In a perfect location, Sanjusan Machiya has all the charm of a traditional Kyoto townhouse: tatami mat, sliding wooden doors, paper doors, wooden bathroom, all with luxurious modern facilities and comfort. The house was just fully renovated and offers the latest in comfort and convenience.
This large house (almost 80 m2) has just been fully renovated with 2 Japanese tatami mat bedrooms (sleeping on futon) and 1 Western-style bedroom with two single beds. In the living dining area, we have a dining table with 6 chairs and a sofa. The house is also equipped with a fully automatic All-In-One Washer / Dryer and 2 western style toilets which is very convenient for a larger group (spacious enough for 7 people).
Our guests have unlimited access to super fast (optical fiber) internet access via Wi-Fi throughout the house.
The Blu-Ray Disk player will enable you to watch movies on the large (52 in) flat panel HDTV, also with NetFlix, YouTube, etc.
The fully equipped modern kitchen will pleased anyone who wants to cook at home. A large selection of cooking utensils, one induction cooktop, dish washer, microwave oven / oven, all kind of appliances such as rice cooker, toaster, blender, electric kettle, regular coffee machine, and dishes, plates, glasses for six. The setting is particularly convenient for people who stay for a longer period and those who also eat at home. And of course, you'll find the basics such as salt-pepper, oil, sauce, soja, etc.

As our guests, you'll have all the Sanjusan Machiya for yourselves and have access to everything it has to offer, traditional lifestyle with modern comfort (with the exception of a closet reserved for housekeeping).
We offer concierge services (within reason), luggage storage and we're always available for any help necessary for information, preparation, restaurant reservation, suggestion, advice, etc. We love Kyoto and like to share our interest with our guests. We also have a dedicated website (mykyotomachiya) full of information and pictures to enable our guests to fully explore and enjoy this wonderful city.
We have decorated the house with old traditional Japanese art crafts such as a Samurai armor, traditional wedding Kimono, Japanese dolls, Noh mask, protective Gods for the fire (Hotei-san), etc. for a more refined atmosphere.
You'll experience the traditional way of living of the people of Kyoto and enjoy a unique cultural experience, with all the modern comfort you can wish for.
We basically expect our guests to behave the way they would do at home, respecting local laws and regulations.
Obviously, no shoes in the house.

Absolutely no smoking in and around the house, including in the garden.
Ours is a residential area. Guests should be careful not to make excessive noise, mainly in the evening or when accessing or leaving the house -- any complaint from our neighbors may result in the cancellation of their stay without refund.
All children must be mentioned. Babies and toddlers are welcome to stay for free if they share a bed with someone but should be counted as a guest if they require their own bed (futon). Children above 5 must be counted as a guest and cannot stay for free.
Only registered guests are allowed in the house.
Any modification of the number of guests must be made and settled at least two days before arrival. We cannot add a guest (a bed/futon) the day of the arrival of the guests.
If a guest brings more people than were booked, the reservation will be canceled with no refund.

We're an international couple sharing our time between Nice in France, Kyoto in Japan, and traveling around the world.
We both fell in love with Kyoto and never have enough time to visit its numerous temples and shrines. There is always something going on in this amazing city and after so much time spent here, we still enjoy discovering things.
