Two double-bedroom apartment furnished and decorated to a high standard. The layout lends itself to families, couples and groups of friends. It is ideally located on a quiet leafy road, very near the Royal Mile (Centre of Edinburgh) and within walking distance from Edinburgh's city centre attractions. It's the perfect base if you want to explore the Scottish Capital by foot!

The living room has an awesome cinema projector screen, surround sound and free netflix.

- Two double bedrooms as well as one single sofa bed in the lounge. Most of my bookings have been five people (two couples or family +1) and all agreed it was easily big enough.
-The apartment is professionally cleaned before every visit and I provide hotel quality linen for my guests.
- Bright, freshly renovated finishes.
- Period detailing, original cast iron fireplace.
- Bluray-HD video projector directly connected to an apple TV and working free Netflix account.
- 100 megabit super high speed wifi is available.
- The kitchen equipped with a Vitamix super-blender, espresso machine, washing machine, dishwasher, gas cooker and electric oven, fridge-freezer, kettle, toaster etc.
- The lounge has a large glass coffee table that can seat up to five people. It is higher than normal and very pleasant for eating dinner from.
- Many Large plants around the house keep the air feeling fresh.
Separate toilet and bathroom accessible by all.

The flat might be a little tricky for people who have trouble climbing stairs - it's three flights up.

Well appointed apartment on a quiet street close to the sights (10-15 minute walk to the Royal Mile). The apartment is beautiful and well lit—the pictures actually don't do it justice. Andrew was very prompt and organized in communications and check-in logistics. In the end we did not cook or spend much time in the apartment, but the kitchen looked fully stocked and we regretted not making full use of the audiovisual set up. Highly recommended!

Andrews flat was wonderful. Check in was easy, everything was clean, and in a great location. It was easy to walk to the old town and some really great pubs and restaurants. I would highly recommend staying at this location.

Andrew's flat is perfectly located in central Edinburgh. All sites and restaurants are within walking distance as well as shops and public transport. If pubs are your thing you'll have a hard time beating Brauhaus (literally across the street) with an wide selection of ales and whiskey. The flat has all amenities needed and cleverly located in small spaces. Unfortunately the faucet in the kitchen was not working during our visit but Andrew compensated us for the inconvenience. No worries as there are plenty of restaurants and cafes in the neighborhood. One stand out was El Quixote Tapas. Highly recommended but make reservations ahead of time if you want to eat before 8:30pm. Best projection TV (Netflix available) I have ever experienced.

Andrew's flat was lovely! The beds were bet comfortable, the location was great and he was very easy to deal with. Highly recommend this place.

While our trip was primarily for business, staying in the flat really made us feel like we were on a great adventure. It was cozy, comfortable and private enough for a family of four to stay out of each others way. We would love to stay there again in the future. And the location was perfect, with plenty of things to do in walking distance as well as great access to the bus lines.

Andrew was very responsive and helpful. He got back to any questions within minutes. The apartment is nicely situated, about 20 minute walk to Waverly train station, 10 minutes to Edinburgh castle, 10-15 minutes to Royal mile. Overall, the place was clean, but could use a little more cleaning. Some improvements would make it ideal.

We stayed at Andrew's flat in Edinburgh for 4 nights - it was a fantastic experience! The flat was superb - excellent location, great amenities, and clean! Our experience with Andrew was just as great - friendly, immediate responses, and helpful info. Smoothest experience I've had yet! You must stay here!
