Becoming familiar with and adhering to the community’s Rules and Regulations is the surest way of making the Pavilion a harmonious residential community for all its residents. For this reason, is it important to state that the Pavilion is a Condominium and not a Hotel.
The Condominium property should be treated as your own. Please help us keep the building clean.
Please be advised that not adhering to the Rules and Regulations may result in fines of $100.00 per day per violation as permitted by the Florida Estate Statutes and/or intervention of the authorities.

Carry your “FOB” Access Key everywhere you go when leaving your apartment to be able to enter the condominium entrances and facilities.
It is prohibited to enter the Condominium and the elevators without a shirt, shoes and cover-up. Please do not enter the Condominium while wet and/or sandy to avoid accidents. The Condominium is not responsible for accidents caused by entering wet and/or sandy. Use the showers located by the entrances from the beach to wash off the sand.
Use the Valet Entrance when entering the Condominium with shopping carts and other types of carts.
Loud music is not allowed throughout the Condominium.
It’s not allowed to eat, smoke and drink outside of the apartments neither the lobby, elevators, corridors, and garage nor in other common areas. It is not permitted to smoke in stairwells, garage, and/or in any common area.
Inconveniencing neighbors or destroying Condominium property will be subject to possible fines and in some instances the request of Police assistance.
Please report anything broken, dirty, or suspicious to the Front Desk Security Station located in the lobby and/or the Association Office located on the Mezzanine level.
Please use south entrance of the condominium to enter with skates, skateboards, and bicycles.
It is prohibited to wash your windows by standing on the outside ledge of your Unit; the Unit owner is the sole responsible person in the event of an accident and not the Condominium.

Use of units:
Maximum occupancy is 4 people in a 1 bedroom apartment; 6 people in a 2 bedroom apartment and 8 people in a 3 bedroom apartment.
Beach Access and Chairs:
Please use the Service Elevator to access the beach.
It is prohibited to “reserve” the Condominium’s beach lounge chairs on the beach. The beach chairs are for all residents.
Beach chairs are available for your use from 8am-7pm every day of the week from Sunday to Saturday. Please keep the association’s beach chairs within the parameters of the condominium without moving them away from limits of the property.
Pool Area Rules
Wash off sand before entering the pool area.
It is not allowed to bring food, coolers, or items made of glass to the pool area.
Loud music is not allowed.
Only residents with swimsuits are allowed in the swimming pool.
Use towels to cover lounges before occupying them to avoid staining.
Pets are not allowed in the pool area.
Swimming is not allowed during the time the pool is being serviced which usually takes place early in the morning.
Babies and toddlers must wear water diapers in the pool. Children cannot be left unattended.
Pool furniture cannot be removed from the pool area.
No lifeguard is available. Use the pool at your own risk. The Condominium assumes no liability of accidents that may occur.
Users must clean after using the equipment and machines in the gym. Please return the dumbbells to the racks and turn off the T.V. and lights, prior to exiting the room.
Use your time adequately in the gym to allow others the opportunity to use the equipment and machines.
It is prohibited to remove equipment from the gym.
Careful use of the equipment in the gym will prevent breakages.
Minors under 15 years old must be accompanied by an adult.
Use the gym equipment at your own risk. The Condominium assumes no liability for injuries or accidents that may occur.
No pets are allowed except for the ones grandfathered in to residents from years ago.
All pets must be on a leash and use the Service Elevator for transport.
The pet walk is located in back of the Condominium building.
All Pet owners must use the plastic mitts provided to pick-up after your pet.
It is prohibited by the Fire Department to cook on balcony and terraces.
It is not permitted to hang towels or clothing over balconies or throw anything from the balconies.
Only Valet staff is authorized to park your vehicle.
It is not permitted to park or walk away from your vehicle while with the ignition on, at the Valet ramp.
Do not leave your keys in the car.
Valet is not responsible for valuables left in the car.
Valet parking is limited for residents. Guests parking is not guaranteed.
Use the Valet Entrance to enter the Condominium with luggage and carts.
Please drive carefully and slowly as you drive onto the entrance ramp to the front of the building and to Valet.
Please be patient with the Valet staff, they will assist you in the order of arrival.
Each Owner may use valet service to park one (1) vehicle per unit per month free of charge. However, only Owners or registered residents may use this one free valet service per unit per month. This one free valet service may not be transferred to any other unit owner, resident or guest.
An Owner or registered resident may valet park additional vehicles, or may allow their guests to valet park additional vehicles. However, such additional vehicles must pay fees as determined from time to time by the Association and the valet company.
Parcels are received by the Valet Staff (FEDEX, UPS, and USPS).
Parcel pick-up schedule is from 7:00 am-10:00 pm.
Valet does not have storage capacity for residents.
Every floor has a Trash Room located at the South End of the corridor near the Service Elevator.
All trash must be deposited inside the trash chute.
Use Recyclable bins for recyclable items such as newspaper, glass, plastic, hangers, and medal in the respective labelled cans.
It is prohibited to leave trash bags and boxes in the Laundry Rooms, hallways, stairwells, or any other area.
Every floor has a Laundry Room located in the middle of each floor. Washers and dryers operate with a money card that is obtained from the Money Card machine located on the south end of the Lobby level near the Service Elevator.
Please be a good time keeper of the washer and dryer cycles to avoid inconveniencing others who need to use the machines.
It is prohibited to remove other people’s clothes from the washer and/or dryer.
Maintenance Dept. Rules
The use of the Condominium property should be treated as you would your own.
Avoid clogging the bathroom toilets and sinks by disposing inappropriate items in them.
We ask you to be careful when wheeling your luggage through the halls in order to avoid chipping the wall paint.
To avoid accidents and inconveniences please report anything broken or non-functioning to Security and/or the Association Office as soon as possible.
Utilize the trash cans provided throughout the Condominium to help ensure cleanliness in the Condominium.
Utilize the trash cans in the bathrooms to dispose of tissue and paper towel and not in the toilets.
The Trash Room is the only designated area to dispose of trash.
