Our guest apartment is the perfect place to stay while visiting or working in LA. Centrally and conveniently located in one of the safest neighborhoods in the city. Quiet location. You can walk to some of the best restaurants and shops. Walkable score 80%. There are first class hotels in the area for music at night or just to enjoy their beautiful lounges and fine dining. Theater productions, and cinemas close by.
The apartment is under the main house and for your exclusive use. This is a quiet,comfortable one bedroom, one bath guest apartment. Beautiful moldings and hardwood floors throughout, recessed lights on dimmers.
There is a complete kitchen with a convection/microwave oven, stainless steel electric 2 burner stove top, toaster, french coffee press, KEURIG coffee maker and blender. Gourmet coffee and tea provided. Utensils and cookware for your convenience. There is a small but good size refrigerator and separate freezer. Laundry facilities just a few steps away. Also included in the apartment you will find :

-Umbrella available for your use on those rare rainy days.
-The bedroom has a comfortable Queen size bed with a new firm mattress and quality linens. Pottery Barn platform bed with spacious drawers underneath. Extra down comforter and extra sheets included. A desk with essential supplies and storage. A window looks out on to the rose garden.
-Bathroom: New tile floor. New vanity w/granite top and storage, Toto toilet, travel size hair drier, and medicine cabinet. Combination bath/shower. Towels (6 sets) provided. Beach towels and beach umbrella available. Soap and shampoo provided for your convenience.
-Walk in closet: Plenty of hangers; iron and ironing board,luggage rack. Additional storage in closet. Tennis racquet.
Duel pane windows and well insulated walls maintains a comfortable temperature year round. There are two alarm screens but they are not activated. There are 2 electric heaters in the apartment for your use if it gets chilly. 2 electric fans as well.
Private entrance, ample street parking by permit which we provide. Apartment is for your exclusive use.
I live in the main house and work close by. Available any time by phone or in person. If there is a problem please text me. I respect everyone's privacy. Text messaging as a communication tool works well.

High efficiency washer and dryer just a few steps from your apartment. The washing machine requires HE (high efficiency) soap. I have a flexible check in schedule. Check out is at 11 AM. 4 night minimum reservation. This is a smoke free environment. No additional overnight guests without a reservation.
No smoking in or near the premises. We maintain a smoke free environment. All guests must be registered. No pets, no loud music. We live in a quiet, friendly, neighborhood. Please be courteous to our neighbors.
You will need a parking permit to park on our street Monday through Friday from 8 AM to 6 PM. One parking permit will be provided at no cost. Please read the parking signs because on Thursday and Friday the streets are cleaned and you must park on the correct side or you will receive a $77 parking citation. No parking permits required on Saturday or Sunday.
Let me know in advance if you will need a parking permit.
We make a copy of each guests' driver's license or passport upon arrival to keep things safe for everyone.
No foreign objects in the toilet please. No coffee grinds or tea leaves down the sink. Guests will be responsible for any cost to resolve plumbing issues.
No subletting the apartment. Any illegal activity or drug use is grounds for immediate eviction with forfeiture of all payments.
Please remove your garbage and toss in the brown garbage bin on the other side of the large brown gates. Any recyclables should be placed in the blue bin. Thank you!

We live in a 1930's transitional style home with lots of character, charm and beautiful gardens. Our private guest house/apartment is spacious and below the main house with a private entrance. Graduate students and visiting scholars have rented my guest house for many years and love it.
