You will love everything about this house. You will love the views, the tranquil waves hitting the rocky sea wall, the sunsets and sunrises, the views are spectacular.

Come and enjoy this beautiful modern & spacious Beach Front House on Greenwich Bay. Almost every room in the house has breathtaking views of the Greenwich Bay. Enjoy the Jacuzzi in the Master Bathroom on the 2nd floor facing amazing bay views. Enjoy the bay, go fishing, swimming, kayaking or just for a walk on the beach. A private mooring (up to 35ft) for your personal boat comes with the house. Watch the sail boats come and go all day long and also the sail boat regattas practices during the summer months.

For your enjoyment the basement is furnished with a high end pool table and bar area.

Our home is great for friends and families or company executives looking for the perfect vacation or stay.

This house sleeps up to 8 guess. Please inquire about additional guess. $50 FOR EACH ADDITIONAL GUEST AFTER 8.

Car is a must. You will have plenty of parking.Parking for about 6-8 cars in the driveway. TFGreen airport is 8 minutes from the house.

We will provide linen and bathroom towels. Bring your own beach towels. Washer and dryer, basic cable, wireless internet will be provided.

8 minutes from TF Green airport, 8 minutes from main highways, 15 minutes from Providence and 35 minutes from Newport but yet, the house is in very private area. Enjoy the basketball court, beach volleyball, the playground on the Budlong Farm private grounds. Enjoy the horse stables and the corn fields view as you enter the private area. Only one street to enter or exit the community "Dead-End Street". There are only 8 waterfront houses and in the summers months owners of the beach cottages across the park come in from all over the country to enjoy their summers.

FREQUENTLY ASKED QUESTIONS


* SECURITY DEPOSIT. Airbnb nor I will take any money as a security deposit from you unless I file a claim within 48hrs after you check out. AirBnB will put on hold $500 on your credit card but will release 24-48 hours after you check out if everything is ok after your departure. These are the rules of Airbnb and I think they are fair. Please take care of my house as if it was your own. If you brake anything or anything is to become missing you will be responsible for it. Take care of the house and its content.

* WHERE ARE THE BEDROOMS? All the bedrooms are on the second floor.

* HOW MANY BEDS AND WHAT SIZE? The master bedroom has a king size bed, 2nd bedroom has Queen size bed, 3rd bedroom has 2 twins beds, 4th bedroom is attached to the 3rd bedroom and has queen size sofa-bed.

* IS THE HOUSE IN A QUIET AREA? yes, the house is located in a private area.

* ARE THERE RESTAURANTS NEAR BY? There are plenty of restaurants nearby, however you will need a car to get to them (5-10min drive).

* IF I COME WITH MY BOAT CAN I MOORE IT? Yes, the house has a its own mooring for up to 35ft boat.

IS THE HOUSE IN A SAFE AND SECURE AREA? Yes very much so. The house has a complete alarm system (all doors, all windows, motions, glass brake sensors) also a surveillance camera system in the entire house IN and OUT.

There are cameras in the following common areas: fireplace room, tv room, basement, hallway 2nd floor, and (2 NOT OPERATIONAL in my sons bedroom). HOUSE RULES

Welcome to our family's summer home. We are excited to share the breathtaking sunsets and views with you and your guests. We hope you enjoy your stay in Warwick, Rhode Island. Please be mindful of our belongings and put things back where you found them in clean, working condition.

•Check in: Earliest check in time is 3 PM. Please be sure to confirm your exact check in time with Luis at least 24 hours prior to arrival.
•Check out: Please be sure to be completely checked out before 11 am. Many days we have a same day turnover, this means a cleaning team will be at the house at 11 am and only have 4 hours to clean the entire house. Text Luis upon departure.
•We appreciate any comments that will help us make future guests more enjoyable.

• May 13 - Oct 2. Minimum 5 nights stay

•Please remove your shoes when you enter the house. I provide you with very nice slippers which are located to the left as you enter. Open the big white shoe cabinet and pick your size. Let your feet relax, they need a vacation too ::)). This helps maintain the hard wood floors beautiful, keep the house clean and most importantly your feet will appreciate :). Please put them back before your departure.
•Smoking: Absolutely NO smoking inside the house. We ask that you politely use the porch and dispose of your cigarettes appropriately in a trash bin. Do not throw cigarettes butts on the grass. Do not ash on the porch or furniture. Please be sure to bring your own ashtray for your convenience. Thank you.
•Pets: NO PETS ALLOWED. NO EXCEPTION.
•Heat & AC has been programmed to 62-70 winters and 72-74 summers. Please do not try to modify it. If you have special needs or requests please call Luis in advance.
•If you use the indoor table games or outdoor toys/games please make sure to put them away when done. If you loose parts and brake any of the games please buy a new one and replace it. Remember, other guests will like the same opportunity to have fun as you did. Please think of others.
•No parties or loud gathering are to be held inside or outside the house or anywhere on the property. If any noise complaint is made by neighbors, guests forfeit their deposit and are additionally responsible for any and all fines lived by the city for noise violations and costs incurred in respect to any such fines.
•Outdoors: Please do not run the outdoor water hose without permission. Do Not set up children's sprinklers or use the back yard for anything other than normal play, tossing a ball, lounging and sun bathing.
•Beach Access: please do not use the Neigbor 's Seawall Stairs. This is their private property. If you want to access the beach area there is only one safe way down to the beach. The only public access is located to the left of the grey/brown modern house next to our house. Once again, please DO NOT use the neighbors Seawall stairs.
•Trash: Place trash inside trash bins which are located on the right of the driveway near the street inside the trash box. Please make sure to lock the box with the pin after you put the trash bags inside the bins. Please do not place any trash bags outside as the wild animals will tear into the bags and make a big mess.
•Kitchen: Keep the stove clean and run the stove's fan when cooking. Only use wooden or plastic utensils on nonstick pans. Do not use a knife to cut food in any pots or pans. All dishes, pots, utensils, kitchen supplies, etc should be cleaned via the dishwasher or by hand when appropriate (ie: Please hand wash larger pots, serving bowls etc). Return all items to where you found them and be sure the dishes are clean and dishwasher is empty before you leave. This helps to keep cleaning fees low.
•Laundry: It is to the right as you go down the basement. Please do not overload the washer and dryer. Do not put sandy towels in the washing or dryer machine.
•BBQ: When using the BBQ please clean up after yourself. Be sure to turn the propane MAIN VALVE off when shutting down the BBQ " located on the floor to the left of the BBQ". Charcoal grills may not be used inside or outside.
•Locking up: Please keep all windows closed and ALL Lights OFF when leaving the home. Did you know that sliding glass doors are vulnerable to break in's? We have a wooden dowel rod that is always placed in the door jam. Make sure you remove in prior using the sliding doors and place it back after you leave.
•VISITORS: The only guests permitted to be at home are those indented to sleep at home, who must be disclosed in writing via AIR B&B in advance. Please do not intend throw parties or events at the home, as they are not permitted. Guests agreed not to use the premises for any unlawful purpose including parties or events. Guests will be entirely responsible for any fines, cost, or violations that are imposed due to guest negligence.
•Absolutely no hazardous materials are permitted in or around the home at any time.
•No balloons, posters, streamers or signs of any sort are to be attached to the house or display out side the house or on the yard.
•If any of the above house rules are not followed, guests forfeit their deposit, and are additionally responsible for any associated cost.
•If any items are left behind you will be notified. If not claimed within two weeks of notification, items will be donated to a worthy cause.
•There are 4 locked closets. These are the personal belonging of the owner. PLEASE DO NOT OPEN.
•Guests expressly agree as an absolute condition to staying in our home that they shall jointly and severally indemnify, defend, and hold harmless owners, residents, agents and representatives of this home against any claim, demand, liability, damage, loss, injury, or cost whatsoever arising as a result of the guests use of the premises and any properly thereon, including without limitation, any nuisance, waste, or harm, directly or indirectly caused by or to guests or guests of guests. Furthermore, guests are responsible for any and all legal fees resulting form the guests use of the premises or guest negligence.
•BY MAKING THIS RESERVATION, GUEST AGREE TO BE COMPLETELY BOUND BY THE TERMS SET FORTH IN THESE HOUSE RULES.

The views from this house were fantastic - especially from the master bedroom. The house provided a great base for our travels. Communication with Luis and Djamilia was easy - they were very helpful and responsive.

Thank you for opening your home for our annual cousins weekend. The house was very clean and lovely. Overall, our weekend was great. The views were spectacular, the living space wonderful. Both Luis and Djamilia were great hosts and easy communicators. Thumbs Up!

Me and my family were guests for a wedding at the Aldrich Mansion. And this home was perfectly located! Close enough to help the families set up for the wedding and close enough for rehearsal dinner in Providence. The views from the house and back yard are amazing. Kids had so much fun digging for clams in the bay or riding bikes that they had there in park across the street. Neighbors were friendly. Can't say anything bad about this space.

You will love the views, the tranquil ocean waves hitting the rocky sea wall, the sunsets and sunrises, the views from every room especially the light house top floor, the groomed green grass pampering your toes, swimming or kayaking in the ocean, the morning or after noon breeze, etc are the things you will enjoy the most.
