Spacious 4 bedroom 2 bathroom house, set over two levels, situated in a quiet cul-de-sac yet only a short stroll to the tranquil Noosa River, boutique shops & famous Thomas Street & Gympie Terrace eateries. Fully insulated covered outdoor area overlooking tropical pool.

Large open plan living, dining & kitchen area lead to a covered outdoor retreat where you can sit back & relax in the large, comfy cane lounge or gather around the 10 seater outdoor setting overlooking the sparkling salt water pool surrounded by tropical gardens.

Three separate living areas - plenty of room for everyone. Most bedrooms have air conditioning & all bedrooms have fans & quality ensemble beds ensuring a comfortable sleep. Master bedroom has a flat screen TV/DVD & large en-suite with massive bath and separate shower and twin vanities.

NBN internet is now connected as well as Netflix for all your movies, documentaries or favourite TV shows.

Full access to the entire house and private pool. Only a short stroll to shopping centre for groceries, liquor, newsagent, post office, travel agent, chemist. Also in our street is a park with children's playground. Cafes, restaurants and boutique shops all close by.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties, Functions and Schoolies are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is strictly 10am, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

The bond is refunded subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.

PETS: Pets (quiet & well trained) are allowed but only on the condition that specific arrangements have been made with the owner in writing. Upon approval the animals are not be allowed on the furniture or upstairs area. BYO bedding, pets to remain outside undercover or in garage when owners are not in attendance. For the comfort of our neighbours please ensure that you refrain your dogs from barking. Pet waste is to be picked up and properly disposed of by the owner before departing the property.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

NO SMOKING: Strictly no smoking allowed indoors.

Lovely home, great value. Would recommend to families with 3 generations. Plenty of space with amenities close by.

The place needs a thorough clean; Dirty walls, dust under lounges, along skirting, etc. Broken tiles in ensuite and upstairs toilet. Garden needs a good weed. Lawns were long on arrival, but they did get done while we were there. Pool wasn't that usable as it's not heated and get's a nice pile of leave litter in the bottom after about two days, with nothing but a net to try and clean it. BYO dishwasher tablets/powder if you staying longer than two days as you'll only get two sachets. Same for easing power/liquid as you'll only get one. For the price, strongly recommend stating at a resort instead. That's what we'll be doing next time.

Our guests enjoying their stay is a high priority for us as can be read by our many positive reviews, so it was disappointing to read your comments. We have professional cleaners after each stay & starter packs are provided giving guests time to get to the shops for their supplies - as do resorts. We also have professional lawn & pool care each fortnight but a pool net and brush are left for guests use. It's sad that you focused on a few small issues while there are so many positives. While your comments concerned me, current guests who arrived the following day are content and very happy with our house, which is reassuring.

Great experience from start to finish. Dianne was helpful and courteous throughout, ensuring that we had everything that we needed at all times in order to maximise the enjoyment of our stay. The house was as described, clean tidy and with all facilities in good working order. We did have a little trouble with the WiFi initially but this was promptly remedied. Overall we had a fantastic stay and look forward to speaking to Dianne again the next time we're in Noosa.
