Clean, cool, quiet, fully licensed, and well located private townhome. I endeavor to give travelers a home that provides the experience of a hotel with a living room, kitchen, and private outdoor spaces. Close to the Pearl Street Mall and the University of Colorado.

I think the best attributes of my townhome are the privacy, and proximity to what Boulder is best known for – open space. My townhome is an end unit and backs to Boulder’s open space. It is all the way on the west side of Boulder and well off the road and the parking lot. My place is across from Eben G. Fine Park, where you can access the Boulder Creek Trail to either walk towards Pearl Street or head up the Canyon for a run or a beautiful evening walk. Right above my place, to the south, and literally out the back door (but more easily accessed just up the street) is Viewpoint Trail. Two blocks to the north is Settler’s Park, which has trails that many of my guests have enjoyed in the mornings with a cup of coffee to enjoy the early sun. To the south (and a hefty walk) is Chautauqua, where you can access several trails that lead to the Flatirons.
My home has two bedrooms with queen beds and a spa-like bathroom with an awesome shower between the two bedrooms on the second floor. The south bedroom has a private deck that faces a wooded hill that abuts open space; you will feel like you are in a tree house. The north bedroom is a bit smaller but great for people who like to sleep in, as it is a bit darker in the mornings. I have received rave reviews for my shower, which has a rain shower head, a waterfall, body sprays, and a multi-spray hand-held showerhead (all independent – only one option is for use at one time). I also supply many cushy towels, soap, shampoo, conditioner, and a few other personal items, just in case you forgot to bring your own.
On the first floor, you will have your own fully equipped gourmet kitchen, which includes quality dishes, glassware, flatware (vintage!), and almost everything you would need to cook whatever you want. Some of my cookware is All-Clad. I have a Kerig coffee maker and supply coffee pods, sweeteners, and little milks. When I am traveling, I need my morning coffee and I make sure that you will have yours. Two people can eat at the countertop and I have an outdoor table on the south deck for when the weather is nice – which is a majority of the time in Boulder.
The flat screen TV is on a pivoting arm, with many cable TV channels. Free Wi-Fi with great access (no complaints – ever). I also provide a couple of board games, a puzzle, and several books for your enjoyment.
Boulder’s Pearl Street Mall is a lovely 15 -20 minute walk; the University of Colorado campus is about a 30 minute walk. My townhome complex has plenty of unassigned parking.
And, did I mention that my place is clean? I am a traveler, too, and the one thing that I want most of all is a clean place. I endeavor to make my place spotless. I don’t think I have ever received fewer than five stars for cleanliness. And, unless I am traveling myself (during which time, I hire a professional cleaner), I personally clean my townhome. I am 100% responsible.
Please read my reviews and my house rules. Unfortunately, my place is not suitable for children, and I cannot allow pets. My place is 850 square feet and I can accept no more than five guests.

Upper and lower south facing decks; walking distance to the best of Boulder; park across the street has access to the Boulder Creek Trail. Close to hiking trails. Plenty of unassigned parking. 420 friendly, but only outside.
I will meet you at my townhome to give you a quick tour. If I am out of town, I will have a friend of mine meet you. Driving directions will be given to you a day prior to your arrival. I am available via phone, messaging and text at all times. If it is late at night, I may sleep through the cell phone notification but I promise I will get back to you :)
This townhome has been completely renovated. If you need something to make your stay better, I will try to get it for you. The City of Boulder now has new laws governing short-term rentals. Since I own my townhome and have a short-term rental license from the city, I am a legal Airbnb host . Why is this important? The City of Boulder is shutting down illegal STRs so if the place you are booking and is not licensed, run by a tenant (which is against the City's ordinance, and/or in violation of HOA rules) your booking could be cancelled at the last minute. Always ask your host if their property is city-legal and in compliance with all HOA rules.
I will start by saying that I consider my "house rules" to be mostly common sense, but experience has taught me that I need to be clear and specific of my expectations for the guests staying in my home.
. Person making the reservation must be at least 25 years of age, have an actual photo of yourself, and have completed the full Airbnb verification process, including verified email address, phone number, social media link, and government issued ID (no exceptions).
. When making your initial inquiry, please tell me your age, the ages of your other guests, and the reason(s) for your visit. I usually ask a few questions of everyone who sends a reservation inquiry.
. Maximum five guests; absolutely no unregistered overnight guests.
. Quiet hours are between 10 pm and 9 am. No parties and please be respectful of the neighbors. No extra guests, no exceptions.
. No tobacco inside or out; 420 friendly only outside as long as the neighbors don't get high.
. My place abuts wild open space and, by its very nature, is situated in a high fire risk area, so the use of anything flammable outdoors (matches, lighters, candles, etc.) is to be used with the utmost caution and mindfulness to keep the environment safe for residents, tourists, and wildlife. You will find a fire extinguisher under the kitchen sink. Outdoor hose is on the east side of the townhome.
. No shoes, food, or drinks on carpet (stairs, hall, and bedrooms).
. No pets of any kind inside or out. I am allergic to pet dander and our HOA prohibits guests' pets.
. Not suitable for small children.
. Fireplace is for candles, only.
. Please don't open the access panel under the stairs. There is nothing in there, the door is hard to put back on, and it makes a mess (that is why that baseboard heater is so dented).
. To conserve energy, please turn off lights and air conditioners when not in the house. Do not turn off the heat if it is below 60 degrees outside.
. Prior to departure, please take trash and recyclables to dumpsters in the parking lot, wipe up any obvious spills, turn off stove and air conditioners, leave used towels in the shower, and lock all windows and doors (unless, and ONLY unless, I am standing right next to you in the townhome as you are leaving, as sometimes I am a little late to clean and my place needs to be secured after you leave).
. Ignoring any of the house rules will result in the surrender of your damage deposit. Ok, I have been super lenient on the garbage rule. But, really, the rest of the list is pretty important.
. If you have any problems or if something is not working, please contact me as soon as possible -- I am your host and I am here to make your stay awesome. If you break or damage anything, please let me know. It's very hard for me to scramble to fix or replace something when I have back-to-back guests.
. WiFi: High speed wireless Internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet service. No illegal or excessive downloading.
