Welcome to Park City, Powder Pointe and our home away from home! This condo is open, spacious, and convenient with room for everyone to spread out. There are two levels of living -- the entry level has a bedroom with a Queen size bed, a full bathroom with separate vanity area, a fully equipped kitchen, and an open living area complete with wifi, TV, DVD, CD, and wood burning fireplace. Just off this area is a roomy deck with amazing views of the slopes, half pipe, and the mountains. The view is gorgeous no matter the time of year! There is also a loft bedroom with 3 twin beds, a bathroom with a shower and separate vanity area. We are on the top floor of a 3 level building. There is no elevator, but it gives us a vaulted space and no footsteps overhead! For our Summer guests, please note that, like most places in Park City, we do not have air conditioning. We have installed a super quiet rated ceiling fan in the loft to pull that cool night mountain air in.
You and your party will be the sole occupants of the condo. Guests also have access to the condo complex hot tub and on site coin operated laundry (key provided in our place, check under the kitchen sink before you buy detergent). Entry to our place is by a keypad deadbolt. You will be provided the code along with directions, condo info, and area info a few days before your visit. We personalize this info to each guest. so let us know what your needs are. There is also a convenient street level equipment lockout for just you with the same deadbolt entry code. You will not have to carry equipment up and down stairs!
We are available to help our guests via email, text and phone before, during and after their stay. We have a Guest binder in the condo with information and suggestions. It is frequently updated with Guest "finds" so be sure to tell us yours.
We truly want you to get the most out of your stay.
Park City has numerous festivals and special events throughout the year. The Sundance Film Festival is every January. The Fine Arts Festival is in July. There are concerts under the stars at Deer Valley during the summer as well as movies in City Park. Once the snow is gone, there are other unlimited things to do -- cycling, mountain biking, hiking, fishing, and just enjoying the many fine restaurants in Park City. If you are looking to relax and escape heat and/or humidity during the summer, the Park City climate is lovely.

If your cancellation is received by us sixty-one (61) or more days prior to your scheduled arrival, you will be refunded the total reservation amount received less $100. If your cancellation is received by us between thirty-one (31) and sixty (60) days prior to your arrival, you will be refunded 50% the full reservation amount. Any cancellation with thirty (30) or less days prior to your scheduled arrival forfeits full reservation amount.
We highly recommend all renters purchase travel insurance. If you wish to purchase travel insurance, please see (SENSITIVE CONTENTS HIDDEN) recommendations.
Terms & Conditions:
1. Arrival / Departure
a. Check-In time is after 4:00 P.M. / Check-Out time is 10:00 A.M.
b. Early check-in / Late check-out requests will be accommodated when possible.
c. If a late check-out cannot be granted, and the property is not vacated by 10:30 A.M. on the departure day, a half day charge will be incurred immediately. If the property has not been vacated by 2:00 P.M. a full day charge will be incurred.
d. There are no refunds for late arrivals and/or early departures. This includes late arrivals due to transportation issues, weather delays, etc. Please consider travel insurance.
a. Parking is limited to one (1) vehicle. Powder Pointe has an off street parking lot which is on a first come basis. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
3. Full Payment
a. All reservations unpaid by the Final (balance) due date are subject to cancellation without refund of Payment 1 (deposit) payment.
4. Maximum Occupancy
a. The maximum number of guests is limited to seven (7) persons,
5. Housekeeping Service
a. While linens, towels, toilet paper, hand soap, shampoo, paper towels, dish soap, and dish-washing detergent are provided as a courtesy, daily maid service is not included in the rental rate. Please contact Owner for mid-stay cleaning fees and scheduling.
b. We do not permit linens or towels to be taken from the unit with the exception of when using the complex jacuzzi only.
6. Pets Policy
a. Pets of any kind are not allowed in the unit with the exception of service animals to assist the physically challenged. This must be pre-arranged at least 30 days in advance and will require documentation for HOA approval.
b. If a pet is found in the unit, or evidence of a pet is found, a cleaning charge of three hundred ($300) dollars will be charged to deep clean the unit in addition to any HOA fines.
7. Smoking Policy
a. This is a non-smoking property. If guests are found smoking in the unit. Renter will be responsible for any HOA fines assessed and any extra cleaning fees incurred.
8. Damage Policy
a. Guests are responsible for any damage occurring in the unit as a result of their occupancy, with the exception of normal wear and tear. Damage shall include, but is not limited to: carpet stains, cigarette burns, broken furniture etc.
B. The HOA rules do not allow equipment in the condos. Please use the ground level lockout.
9. Party Policy
a. HOA policy prohibits parties.
10. Management Access
a. Members or agents of the Owner, including, but not limited to HOA contracted representatives and maintenance staff and High Country Home Concierge service may enter the property for inspection purposes related to the enforcement of these rules or emergencies.
11. Policy Violation
a. Violation of these rules may result in forfeiture of full payment including damage deposit and immediate eviction.
12. Limitation of Liability and Disputes
a. Any damages that may be claimed by Renter against Owner or agents for an alleged breach of this Agreement shall be limited to the total amount of monies paid and shall specifically exclude and indirect, special, consequential and punitive damages. Each party to this Agreement consents and submits to personal jurisdiction in the courts located in Summit County, Utah. Any dispute arising within or without this Agreement shall be brought exclusively in the courts located in Summit County, Utah.

We are long time year round visitors to Park City (over the past 20+ years) and Jackson Hole (see below).
David personally taught skiing at Park City and our daughter taught at Deer Valley. Our whole family loves to ski, snowboard, cross country, hike, mountain bike, road bike, and just plain relax here. There is so much to do that everyone can find something they like or enjoy doing nothing at all in our comfy place. And we haven't even mentioned the great eats and drinks - chocolate chip cookies at Deer Valley - yum - Cherry Springer ice cream at Java Cow on Main Street - double yum!
Our place is walking distance to so much of what Park City has to offer which allows us to do things together or head our separate ways. It's right on the free bus as well. And, walking distance to PCMR First Time and Eagle lifts. We have set our place up the way we enjoy using it and the way we appreciate other airbnb places being set up. Sharon's pet peeve is icky pillows. She is always throwing pillows away and buying new ones.
Our goal is to help you enjoy your stay as much as possible. We love to share the things we've learned coming to Park City for so many years. Our Guest binder in the condo contains suggestions with addresses. We've even included where to find that gas station in Salt Lake City just before the airport for when you return you rental car. Please reach out to us with any questions or concerns you have before, during or after your stay.
We'd also like to welcome you to our Jackson Hole place. Shannon used to live and work in Jackson Hole. We spent many wonderful days visiting her and going back ever since. Our place here is also conveniently located to take advantage of the many activities in the area, but also just enough off he beaten path so that you feel you are in the wilderness a little. It is so peaceful in our condo! Yet in five minutes you are on the bus heading up to ski. Or in your car heading to the South entrance to the Park for a day of hiking.
Restaurants and grocery stores are easy access also. You have the choice of eating out or cooking in our kitchen. We do a little of both. But the way Sharon always starts her day is with a latte from Elevated Grounds, just a short walk. It also gives David the excuse to pick up a chocolate croissant. We also like to drive the few minutes to the village of Wilson to the Pearl Street Bagels there and have coffee and bagels right on Fish Creek or bring to the levee trail and picnic on the Snake.
Our goal is the same as in Park City. Share our love of the area and our comfy home with you!
