SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Infiniti Hospitality Inc. and the guest on the rental confirmation as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property. The property is located at:

The property is furnished and includes 4 stainless steel appliances(fridge, oven, dishwasher, microwave), toaster, coffee maker, cutlery, glassware, cookware, blender, cooking utensils, tea pot, fire extinguisher, kitchen table set, wireless printer, washer and dryer, vacuum, iron, ironing board, TV, TV stand, coffee table, wireless router, cable box, decorative decor, leather sofa, 2 patio chairs and table, 2 queen size mattress and bed frames, 2 matching duvets and linens, 4 bedroom side night stands, 2 bedroom night lights, standing light, 2 table fans, assorted towels, bath mats, shower curtain, blow dryer, bathroom accessories.
2.Rental Party: The rental party shall consist of Guest and the following persons:

3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge or $30 per person per night for guests in addition to 4 will be assessed.
4. Term of the Lease. The lease begins at 4 pm and ends at 11 a.m. on the date confirmed on the rental contract.
5. Minimum Stay: This property requires a 7- night minimum stay. Longer minimum stays may be required during holiday periods.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property
Subject to these Guest Terms, the Guests shall occupy the room as bare licensee only and no relationship of landlord and tenant shall be created by the Guest’s use of the room. Owner/Property Manager retains control, possession, and management of the room and the Guest agrees that s/he shall not have exclusive possession of any room. The Owner/Property Manager may in its absolute discretion move the Guest and/or allow Owner/Property Manager employees access to service, repair, tidy and clean the room from time to time.
It is a condition precedent that the Guest may only occupy the room following check-in where s/he has: provided advanced payment and verified personal identification. Only those Guests to whom a room is allocated may occupy the room. Guests are not permitted to resell or transfer their booking. Owner/Property Manager will use reasonable endeavors to ensure a room is available for occupation by the Guest at the stated check in time.
All of the units are privately owned; the Homeowner/property manager is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner/Property Manager is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

2.Only use appliances for their intended uses
3.The suite listed above comes fully furnished and will have all amenities needed for your stay. There will be a zero tolerance given to any tenant moving any personal house hold belongings into the property listed above. Some of these items include however are not limited to personal couches, coffee tables, kitchen tables, entertainment units, mattresses, bed frames, washer and dryers, patio furniture.
4.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
5.Water: All water systems in unit will clog up if improper material is flushed or drained. DO NOT FLUSH anything other than toilet paper. No inappropriate products should be flushed at any time. If it is found that any improper products have been flushed or drains have been clogged, you could be charged damages of up to $1000.00 CDN dollars.
6.Damages Caused By Water/Fire: It will be the sole responsibility of the guest listed on the booking confirmation and accountable of this rental agreement to make ensure the property is free of any water or fire damage at their negligence. If damages arise they will be personally accountable to the total cost of repair of the condo/building.
7.Storms: No refunds will be given for storms. Roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
8.Parking: Parking is limited to 1 vehicle. Vehicle is to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
a)Drive carefully in the buildings car park and not obstruct entrances or exits and shall obey signs, including parking in bays to which entitled;
b) Not make any alteration to the space nor cause any damage to the car park or to any property of the owners. Any damage caused shall be immediately reported to the Owner/Property Manager and damages caused to another vehicle should be reported by the Guest to the owner of the vehicle;
c) Not cause any nuisance or inconvenience, deposit rubbish other than in proper receptacles nor pour or transfer fuels within the car park;
d)Ensure that all security barriers or gates at the entrances to and exits from the car park are operated correctly and closed after use and/or to return to the Owner/Property Manager any keys or control cards to any security barriers or gates to the car park when this license ends. Failure to return parking FOB will result in a fine of $250 CDN.
e)Agree that for safety reasons no-one is entitled to remain in the car park except for the purposes of parking or removing cars.
9.The Owner/Property Manager is unable to guarantee that food will be free from specific allergens and as such any food in condo consumed at the Guest(s) own risk.
10.Guest(s) shall comply with health and safety and fire regulations displayed in the property listed above or in hallways of property listed above.
11.Upon check-out the Guest will notify the Owner/Property Manager of departure, return all building and unit FOBS and/or keys and pay all outstanding charges that are due. Failure to return all FOBS and/or keys will result in a fine of $250 CDN.
During occupancy of the property listed above and whilst on the buildings premises the Guest(s) will not:
(a) Make excessive noise;
(b) Damage or remove condo’s property, whether in the room or on any part of the premises. Any damage or removal will be paid for by the Guest and amounts to be paid shall at the sole discretion of the Owner/Property Manager;
(c) Leave the room in a disorderly state or such state as will cause distress to the cleaners;
(d) Use any electrical appliance, other than those supplied or approved by the Owner/Property Manager, in particular electric water heaters, cooking devices, any equipment greater than 3 kWh or, where stated, greater than the kilowatts stated on any particular socket;
(e) Smoke in any room or on building premises except in designated smoking areas;
(f) Park a car or other vehicle otherwise than as agreed by the Owner/Property Manager or cause obstruction around the building;
(g) Bring or allow into the room any person other those allocated to the room, particularly after 9pm, and will cooperate with the Owner/Property Manager in having such persons removed;
(h) Enter or occupy any room which has not been allocated to them or obstruct any common parts of the unit and building;
(i) Interfere with other guests and home owners, their property or their enjoyment and peaceful stay in the building;
(j) Bring into the building or unit any animal or pet other than Guide Dogs;
(k) Do or permit anything which is illegal or which may become a nuisance including the infringement of any third party intellectual property rights in particular whilst using the condo’s internet connection.
Confirmation of Guest(s) reservation with a confirmation number acts as your agreeance and accordance to the SHORT TERM RENTAL AGREEMENT and
RENTAL RULES listed above.
