A view to die for! Our direct ocean front one bedroom condo sleeps 6. There's a queen bed in the bedroom, a set of bunk beds and a queen sofa bed in the living room. We also have 2 comfortable recliners for relaxing !This condo has all the amenities of home. Beautiful sun rise every morning !

Our condo is direct ocean front with a beautiful view of the entire coastline. You can hear the surf right from the living room. We've decorated it in a beach theme and stocked it to make your stay as comfortable as possible

Our resort has 6 pools, an indoor pool, lazy river, jacuzzis, ocean front bar and grill, playground, tennis, workout room, indoor cafe and many more amenities. its a very family oriented resort.

Disclaimer - we are not responsible for any amenities at the Myrtle Beach Resort that are not open or working. We have no control over when pools and equipment will be routinely maintained. There are no refunds because of amenities not being open.

South Carolina's County sales tax is not collected y AirBnB. The rate is 4% and must be paid by check or credit card after reservation is confirmed. please send us your personal email after your reservaton is confirmed.
Also - the cleaning fee includes your bed linens and bath linens. Our cleaning service should only have to do a maintenance cleaning and replace the linens. Please leave the condo in the same condition it was in when you checked in.

The resort charges $10.00 parking fee pet car. This is good for your entire stay. You pay this directly to main security when you enter the resort.

We require our guests to sign a rental agreement. It will be emailed to you after you make your reservation. The details are:

CHECK-IN TIME is AFTER 3 P.M. EST AND CHECKOUT is 10 A.M. EST. No Early Check-in or late checkout.

ABSOLUTELY NO SMOKING IN CONDO – SMOKING WILL RESULT IN LOSS OF SECURITY DEPOSIT of $300.

PETS are not permitted in rental units under any conditions.

DAMAGE/RESERVATION DEPOSIT - A security deposit of $300 is required and collected through airbnb. The deposit is NOT applied toward rent. You will not be responsbile for payment of any damages provided the following provisions are met.
Our properties are non smoking - but we do allow smoking on the decks.
We have a departure check list for our guests. It will be emailed to you upon booking with us and it is posted in the condo as well. Upon departing the condo, Our house rules are:
1. All trash is to be removed from the condo and put in trash receptacles located by the elevators.
2. All dishes are to be left clean - dishwasher must be emptied.
3. Sinks are to be clean of all debris.
4. Refrigerator is to be emptied and wiped clean.
5. Stovetop and oven are to be left clean.
6. All countertops are to be cleaned of any food, beverages, etc.
7. Please remove all food from the cabinets.
8. All used lines are to be placed in bags provided - or left on bathroom floor in a neat pile.
9. Mattress pads are to be left clean. If any guest has an accident on them, it is your responsibility to wash them or replace them. These protect our mattresses for all our guests.
10. Blankets used should be folded and placed back in the closet.
11. Please remember to take all your personal items - we assume no responsibility to return them to you.
12. Please do not rearrange the furniture -- leave in original position - if anything is moved, please return it to original position..
13. Decorative pillows are for show only - please do not use as pillows.
14. Any stained linens will incur a replacement charge.
15. Any broken items will incur a replacement charge.
16. If our cleaning service charges us an extra fee because of the condition the condo was left in, that fee will be charged to the guest.


CANCELLATION – is per terms listed in airbnb agreement.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase.

HURRICANE OR STORM POLICY – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase. Please make sure it covers evacuations due to weather.

MONTHLY RESERVATIONS: Linens not provided for monthly renters. Arrangements can be made with our cleaning service to provide linens – fee will be determined by amount of linens required. $75.00 limit on heating (bills over $75.00 will be taken out of security – copy of bills will be provided.) Must be paid in full 60 days prior to check-in.

MAXIMUM OCCUPANCY – Up to six (6) guests. One guest must be at least 23 years old or accompanied by parent. Occupancy by more than stated number of guests in rental agreement is prohibited and will result in eviction without refund.

MINIMUM STAY – This property requires a three (3) night minimum stay in the off-season. Seven night minimum stay required during prime season.

INCLUSIVE FEES – Weekly Rates include a one-time linen & towel setup. Please bring beach towels and beach blankets, please do not take our linens to the beach or your security will be forfeited.

NO DAILY HOUSEKEEPING SERVICE –
While linens and six bath towels are supplied in the condo, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the condo. If you think you will need extra towels please bring them from home. Coin washer and dryer on each floor. Do not use our towels to remove makeup, stained towels will come out of your security.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. This includes having more people in condo than listed on rental agreement.

PARKING –
Parking passes are purchased for $10.00 at the guard gate, please show rental agreement to guard. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense.

HEATING and AIR CONDITIONING – Please conserve energy and turn up the A/C if you are going to be gone for the entire day and close blinds. If you turn the A/C too low and the compressor freezes you will have no A/C until the A/C is turned off and the compressor defrosts. If a service call is need for this you will be charged for the call.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guests, please make sure you take your valuables with you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

This was our second stay at Janes condo! The space is lovely, you feel at home instantly! So easy to relax, with the view! Jane is attentive -- responds immediately to questions: she is friendly and appreciative of input. My family enjoyed watching sunrise from the balcony and the short walk to the beach. We will be back!

This was our third year staying in this unit and it just gets better and better. We were concerned before our vacation due to Hurricane Irma but Jane kept us updated with news from the resort. It ended up not being a problem, except it kept the crowds away. The view from the balcony is the best and the location is accessible to everything you would want. It was the most relaxing vacation. The place was spotless and had all the essentials in the kitchen we needed for our meals. We have found Jane to be a great hostess and focused on making sure we have a hassle free vacation.

We were very disappointed in the condition of the condo and left to stay at another resort after one night. (We had reservations for 7 nights.) Our experience: • Bathroom had hair in it and the mirror/sink were dirty. The owner said she was using a new cleaning lady and I told her it was not worth sending her back that we could clean it up. • Later that day (as we got more settled in), we noticed other things: o The kitchen floor was dirty (cereal was all over the floor by the dishwasher too). o The sofa has stains and had a weird smell. I ended up sleeping on the couch because the bed was so hard. o Linens on bed were mismatched with bleach stains, and bathroom towels were rags. The owner offered to buy new towels and sheets but that should have been cared for before any guest arrived. o There is also mold in the closet next to the bunkbeds. We could smell it as soon as you walk into the condo. o The resort was very loud at night! Firework works were going off until after midnight (which was resolved after calling security twice). o Several groups were drinking at the pool and running around. o The photos of the condo make it appear new and crispy. The condo itself has a lot of wear and tear. o The grout in the floor is dirty/stained. o The bottom of the oven is rusting and the inside of the oven was very dirty. o The same code to get access to the condo key is used week over week. The code we were given in early-Spring still worked when we arrived in late-August. My recommendation would be to also look at reviews from other rental sites. The owner is listed on many sites and also review the resort itself (Myrtle Beach Resort). I wish we had done that prior to booking our reservation. After one night, we decided to leave and go to another resort in North Myrtle Beach.

I'm sorry this guest was disappointed in our condo - but she was the ONLY guest who was --- every other guest gave our condo very high ratings, and as a result, we became "super hosts" with Airbnb. I texted Tracy as soon as they arrived to check on the cleanliness of the condo - I had explained that I was using a new cleaning service and wanted to ensure they were doing a good job. She had a few small complaints, but told me not to worry about it - she said it wasn't worth the cleaning person coming back. I told her to please let me know if anything changed and I would have the cleaning lady back. The next morning - I got a notice from Airbnb that they checked out --- NO communication what so ever from Tracy or her family. Their biggest complaint was the noise - fireworks and band. Unfortunately I have no control over that, but I certainly would have called our security force as the owner and complained and ensured that they check on it and make sure quiet hour - 11 p.m. - was observed. I was NOT aware of any of the other complaints Tracy had - as I said - she never contacted me. Everything she complained about could have been fixed. She mentions that the couch had a weird smell - but then says she slept on the couch because the mattress was too hard ?????? She complained that one of the hall closets smelled like mold --- that's the closet where the beach chairs are kept and its not mold, its just a beach smell. AND - the pictures were taken by an AIRBNB photographer, and posted by Airbnb - so there's NO way I could change the pictures -- and the condo looks exactly like the pictures! I don't know what wear and tear she's talking about - the condo is freshly painted and updated. Not sure how the grout could be dirty - the grout is gray! The resort is 33 acres of beautiful beach and pools -- I don't understand how anyone could possibly have any complaints about the resort pools or grounds. I'm not sure what these guests were looking for but all of their complaints are totally bogus. For them to just leave without contacting me was ridiculous -- I ALWAYS try to fix everything and always keep in touch to ensure there are no issues. They obviously didn't want the resort atmosphere we have or the gorgeous direct ocean front view that our condo offers. We never want unhappy guests, but we can't fix something if we don't know about it. I hope they had a good vacation wherever they ended up staying.

My family had a wonderful vacation! The place has a fantastic view. It is a bit small but you don't spend much time in the condo so it serves its purpose well. We would definitely come back. Jane was very attentive while we were there and even sent a text or 2 just to check and make sure everything was going well. Don't hesitate to stay here, I can honestly say my family had one of our best vacations at Janes condo!

Condo was wonderful. My family had a wonderful vacation. The host answered all questions during my stay promptly. I would definitely recommend the condo to others and I would also rent again should I visit in the future.

Very cozy and comfortable condo! The oceanview is amazing, we what down time we had relaxing on the deck, watching the ocean. Very cute interior!
