unit is to be occupied by no more than 14 at the maximum, unless otherwise approved by the property owner.
A deposit is required to hold your reservation. We must receive a payment to AirBNB within 4 days of initial booking. Once it is received, your dates are officially reserved. The balance of the rental payment ($), plus an exit cleaning fee of $400.00, plus a $89.00 Property Damage Protection Insurance Policy is due 30 days prior to check-in. The booking will be cancelled and the deposit forfeited for non-payment if this final payment is not received within the proper time frame. A Property Damage Protection Insurance Policy will be purchased on your behalf and this fee is non-refundable.

•No linens or household items are to be ruined or missing
•There is no smoking in the house
Payment in full must be received 30 days before arrival.
Sublet: The Tenant shall not, without written consent from the Landlord, assign or sublet the whole or any part of the premises nor make any alterations in said premises. A violation of this paragraph shall immediately terminate this lease and permit the Landlord to repossess the premises.
Fire: If, through no fault or negligence of the Tenant, the demised premises shall suffer damage or destruction by fire or other unavoidable casualty, repairs shall be made by the Landlord as expeditiously as conveniently possible in the event of partial damage. In the event the damage shall be so extensive as to render the premises uninhabitable, the rent shall be apportioned and paid up to the time of such destruction and over payments shall be refunded to the Tenant and at such time this agreement shall cease and terminate.
Furnishings: The Tenant covenants and agrees to take good care of the said premises and the furniture and chattels therein contained and at the termination of the term, or sooner, shall deliver up the said premises and furniture and chattels in as good state and condition as they were at the commencement of the term, reasonable use and wear thereof and damage by the elements excepted. Tenant shall at all times be liable for any loss caused by his negligence, carelessness and improper conduct, whether by himself, his family, guests, agents or servants and will replace or repair all damage, loss or breakage of any kind at his own expense and shall leave premises properly cleaned. Vehicles may be driven or parked only in driveways or in the garage.
Security: Tenant shall elect to deposit with Landlord the sum of $500.00 as a Pet Damage Security Deposit to cover any violation or damage whatsoever under the terms of this lease, if the Landlord has agreed to allow a pet. The Landlord will also purchase a Property Damage Protection Policy at a cost of $89.00 for you. A final cleaning charge of $400.00 shall be included in your final payments. You MUST agree to acknowledge any damage caused by you to the Insurance Agency.
Inspections: Tenant agrees that the Landlord, his agents, or other representatives shall have the right to enter in or upon the premises, or any part thereof, at any reasonable hours for the purpose of examining the same, or of making such repairs or alterations as may be necessary for the safety and preservation of the above rented premises.
Quiet Enjoyment: The Landlord covenants that the Tenant, on paying the said rent and performing the covenants and conditions mentioned , shall and may peaceable and quietly have, hold and enjoy said premises for the rental term.
Utilities and Services: The pool is cleaned once every week. If you required further cleaning, a fee of $100.00 will be charged per instance and you shall pay that directly to the Pool Company after EVERY service. Housekeeping is available for $295.00 per day for 3 hours, and you must also pay that directly to the housekeeping company after EVERY service. Internet, cable TV, garbage removal, pool maintenance and lawn care are included.
Alterations: The Tenant shall not, without written consent from Landlord, make any alterations in the premises.
Surrender of premises: At the expiration of the term of this Lease, the Tenant shall return the premises to the Landlord in as good a state and condition as the premises were originally delivered to Tenant, and will make good all breakages and damage to the premises, fixtures and utensils and leave the premises and grounds clean by a cleaning service and tenant ready.
Notices: All notices hereunder shall be in writing and sent to the party entitled to such notice, by certified mail, return receipt requested and addressed to that party at the address stated in this Lease. Such notice shall be deemed given three (3) business days after the same is deposited in any official depository for the United States mail, postage paid, certified, and properly addressed. Notice may be given by a guaranteed overnight delivery service, in which case notice will be deemed given one (1) business day after such notice is given to carrier. Notice that is delivered personally shall be effective on the day of delivery.
Agencies: Tenant must at Tenant's cost, promptly comply with all laws, orders, rules, and directions of all Governmental authorities, Property Owner's Associations, insurance carriers or Board of Fire Underwriters or similar group.
Liability: Landlord shall not be liable for injury or damage to Tenant or to any person who uses or is on the Premises, or be liable for damage to their property, unless it results from Landlord's negligence. Tenant is responsible for all acts of Tenant's family, employees and persons tenant invites onto the Premises.
If you cancel more than 60 days before check-in your deposit will be returned.
If you cancel less than 60 days before check-in, you will forfeit your deposit.
If you cancel less than 15 days before check-in you will forfeit your full payment
After the first day of the rental, there will be no refunds for any reason.
No credit will be given for shortened stays due to late arrival or early departure for any reason.
No cancellation due to weather.
Upon receiving your rental deposit, and a signed and dated copy of the Rental Agreement, a rental confirmation will be mailed to you.
You must be 21 years of age to rent this property and provide proof of age if requested.
House parties are strictly prohibited.
Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.
If a personal check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges.
Any exceptions to the rules and regulations as written here, must be approved in writing in advance.
Rates, terms and conditions are subject to change without notice.
When you arrive, the property will be clean and set up with linens, and we have included the following list of supplies to accommodate the appropriate amount of guests.
*Bath towels, hand towels, wash cloths, paper towels, and napkins.
*Dishwashing soap, hand soap, toilet paper, laundry soap, and fabric softener.
No pets allowed. No smoking allowed. Any violation of the smoking policy will incur a $500.0 fine which will be deducted from your security deposit.
Check in time is 4:00 PM but exceptions can possibly be arranged depending on previous and following guests.
Check out time is 11:00 AM unless prior arrangements have been made again depending on previous and following guests.
Check out procedures: Prior to checkout, all dishes should be put away or put in the dishwasher. Beds may be left unmade and sheets and pillowcases left on. Towels should be placed in laundry room.
We will not be responsible or liable for personal items left behind, lost or stolen.
I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT LEAST 21 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.
